We were notified about restrictive Covenants attached to the land after going through Conveyancing Process and ended paying both reservation and conveyancing fee, even though covenants were clearly mentioned in Sellers legal Title.
The matter is now being dealt with by The Property Ombudsman.

As the owners of Andrew Grant, we have never felt compelled to respond directly to a review before, but the posting of wholly misleading reviews cannot go uncorrected. This review implies the direct opposite of what our records and transcripts evidence. These reveal that, despite their protestations, these buyers were made fully aware by their own advisors before they made their complaint that the covenants dating from 1980 were in place and entirely standard for such a property.
Virtually all communications were conducted by email and these show that Tara and Louise acted with the greatest courtesy and professionalism at all times (GDPR compliant versions available for inspection). The post suggests the opposite and meanwhile we were also threatened with Trading Standards and negative social media posts. We are not perfect and always put our hands up if we get something wrong. Meanwhile, our brilliant team work very hard to meet the highest standards and provide the best experience for clients, as the vast majority of reviews attest.

She had huge empathy & patience with his individual needs. She did not rush him or pressurise him. He was highly impressed with how much time she gave him despite the appointment running late in to the evening.

GoogleWorking with Will on the letting of our family home was a very positive experience. We were relocating to the US but wanted to keep our home should we choose to return. Will was a pleasure to communicate with, he understood our situation and was incredibly flexible with our needs.
We were dealt with professionally but warmly. The paperwork etc was sorted smoothly and Will, especially, understood our expectations. Fortunately the interest in our house was huge and we soon had tenants. Again the legalities were sorted promptly and we were very happy with those choosing to rent our house.
Since our relocation all queries have been communicated promptly and courteously, taking the stress out of an already stressful life changing move.

The sales blurb and supporting photography they did was all very good and they clearly have a good reach in terms of sales contacts. We had a lot of viewings very quickly. As a result, we got a very good price for the house and any delays in the sale came from waiting on solicitors or other parties, not Andrew Grant. We were kept informed and were always able to contact them and get quick replies on all matters. GoogleWe initially had Nigel Poole come to our property and make a valuation. They had one of our neighbours, with the exact same house on the market. We felt like we were easy commission, not much positive action or drive and we then had a visit from Andrew Grant. The young gentleman, Aaran Addis, was so much more upbeat and positive, so we decided to go with Andrew Grant and informed Nigel Poole of our decision out of professional courtesy.
We then had a phone call, from one of the Partners at Nigel Poole (female) on the same day at 8pm asking why we chose Andrew Grant. After explaining to them our reasoning (which we didn't have to), I was told 'you've made a terrible decision', and 'you have instructed a company that does nothing for the same commission percentage'. In the end, we sold within 5 weeks, and our neighbours are still waiting to sell theirs. I think proof is in the pudding.
In terms of the estate agent himself, Aaran Addis was an absolute pleasure to work with. He was always accessible by phone or email; quick and responsive to our needs or questions; friendly and approachable; knowledgeable and just really genuine. What I really liked about Aaran was his straight talking, which really assured my wife and I in that we made the right decision to instruct Aaran as a Estate Agent. GoogleWe highly recommend using Andrew Grant, they are an excellent and experienced estate agency. Justin was our estate agent and he provided professional property details that highlighted all the fantastic selling points our property had to offer. We absolutely loved the photography; it was very professional and again showed off all the great features of our home. Rebecca organised all the viewings and she gave great advice on how to show the home to potential purchasers and as this was the first property we have sold it really helped ease the nerves of the first viewings. Justin and Rebecca did such a great job of marketing that we had an offer for the full asking price within two weeks. If that was not enough, we even had support throughout the sale to completion from the amazing Sarah, she is a real star and we cannot thank her enough for all her support throughout the sale. Communication was key to getting the sale through so fast and from the beginning we were keen for a quick turnaround. Sarah communicated daily with our buyers and their solicitors to keep everything moving along smoothly. Our sale completed in just under 3 months from the initial offer. We will use Andrew Grant again in the future and want to say a huge thank you to Justin, Rebecca and Sarah for all their hard work.
