I just wanted to take the time to write a review regarding Suzie at Hermitage Park and my experience so far with Croudace… I have been to all the new developments locals and there are LOTS! I can honestly say Suzie from Croudace has been the only “sales person” that actually has shown me any human compassion… I had my heart set on another house with another developer and was awaiting on one piece of paper (which they had assurance was coming) but the reason for the delay was the person in the chain below was in hospital giving birth, so despite continuously back and forth since the sales office opened and only wanting that one plot, they sold it to someone else… anyway, even though I was distraught, clearly it was for a reason because it led me to meeting Suzie, who from the outset was friendly, warming and open… she has gone through every possible option for me, based on my needs, situation, and really taken the time and out herself out for me, to ensure I have been able to find the perfect home which I’m truly excited that will become my home shortly. Buying a house (this isn’t my first) is one of the most stressful things, but I have 100% faith that I am in safe hands… their ethics as a company are in line with mine as a company owner - I love that it is private limited and it honestly doesn’t all feel about the bottom line and chucking houses up as quick a possible unlike some other developers in the area, they have honestly felt purely there for the sales and commission and actually don’t even care. It is because of how Suzie has treated me, and the ethics of Croudace that I am excited to start my new life shortly on Hermitage Park. Thank you so much, I can’t wait to meet my new home shortly xxx

I find the 5 star rating unbelievable and the process ridiculous. It does not mean anything to the consumer. The shoddy workmanship makes for problems for a very longtime dependant on use. I purchased my home in 2014, it now transpires that all the plumbing was not connected properly resulting in leaks in every room. The main bathroom had the toilet soil pipe on an incline!!. The downstairs toilet soil pipe was not connected properly and worse of all, the pipe work is concealed and difficult to get to. There does not appear to be a quality assurance process in place, to ensure fittings are correct prior to concealing them. Dependant on use of the room leaks can be in place for many years before they reach a critical status and show themselves. NHBC state they are for the building only, and not any internal malfunctions. So providing the brick work is fine, there is no redress via NHBC. There are a lot of internal malfunctions, a lot of fitted furniture hiding a multitude of sins…..Beware, be careful.

I purchased a new home at the end of 2022 in the Blakemore development, in Hertford. Although I had a very good initial impression based on my initial interactions with the Sales team, my overall experience has not been positive.Having previously dealt with new build properties from more well-known developers, I found that with Croudace there was a lack of communication on the building progress and extremely limited customisation when it comes to finishing touches and upgrades. We had plenty of snags ranging from minor to structural issues and some are still to be resolved. Customer care were reasonably quick in fixing the minor snags.We discovered that our plot was handed with no solar panels despite the reservation form and the electrical certificate indicated these should have been in place. Instead, the neighbour’s solar panels were installed halfway above our property and for many months I had been fobbed off and provided nonsense explanations. Croudace accepted they were at fault and fixed the issue in the end. Surely, tens if not more employees and contractors looked at the building plans and nobody had a basic level of expertise or common sense to notice any issue. Shocking! And with remedial works also came further damage including cracks in ceiling and water ingress which were fixed promptly but they did happen. The latest problem we identified is unfortunately of more structural nature - absence of movement joints in the masonry walls. I was initially told by both customer service and the site team that movement joints are not applicable to my property. So, I requested a technical explanation as to why these had not been installed which Croudace failed to provide at the time and eventually admitted MJ should have been in place. Then, they changed their mind and said they actually installed 1but not all (which I am currently investigating). Four months later and we still have no agreed resolution compliant with industry standards as Croudace are trying to cut corners and propose to place these joints where it’s convenient to them, not where they should have done in the design stage to prevent cracking.I can see other houses in the development have the same problem but will Croudace put their hand up and go back to rectify or keep their fingers crossed hoping nobody will notice?Overall, the build quality and the quality of materials used is poor compared to other new builds. Windows barely provide any insulation from the outside noise. Paula Rosa kitchen units are the worst quality on the market. The internal doors are very thin and are hollow on the inside. Sound insulation between floors is so poor that extractor fans can be heard from another floor. We had a significant deviation in the flooring that we had to sort out at our own cost to be able to move in as planned. Paint was mismatched throughout the house despite choosing only white paint and many areas not properly painted. We even had a missing brick in one of the corners close to the roof and the list goes on..Upon discussing concerns with neighbours we identified instances where the exact same issue was raised and Croudace agreed to fix it for one plot but not for the other. This is extremely unprofessional. For example, the design of the kitchen for some plots is completely unfunctional - not allowing to use the sink to rinse dishes while the dishwasher door is open. Croudace agreed to move the dishwasher in the space initially designed for the washing machine for another plot but refused to do so for mine.Trying to sort out all these problems is a job in itself. We did expect some snags but not as many as we encountered and we certainly did not expect professional negligence from builder claiming xx years of experience in building quality homes. PS: I’d be very suspicious of the positive reviews posted on here by contractors, not clients.
