Everyone in the team is so committed from Andrew's initial visit & fantastic photo's to the amazing sales team at Colubrid. A special thanks to Maya & Bradley who are very knowledgeable and helpful both were able to assist with a successful marketing strategy. The offers/ negotiations are in the very capable hands of Josh. I would like to thank and commend Josh for his hard work and dedication in achieving all my goals for my property sale. Josh really understood the complexity of the chain and situation and he had my needs at the forefront at all times. Lisa and Rob in Sales Progression I also can't commend enough making things run really smoothly right to the moving in date. I'm really extremely impressed with the service I have received ,this time round, again and cannot recommend enough! GoogleWould never use these estate agents, very unprofessional especially the boss, never in the office when you need him then he tells sellers the wrong information ...then you lose out on the property that you want to buy.

Hi Kate, We are really dissapointed to read your review. We appreciate any feedback we receive. Obviously we love to hear positive feedback and its never nice to hear negative feedback. But any negative feedback we receive we take very seriosusly as our reputation is extremely important to us and most of our business comes from positive word of mouth and recommendations. Firstly we would like to apologise if you fee the service you received from us was below your expectations. However there is always two sides to a story. In your case, you made an offer through our company on a property. The seller was happy with your offer amount but had asked for any buyer to pay a reservation fee to show their commitment to the purchase, we take our sellers instructions. You specifically stated "Having reviewed the buyer reservation fee terms, I am not comfortable with the terms and therefore do not wish to make this payment". We relayed this to our seller to take their instructions and another interested party then placed an offer on the property and was happy to proceed with the sellers terms, the seller therefore instructed us to proceed with the alternative buyer instead of yourself. We empathise with how frustrating this must be and completly understand how upsetting it must be to lose a property you have placed an offer on. However we firmly believe we are not at fault for this. As the Estate Agent we are the middle people relaying between buyer and seller and we appreciate that in these situations we bear the brunt of people frustrations as its a clasic case of dont shoot the messenger. But when we receive a review like this we feel its really important for us to put our side forward so that there is a balance. In this case we were simply taking our sellers instructions on which buyer they decided to proceed with and unfortuantely it was the alternative buyer. As mentioned above we empathise with how upsetting and frustrating this must be. We wish you every luck with your property search and sincerely hope you are able to secure your dream home soon. GoogleColubrid were great at selling our house. We swapped our old estate agent for Colubrid and they made good on their promises of better photos, better description of the property, viewings with people actually interested in the property. All staff were really helpful and responded to emails and phone calls promptly, especially Luke, Lisa and Rob. I would definitely recommend them if you are thinking of selling in Thurrock.

TrustpilotDashboard never materialised and the sale went nowhere
Overall, our experience was disappointing. The initial valuation was in line with other estate agents, but the offers we received, first £25,000 below and then £18,000 below the valuation estimate, raised concerns. The first offer was £5,000 below what we paid 4, 5 years ago, and the second offer was only £2,000 above what we originally paid. When I turned these down and said I wanted at least £10,000 more than what we paid, we were then told that the market hadn’t changed much since we bought the property and that we should expect similar prices, even though they had originally valued it at £20,000 more than what we paid. Part of the reason I chose to sell with Colubrid was because they offer a dashboard where you can see stats for your property on Rightmove, along with viewings and feedback. However, I asked multiple times about getting access to this and was always told they were fixing bugs and would send login details once it was ready. During the entire time our property was on the market, I never received any login details and was given the same response each time, that it should be ready in a few weeks. I’m not sure what’s going on with their dashboard, but if that’s a key reason for choosing them, I would take that out of the equation. We were told it was a good market and that the property would sell easily, but that just wasn’t the case for us. Over four months, we only had four viewing requests, and just two of those actually turned into viewings, which felt quite low. It’s hard to say whether it was the valuation, the market, or just the effort put into selling and marketing the property, but overall it just didn’t go well. It also felt like there wasn’t much concern or urgency from the agent when things weren’t progressing, which was frustrating.

GoogleMy husband and I were stuck in a long chain having sold our house almost a year previously. We went through a remortgage and also sold our house twice, Colubrid sold it the same day both times. In terms of sales progression, I cannot recommend Charlotte enough. She went above and beyond to keep our chain moving, gave my husband and I clear advice on what to do and made sure we were aware of where everyone in the chain was. Highly recommend 👌

GoogleFrom beginning to end Colubrid have been an absolute pleasure. I initially met with Mark and within a few days pictures were taken and my property was live across all platforms. Mark was completely transparent, open and honest and really stood out from other estate agents I also initially met for valuations. Mark really took the time to explain the entire process and was happy to work towards my short asap timeframe. The letting team were great at working around my schedule to arrange viewings and even conducted all viewings for me with efficiency and professionalism due to my work commitments. To my surprise offers came in the very next day, and by the following day I already had an asking offer agreed. Jake has assisted with making my experience with Colubrid as smooth as possible by always being contactable via phone or email. Keeping me updated at every step and really representing positive client services. I honestly can’t recommend Colubrid enough - if you want a stress free, efficient, professional and knowledgeable estate agent look no further. I’ll definitely refer Colubrid to family, friends and colleagues.

GoogleComplete joke of a business, I genuinely don’t understand how they’re still operating. Booked a viewing, called ahead to say I’d be 5 minutes late, and was told “no problem” and that their colleague would be informed. Clearly that meant absolutely nothing. We turn up after going out of our way to get there, and surprise, no agent, no call, no message, no sign of anyone. The place itself was awkward to find, and I ended up calling them non-stop, easily 15, 20 times, trying to figure out where this so-called agent was. Nothing. Ignored. Zero effort to help, zero professionalism. What really tops it off is the absolute lack of basic communication. The agent who was meant to be there didn’t bother showing up or checking in, and the one in the office, who knew we were trying to locate their colleague, just stopped answering completely. Who does that? It’s beyond incompetent. This isn’t just poor service, it’s a complete waste of time and a total shambles from start to finish. No organisation, no accountability, no respect for clients whatsoever. Avoid at all costs unless you enjoy being ignored and messed around.

GoogleWe used Colubrid for the recent sale of our property, choosing them after meeting with several estate agents. They were confident they could achieve a top price and advised listing at what we felt was a high valuation, something we were assured was appropriate. Unfortunately, this proved optimistic. After two weeks with no interest, we reduced the price by £25k, and then again by a further £25k as interest remained limited. We eventually secured a buyer at a much lower price, having carried out the majority of the viewings ourselves despite initially being told these would be managed for us. That said, once the sale was agreed, the back-office team were excellent, efficient, responsive, and easy to deal with throughout. We also used our own solicitors, which likely helped keep things moving smoothly. Overall, we would recommend them, but advise others to be mindful around initial pricing expectations.
