The service was good until it came to the point of payment of my rental amount. I informed the office that I have permission from HMRC not to debit my rental 20% tax as a foreign citizen, because I am doing my self assessment for a long time , and no other agency removed my taxes from my rental amount. I was surprised to receive the funds less 20% taxes. I was told to contact HMRC myself and give them your agency reference number to claim my money back. I believe I should have been told what to do before payment was made, and I should have been given the agency reference in advance, not afterwards. I classify it as non care attitude, to be honest.
Hi Mrs Olaye HMRC’s Non-Resident Landlord Scheme says we must deduct tax unless they give us permission not to. This was explained in your offer letter. We told you how to contact HMRC so they could confirm your approval and as soon as we got it, we refunded the monies to you straight away. We are sorry for any inconvenience this caused. -Emily, B&R

GoogleOk where do we begin ? This agency is only concerned about getting the last penny out of you. They will ask for a review obviously to counter all the negative reviews they received. There is no loyalty or Grace what so ever - whatever they do is robtic. They couldn’t care less about any experience or goodwill. Kensington branch is guilty of this: try another independent. Imo
We have no record of this name on our system (we checked applicants, tenants, landlords, buyers and sellers - nothing). Our Kensington team are not familiar with this name. Our complaints team have not heard from this person. This will be reported to Google support team for further investigation and this person will be required to provide evidence of dealings with our business.

GoogleI had an excellent experience working with Nick. He was incredibly patient throughout the process, showing me a wide range of flats and taking the time to explain each property in detail. During viewings as well as in email/phone communications, Nick consistently presented himself in a professional, polite and warm manner. His knowledge of each flat's specifications was impressive, and he was always transparent about any potential issues of any property I showed interest. On the rare occasion that he didn’t have an immediate answer, he took it upon himself to research and get back to me promptly, often within minutes. His responsiveness was exceptional, and he consistently followed up with all parties involved to help speed up the process. Nick has been fantastic to work with, and I couldn’t have asked for a better estate agent to help finalise my purchase. I highly recommend him.

GoogleWe had a great experience with Benham and Reeves while finding our new home this August. Raj helped us spot the property, showed us around, and guided us through the tenancy process. Anne was also very supportive with our tenancy paperwork. A big thank-you as well to Jabed, who kindly assisted with the cleaning and other details before we moved in. We truly appreciate the team’s kindness and professionalism. This is by far the best letting agency I experienced in London. Highly recommended!

GoogleWe’ve had an outstanding experience with Benham & Reeves from start to finish. We viewed multiple flats with them, and they were always open to our requirements, patient, and never pushy. Once we decided on our flat, the entire process that followed was handled incredibly professionally. They work with excellent professional services, which made all the paperwork smooth and straightforward. Communication was consistent throughout, we were never left hanging at any point. A special mention to Jabed, who was our main point of contact. He responded to every question and query promptly and clearly, making the whole experience feel easy and stress-free. Anne was also great and supportive during our tenancy process with all the paper work. Overall, this has genuinely been one of the nicer experiences we’ve had with a letting agent in London. It’s left us with a very positive and happy impression, which is rare in the London rental market. We would highly recommend Benham & Reeves.
