Definitely recommend

I was very pleased with the quality of service Folio provides and especially with how helpful Raidah, the Folio agent, was. She was always available whenever we had a query and facilitated the whole process of referencing and signing the tenancy agreement. I was worried that there’d be lots of hurdles and hoops to jump through but it turned out to be quite straightforward with Folio. Quite a wow thing for London.

Two days ago we moved to a new house managed by the foilo Port manager. We were told that it would be cleaned and in a livable position when it was delivered to us. The house was horrible and disgusting when we entered. And more importantly they don’t accept to do a proper cleaning, speaking very rudely to us and don’t answer our calls (Francis and Cindy). I strongly recommend do not work with folio again. Truly a terrible property management/real estate company.

Folio outstanding customer service

We had a great experience with house search with Folio. I will give 5 stars for Kornelia who really went out of the way to show us the apartment. She was very helpful and transparent, and was with us throughout the whole process. She explained us the process and gave a clear understanding of the requirements from both sides. Also Agata the property manager was great, she gave us warm welcome on our moving day.Great team! Thanks Folio again, highly recommending Kornelia if you are looking for a new place.

So far very good!

So far so good! We had some minor issue with the referencing process that were a little stressful and could have been avoided. However that was a 3rd party issue, and our lettings negotiator Amy was really very helpful and attentive. Always quick to reply to an email, and really helped us with any issues that arose. One of the most attentive lettings agent we have dealt with. We have not been in the property long, but so far our experience has been very good, and swift responses. We hope the level of service continues for the duration of our tenancy.

got scammed by them. never pay a holding deposit before passing the referencing phase, they'll do anything to make you fail so they can keep your money. use another agency that does the referencing phase first before asking for a deposit. yuck.

Moved to the Porter's Edge by Folio development recently, and I'm very disappointed.The common areas are badly maintained. They're smelly, and dirty, the corridor carpets are stained and there's often rubbish lying around. The elevators are also particularly dirty.The building quality feels cheap. Ceiling and wall noise insulation are the worst I've seen in modern buildings, so you can hear neighbours' footstep noises all day. We had 2 separate issues (plumbing, hot water) in the first 3 months of moving in.Property management is responsive and tries to help but ultimately some issues seem to be beyond their control.In general, I would not recommend moving here.
