GoogleMy partner phoned about a rental property the day it went live on Rightmove & was told to go online & fill out a form to register our interest which we did. We then heard nothing, no contact from anyone so my partner chased it up to then be told they were fully booked for viewings. Feeling incredibly disappointed, I followed it up with an email & the following day spoke to a lady on the phone. I was told they would send me a 360 tour via email of the property & if we liked it we could then request to view it in person. We both received a video of a totally different property. Unsurprisingly, after being given the runaround, the property was no longer available. We were both so upset to not even have the opportunity to view it in person.

They take deposits to accept your offer and then you are basically held to ransom by your seller and you are forced to go along with the seller otherwise you won’t get your money back if you back out even though there t&c’s say it would be, they will not give you your money back!! I would go to seller directly and avoid andrew grant estate agents at all costs!!

We don’t have any record of this buyer and having reached out to them in this forum, have had no response and therefore no opportunity to address this complaint directly, if it is from a genuine buyer.
Less than 1% of our buyers take issue with our reservation fee which was introduced as a result of certain unscrupulous buyers committing to buy more than one house or playing the market, only to pull out at the last moment. This is often after many months by which time vendors have spent much time, energy and money preparing for their move.
Purchases can fail for a number of legitimate reasons such as a failed survey, title defects etc and a full refund is made under these circumstances as it is when a sale completes. Under our latest terms, the vendor has additional responsibilities to a buyer once the reservation fee has been paid, reducing the risk of the buyer losing the purchase.

GoogleDisappointing Experience, Avoid This Agent
I had a very frustrating experience with this agency. Initially, I agreed to a sole selling contract with a 16-week period, which was confirmed in an email. However, they failed to explain the full implications of an indefinite sale period in the contract, which became a serious issue down the line.
Two years later, they tried to charge me a fee despite not having sold the property, and only admitted their mistake after some back-and-forth. Their aggressive approach during this time, combined with a total failure to apologise or take responsibility for their errors, made the situation even worse. The lack of transparency, poor communication, and their unwillingness to own up to their mistakes was incredibly disappointing.
Additionally, I’ve heard from several other buyers who struggled with getting their deposits back, which is another red flag. I strongly advise looking for a more reliable alternative. There are plenty of agencies out there that are more transparent, professional, and trustworthy. This is especially clear when nearly a quarter of all reviews here are negative. I’m sure the £300 withdrawal fee they forced me to pay will end up costing them more in the long run than they could ever imagine.

GoogleThe front desk staff/personnel were great, but when things started going wrong, we struggled to get the information we needed. It was a complicated sale, and there were issues with the original listing's accuracy, and subsequent difficulties as a result of miscommunication between the seller, their conveyancer and Andrew Grant's team.
I've taken some more time to consider the process, and spoken with the management team, and have gained a little more insight into the specific challenges they faced when dealing with a difficult sale. As a result, i'm ammending my original review, and leaving a neutral 3-star score.
I'd like to thank the manager for taking the time to reach out, and share more of their process and the issues they faced. There were problems with the seller, their conveyancer, and yes, the agent as well, but it would be unfair to place the bulk of the blame on Andrew Grant's team.

As we discussed, the legal obstacles that faced the purchase were exceptional and were principally a matter for lawyers (some who refused to act in the matter). In hindsight, despite over two hundred communications with various parties, we failed to fully present our analysis of the situation with you as we could have. However, the sale of this property has given us the experience to enable better support to buyers were such a situation to arise again. In the meantime, we are very pleased that you finally acquired the property and do hope you are very happy there.
