I’ve had a few viewings with Colubrid this week and have found both Kavan and James to be extremely professional, polite and knowledgeable. As someone who hasn’t rented before, they’ve made me feel completely at ease throughout the process and have confidently answered any questions I’ve had. I’d also like to give a special mention to Kavan for his excellent customer service. I called to enquire about viewing a property I really liked, but unfortunately all the viewing slots had already been booked. Kavan went the extra mile and called me the following day to offer me a cancellation slot. I really appreciated the effort and personal touch. Overall, a great experience so far and I would highly recommend Colubrid! Thank you :)

They helped me with both the sale of my property and the purchase of my new home, and the whole process was handled brilliantly from start to finish. One of the most worst experiences we’ve had with an estate agent. From start to finish, the service from Colubrid fell far below expectations and promises made at our initial meeting: 1. Our property was listed with incorrect details, including the number of bathrooms and the price. 2. We paid for Colubrid to conduct viewings, yet they repeatedly failed to attend, leaving us to leave work early to handle them ourselves. 3. Customer service was poor and often rude when calling the switchboard. 4. Communication during the offer stage was extremely poor. Josh handled this part and provided little support in liaising between us and potential buyers. 5. The memorandum of sale was completed incorrectly, including wrong solicitor details, which caused significant delays down the line. 6. Once handed over to the sales progression team, it was impossible to reach anyone. Calls went straight to voicemail, and even our solicitor and the buyer’s agent couldn’t get updates. We ended up managing all enquiries ourselves despite paying Colubrid for this service. 7. After exchange, there was no guidance or communication - not even on completion day. We had to call them to confirm we had completed and moved out. 8. They misplaced our property keys on completion day, adding unnecessary stress. 9. Later on on completion day we were bombarded with calls asking basic questions about the property - questions that should have been addressed before completion. Overall, the process was chaotic, stressful, and unprofessional. We paid for a service that was simply not delivered. Would not recommend Colubrid to anyone.

Sly, avoid at all costs!

Very unhelpful, poor communication and try to take advantage of first time buyers. Lisa from Sales progression contacted our mortgage advisor without our permission or knowledge to tell them to use a different lender due to the absence of risk assessments for the cladding on the building of the property we were purchasing. Thankfully, our mortgage advisor are honest and trustworthy unlike this company, and informed us of this and completely backed our best interests and insisted risk assessments were obtained. This took almost 6 months to be completed. The sales progression team refused to speak to us over the phone and were equally unhelpful when our mortgage advisors were requesting updates. The one time I did speak to Lisa over the phone she was extremely rude and told me dismissive and had a huge amount of attitude. If I was a vendor, I’d also be very disappointed to know that the sales progression team do nothing to actually try and progress your sale, and instead place obstacles and avoid buyers. When these risk assessments were eventually completed (after much a battle) and came back, the cladding was a risk and urgent work would need to be completed. I strongly believe Colurbrid knew what the outcome of this risk assessment would be and tried to take advantage of a young family - as if the risks posed by unsafe cladding isn’t an extremely serious issue! Furthermore, when we requested our reservation fee be returned after 5 months of no progress, this took weeks to be completed. Despite the manager, Josh, agreeing to this within days of requesting it and “passing it over to the accounts department”, we did not receive it. Maya then tried to backtrack saying she needed confirmation that it had been agreed to be returned when Josh was away (despite the email where Josh had agreed being sent to her) and then claimed the accounts department can only make payments every other Thursday. My partner was passed around different people on the phone about this issue too. He was told her was being passed over to accounts, and was passed to the receptionist, who passed him to sales progression, who passed him to another department, who passed him back to reception, who passed him to the contracts department, before being cut off. We eventually got our fee back after a lengthy complaint, on a day which was not a Thursday! Funny that. Please please ignore the Google reviews which they clearly have control to get removed! Their service is shocking and they are sly, deceitful and ultimately do not care about their buyers or vendors alike.

We finally moved into our new home on Friday... I cannot rate Colubrid enough! From start to finish, we had a seamless and easy experience. Josh did our initial appointment/sales and was energetic, on job, easy to deal with. He gave us realistic expectations and advice and following that our property sold quickly. A special mention to Lisa who is head of sales progression and completion. From the beginning, Lisa was communicating regularly without any prompting, with a cheerful disposition. Always reassuring us that all was in hand, she chased up the necessaries from all sides(including us) to ensure the sale progressed. Lisa even came and picked up keys from us two days before completion to save us a trip to the estate agents. She goes above and beyond and truly is an asset to Colubrid. I would not hesitate to use this company again, solely to work with. 100% recommend the team without hesitation.

I’m extremely disappointed with the way…

I’m extremely disappointed with the way I was treated by this company during the process of making an offer on a property. I made an offer in good faith and expected clear, honest and professional communication. Instead, I was left feeling that the situation was being handled in a way designed to encourage me to increase my offer. I was told that the owner had rejected my offer because there were higher offers, and that I could increase my offer if I wished. What I found particularly frustrating was the timing and communication surrounding this. When I spoke with the agent’s colleague, I was given the impression that a decision had not yet been made by the owner. Shortly afterwards, my offer was rejected, followed by communication encouraging me to increase it. I completely understand that a seller is entitled to accept the highest offer, and I have no issue with the owner making that decision. My issue is with how the estate agent communicated and handled the situation with me as a potential buyer. Had I felt that the process was transparent and professionally handled, I would have been willing to consider increasing my offer. However, I will not be pressured into offering more money when I feel that the process has been handled in a way that undermines my trust and confidence. Buying a property is a significant financial decision, and buyers deserve straightforward communication, transparency and respect. Unfortunately, my experience with this company has left me feeling that these standards were not met. I genuinely feel sorry for the property owner because I believe the way potential buyers are treated can ultimately affect the seller as well. Good communication is important not only for buyers but also for achieving the best outcome for the seller. This experience has completely changed my view of the company, and based on my experience, I would not recommend them to other buyers.

5 Star service, fabulous staff

I am so pleased with the service I have received from the Colubrid team. All agents knew my property well and worked tirelessly to ensure I had lots of viewings. Bought my first home through Colubrid. From what i’ve been told is a stressful time the process couldn’t have been smoother, from my first viewing to the moment I got my keys to my new house the process was smooth throughout. ⭐ 1/5 Extremely disappointing experience with Colubrid and Josh Bennett, Associate Director. I found Josh’s handling of my situation unprofessional, dismissive and lacking accountability. I never refused to pay the £1,000 reservation fee, I simply asked whether the sellers would be willing to proceed without it- I was ready to proceed and had everything in place. Despite this, my position was later presented very differently, and when things went wrong, I felt the responsibility was simply pushed back onto me rather than Josh taking any accountability for how the situation had been handled. What has been particularly frustrating is the lack of respect and professionalism throughout. Communication has been poor, and when I have tried to speak to Josh directly, I have repeatedly been told he is out of the office and have struggled to actually get him on the phone. The whole experience has left me feeling that closing the sale was prioritised over clear, honest and professional communication with me as a buyer. I would not recommend dealing with Josh or Colubrid.

Their contract is extremely restrictive, even after I said I no longer wanted to sell, they insisted I keep the property listed for another 28 days. After numerous emails, the branch manager eventually agreed to release me. I also complained to HR, only to be told to deal with the same person I had issues with. They boast about selling every property they list, but in my opinion, their restrictive contracts play a big part in that. I would not recommend this agency. Read the T&Cs carefully before signing.

Perfect service. - Highly recommended. I booked 3 different estate agents for valuations to be done on Wednesday. Colubrid was the only one who contacted me on the day to confirm and check everything was still ok for the appointment. Andrew one of the owner directors came to do the valuation. Andrew gave us more information about the whole process than the other 2 estate agents had. Andrew gave us his valuation and showed us lots of examples of what was on the market and what had sold in our area, again the other estate agents hadn't done that. We agreed with the valuation and signed up with Colubrid there and then. On the Friday afternoon Andrew came back to measure up and take the photos, lots of photos. He said it should be online early next week. On the Tuesday morning I received via email the brochure for the property and it was now online. Through Tuesday I was getting calls from Colubrid confirming viewings. By late Tuesday there were 9 viewings booked and one viewing had already taken place. On the Wednesday morning I accepted an offer for the full asking price WOW. Thank you Andrew and the team for an outstanding service.
