We sold with Coulters in North Berwick earlier this year, at a time when we had to be southern England for family reasons. We effectively handed the keys to Sophie and asked her to sell the house in our absence, so she handled all viewings and secured our sale. After that, Jennifer took over as the sale progressed, which was not smooth for reasons outside of Coulters control. But I believe the true measure of excellence is how the firm handles things going wrong. We also used Aidan at Coulters in Edinburgh as our conveyancer - they are all a brilliant team and I would highly recommend them.

As potential buyers my husband and I had a terrible experience with their team. Passed around from agent to agent through multiple emails over the span of weeks without being accommodated at all with a virtual viewing of any kind, live or newly recorded. This continued long enough that we were not allowed a chance to meaningfully review and put in an offer for the property which is now under offer and off the market. In retrospect it is quite evident Coulters is disinterested in overseas clients from the fact that their website doesn't allow for a non UK number (in a mandatory field on their online form) to even download the home report. We had to acquire the home report from the ESPC. Strongly suggest foreign buyers to look elsewhere! Will never look at another Coulters listed property again. Providing context: 1. The property being discussed was listed by Coulters on September 30th 2024. This property had been on the market for well over 3 and a half months. It was concurrently posted on Rightmove.co.uk which shows a date stamp on that site confirming this. It was not a property that was listed and sold with a rapid turnaround as implied by their response. 2. Their viewing agent must have (or should have) informed Coulters back in Oct 2024 of the purported connectivity issues rendering a live walk through impossible over WiFi and through Cellular data. This information should have been communicated to us in the very FIRST email response by Coulters when we emailed our interest in early January 2025. Instead we were being offered WhatsApp viewings a week after their already delayed response. These actions set us in a loop of back and forth emails for futile schedulings in subsequent days, wasting precious time. 3. For an agency that states to work regularly with overseas clients, their team do not possess on hand-for a property they fully acknowledge has poor connectivity- an unedited recorded walkthough of the property (sounds of the street, hallways, shared back garden, full view of the property from the outside). The video they provided on their site was a good primer to the property but was not sufficient as a final viewing video, as many elements were omitted (referenced above) from being visually or auditorally assessed remotely. Any team that regularly works with overseas buyers would have identified this connectivity issue months ago, had the aforementioned walkthough ready to send to overseas clients as soon as they emailed interest in the property, allowing them to act quickly and plan next steps with their solicitor and an architect. 4. Their agent Christine's final email notifying us of the property being under offer, misnamed me and left my husband off the email all together. We had both been in communication throughout our correspondence with Coulters (he was always cc-ed) and he had emailed Christine personally as well, to radio silence by her. She kept acting as an impediment claiming outlandishly that a non-live recording could not be made due to connectivity issues and asked if we could rope in someone else to view it on our behalf! She held us off with such inane email responses, and then stopped communicating altogether until another buyer was able to finalize their offer. The complete waste of our time as interested buyers over these past few weeks is quite evident by Coulters. They were disorganization and dishonest. Never again!

With the exception of trophy assets with a unique location/character ,property prices are an open secret in NORTH BERWICK . The average time of launch to sale is usually less than four weeks where actual sales prices are released in the public domaine within eight weeks .. In such a very transparent market for both buyers/sellers , the only real help/value added that really matters from an agent is pitching the offer price at the correct discount or premium to the housing valuation report .. Any excessive valuation/ offer over housing report value may often result in a subsequent reduction in offer price after a period of some weeks if minimal viewings are recorded, which may force seller to accept a lower price . COULTERS can be commended for their recent sale of our property by pitching the price at a small discount to housing valuation report but achieving a premium to housing report valuation on eventual sale . We chose COULTERS partly because the ESPC website showed clearly that they were getting more so called closings , ie competitive bids from two buyers or more than any other agent in NORTH BERWICK . COULTERS at key moments were in regular contact with owners updating them on buyer's preferences/issues and at very early stages whether the sale would be proceedable ... a crucial criteria . During the key time of offers being made and legal contracts being finalised COULTERS worked outside normal office hours for the benefit of clients . COULTERS fees for property transaction and legal fees were also very attractive , and on completion there were no hidden extras . Overall COULTERS drove the marketing of the premises once interest had been engendered in a very positive way .
