GoogleWent in with positive hopes. Ended up disappointment. Another estate agent driving prices up unnecessarily. They talk about factoring inflation like economists to sellers but what about buyers, doesn't inflation not affect them? Pathetic, absolute shambles.

I have checked our database and we have nobody on our system with the name "Katon Speed" so unfortuantely we cannot look further into this unless you contact our office to speak to us about the review you have left by calling us on 01375 360031 or e-mailing us at hello@colubrid.co.uk. Judging by the review you have left it would seem that you are frustrated that we are "driving prices up" which I assume means that you have made an offer on one of our properties that has either been rejected or a higher offer has been made by another party which has subsequently meant that your offer was not accepted. We can only speculate that this is the case due to not knowing who you are or this could possibly be a fake review. If this is a real review and our assumption above is correct, then we can only apologise that you have possibly missed out on one of our properties. We would be keen to stress that ultimately it is the home owners choice which offer they accept on their property and if the offer you made was lower than an offer made by another buyer then in the majority of situations a seller will accept the best offer they receive on their property particuarly if they buyers are in a similar position. The housing market has an extremely high demand at present meaning that properties are generating a crazy amount of interest and in many situations multiple buyers are making offers on the same property. This is great news for sellers, but not great news for buyers because the demand is driving prices up and is also meaning that properties are selling in record time. Obviously this makes sellers very happy as they are achieving great prices for their properties but it its leaving many buyers frustrated as they are competing with so many other buyers when they are trying to buy a property. In this situation there will only be two people who end up happy, the seller and the person whose offer has been accepted. All the other potential buyers are left frustrated, so we certainly sympathise with your situation. To say that we are "pathetic" and an "asbolute shambles" is in our opinion completely unfair. Are we patheic and an absolute shambles because one of our sellers has accepted an offer that was deemed better and higher than the offer you have made? We are definitely not "driving prices up unnecessarily", ultimately a property is only worth what somebody is prepared to pay for it and we have a duty to our clients to achieve them the highest price for their property when they have employed us and trusted us to do this job for them. Looking through your previous reviews we can see that you have left very similar reviews with other Estate Agents so it looks like you have been having the same issue for a while and not just on one of our properties. We wish you the best of luck with your property search moving forward and really hope that you are able to find your new home and apologise that in this case you were unable to. GoogleColubrid absolutely smashed it for me, 7 viewings in the first few days, 2 offers one of which was above the asking price. These guys are friendly and exceeded all my expectations. I don’t know how much more I could have asked for. I highly recommend.

GoogleMy husband and I were stuck in a long chain having sold our house almost a year previously. We went through a remortgage and also sold our house twice, Colubrid sold it the same day both times. In terms of sales progression, I cannot recommend Charlotte enough. She went above and beyond to keep our chain moving, gave my husband and I clear advice on what to do and made sure we were aware of where everyone in the chain was. Highly recommend 👌

GoogleRob at Colubrid has been amazing! We were the bottom chain and had a real stinker of a top chain and he battled for us the whole way through... he kept me updated the whole way (and no doubt got bored of seeing my name popping up in his inbox). But we got there in the end, and if wasn't for him and our amazing conveyancer I don't think we would've got there. I cannot recommend this place enough!

GoogleFive star service for customer care, customer contact, efficiency and property details. Also, really important to us a family in keeping to the contact wishes and processing all calls etc through myself. ⭐️⭐️⭐️⭐️⭐️ It was just an off chance walk in to the office last week. I Instantly felt comfortable and at ease to talk with all the staff who were working that day with absolutely no pressure - This point was very important to us as a family and remains so. With the death of my father last November, my 82 year old mother made the decision to embark on the difficult and emotional sale of our family home and downsize to a bungalow to be nearer to myself and the rest of the family. This was explained in the office with the important point that all contact was to be made through myself as mum didn’t want to deal with “all of the calls, paper work and Talking with Estate Agents as you know what they are like” (mums words). The staff said absolutely no problem, all contact would be through me and I would liaise with mum. Andrew Mutlow - Founding Director valued mums property and spent almost 2 hours with her, explaining and clearly answering her questions and ours. Even down to her worrying about people going over her clean carpets in shoes ! Mum felt totally at ease with him and even commented to us about him being a “Lovely man” ! This for us as a family was all we needed. She felt comfortable and safe to hand over the sale of her home to Andrew. He returned a day or so later to do the photos. We asked mum what time did she need us there for this to take place and she said “Dont worry about coming - it’s only Andrew, the same one as the other day”. For us as family this showed us how comfortable and confident she felt to proceed with the sale. The property has sold above the asking price, with block bookings taking place with accompanied viewings. No worry, no stress and true to word, mum still has clean beige carpets ! All contact has been fast, efficient and professional. Jake whom I have spoke with on several occasions has been great. This could have been a lot more difficult for mum, but I would have no hesitation to recommend this company for any family that find themselves in an emotional situation with an elderly, grieving relative. GoogleGreat dealings, I would recommend all day long Colubrid Estate Agents. Great things are for great people, at first I was not convinced but now no other Agents can be compared. My property was rented at the actual rent rate and within a short period of time, kudos. Please however, if you want to rent your property without any hassles, do not hesitate to use Colubrid Estate Agents. The difference is clear.

Took 14 days from initial contact, signing contract, uploading onto websites & sold. This is stress free selling, the team work with you, no grey areas & honest.... we all like honest when it comes to sales! I highly recommend.
