We've been in our house on Elegance for just over 6 years. Compared to what we expected, the house wasn't constructed too badly, with only minor snags, and a few "rough around the edges" bits. The issue that we are experiencing and the reason for the review is that construction has finished, and Strata have left the site, but the tarmac roads still haven't been finished. The roads are so bad that it is routinely damaging suspension including wheel alignment and snapped springs.

Having lived on the estate for nearly 10 years we have driven the uneven, pot holed roads 1000's of times, whilst we fully appreciated that the roads wouldn't be completed until construction was finished, the timescales are now getting ridiculous! Little to no communication from Strata is verging on ridiculous! Aswel as the road issues there also appears to be problems with the drainage on the estate which has not / will not be addressed by Strata despite being notified by a number of residents. Other aspects of the estate such as the community centre remain unfinished with no sign of completion any time soon. It seems as though the company was happy to accept everyone's money for the houses and then once the estate has fully sold then they have quickly moved on without completing promised works!

Strata Ackworth - I purchased my house in 2015 with assurances that the drains and roads would be completed. Patiently waiting for them to be completed in the last stages of their build, noticing communication stopped (they only think they owe it to the last stage of the estate) and they now do not believe that they owe further communications or have a responsibility to complete the work that was assured at point of purchase and beyond. 8 years on the toilets constantly block due to poor drainage on the estate, poor water quality, unfinished roads (that damage cars), unfinished paths / community centre, leaving a dangerous bend in the road ( due to poor design), let alone a number of build issues that nhbc have had to step in for and force them to resolve (despite their denials). Strata houses May look semi pretty, are reasonably sized internally and once upon a time I may have had trust in them. But my advice now due to shockingly ignoring responsibilities, build quality issues, abandoning and deceiving their customers I would AVOID AVOID AVOID!!Strata start to regain the trust you once had and put things right and when you do finally communicate with the estate … remember you have responsibilities to the full estate not just the few more recent builds that you occasionally email!

Abandoned estate- AckworthIf I could give 0 stars I would. Having had plenty of snagging issues, I would not recommend Strata.It’s difficult to convey how furious I am with the state of the estate in Ackworth. The roads are shocking, full of potholes & mounds of tar! I actually serious damaged my car on a pothole directly in front of my drive (had CCTV proving), obviously Strata where their usual rude & unhelpful selves & refused to support. The excuse of work ongoing is long passed!The green areas are frankly embarrassing & unsafe for children. The community centre is closed & abandoned. Frankly the entire estate is very embarrassing & no sign of any resolution.If you are reading reviews considering a Strata home, please avoid it is not worth it!!

We have lived in our strata home for 10 years. We were told the site would be completed in four years. However, we are still here with unfinished roads, a green that is too dangerous to use, a community centre that is still unfinished, kerbs that are broken and uneven and ironwork that is still raised. Strata have long since disappeared with nothing but empty promises and an abundance of excuses. They are quick to take your money but slow to take responsibility and act upon their promises. The after sales care is not fit for purpose with generic replies to emails (if any response at all) and no actual person to pick up the phone and answer questions regarding the completion of the project.

It’s been 14 years since Strata 1st started building in Ackworth and for 11 of them the roads haven’t been completed. How about finishing what you started rather than throwing up hundreds of new houses. We’ve had a temporary road surface for 11 years. Raised iron works. Massive potholes. Illegal curbs and Strata are nowhere to be seen. Let alone the eyesore of a community centre which hasn’t been completed. How are they allowed to leave an estate with 400+ houses with out a made road into the estate. Beyond me!

Strata EleganceThe land that time forgotWe moved here in August 2022 so we’re one of the lucky ones who hasn’t hadn’t had to endure almost a decade of missed deadlines and poor excuses. The estate has been all but abandoned since the site office was removed at the back end of last year. The roads unfinished and unsafe and nobody can get a straight, honest response from strata about when it’s likely to be done. No one has any faith that there is any realistic deadline in site. Thank god our solicitors advised an indemnity in case it never gets done, it’s looking increasingly likely that it might be needed!

Well - you buy the house of your dreams - shame strata up and leave once all houses are built (having sold them all) and leave the roads and estate a total mess - to the point it’s damaging cars and even food shop deliveries are having damaged products when delivering 🤣 Would not recommend strata - makes you think twice buying a new build. When you buy a new home - you expect the roads and the estate to be finished but this isn’t the case with strata - they sell the houses and move onto the next development instead with no finish date in site. Very disappointing.

We moved onto the strata elegance site at the beginning of 2018 and now 5 years later the site is still not finished. The road is an absolute disgrace as it’s still not had the final layer of tarmac laid and multiple times it has damaged mine and my wife’s vehicles costing us hundreds of pounds in repairs. The Green which we all contribute to looks horrendous, it’s supposed to be complete but there’s rubble and rocks hidden in the soil and our children are supposed to be able to play on there which will cause injuries. Sort it out strata!

It pains me to have to write this as we love our home, but our estate seems to have been abandoned by strata after the houses have been built. We have been in our house for three years and we still don’t have roads, there is no indication of when the roads will be started. The land behind our house was being landscaped for artificial turf, but has been left to weeds again, meaning the land will once again need to be rotivated - which is going to run a risk again with the stones in the ground hitting windows and cars and damaging property. We already have poisonous toxic weeks in our garden due to the land at the back of our house, rendering out garden unusable. The paths are unsafe and the makeshift ramps into people’s houses makes it an uncomfortable, dangerous ride whenever you want to go to your house. We know people who want to buy on the estate but won’t move because of the state of the road and the delay in rectifying the roads and paths. How will this be rectified? When will it be rectified?

We have lived on the Ackworth estate since 2016 and sold the instagram pictures of a well kept estate, lovely green area and community centre. Unfortunately we have been well and truly catfished by Strata, it looks more like a rubbish tip! Roads not laid, potholes everywhere damaging my car. The green is full of weeds and dead trees, the paths look horrendous and there are rocks and rubble all over so unusable. The community centre is surrounded by prison style temporary fences, no football pitch as per the plans. We have had promise after promise it will be done and has not. The local parish council and MP are involved who outed strata in parliament for what they have done! The surroundings to the 250-450k houses on this estate are an embarrassment and need bringing up to standard as a priority for the community who live here. We paid for a house on a completed estate, so finish it!

We had ongoing issues since moving in 4 years ago with our guttering. After months of back and forth and multiple visits with it never being resolved I then got a snotty response from customer care to say we were out of warranty and there was nothing they could do despite it being an ongoing issue that was never rectified in the first place.Also on moving in after a few weeks, we started to feel unwell and found out our boiler had been connected up incorrectly and hadn't been capped off and fumes was seeping into our home according to the emergency gas engineer who came out late one night. We didn't even get any sort of apology from them. Not only that we have had 2 homes on the Ackworth estate and the roads on Turnberry avenue are absolutely appalling nearly 10 years on and have never been completed. Nor has the green that was promised and community centre. Strata just packed up and ran which is really poor. No real follow up or response on when the works will be completed. So many people have damaged their cars on a road that for the most part is unusable. Definitely not what you expect from a 5 star builder!

Bought my first house in Ackworth Instinct estate, loads of issues with snagging but eventually got sorted.10 years later I am still on the estate in a different house and let me tell you this.They have abandoned Ackworth and left the roads, the green and community center in an abominable state.Turnberry avenue is the main entrance to the site. They intentionally left it unfinished due to heavy gods vehicles being up and down it constantly due to building works (understandable)Strata has seemingly decided they have completed their duties yet Turnberry avenue still has no tarmac on it, the curbs on the corners to woodblock road, seals drive etc have massive blobs of asphalt just to stop cars from getting damaged by the curbs.Some of the pavements are unfinished, the green is covered in stones.The council will not take responsibility until they have completed these works.Jim Wren, if you are still on the board you had better get your act in gear as this estate is one of you're biggest and we're only just getting started

I wish I could give no stars!Unfinished jobs should be in the job description to be honest!They've all disappeared and left Ackworth with an Unfinished estate. They've sold all their houses, made their profit and don't care about anything else. The roads are all Unfinished and an Unfinished community centre, even to the point where they've left stones all over the grass which has resulted in windows being smashed when the grass cutters have been!If you're about to buy a Strata house- don't bother! It's an embarrassment having visitors round and they have to dodge the pot holes on the road! Further to this, they build 5 bedroom houses with only room for one car, so the estate is jam packed with cars and an eye sore! Will not go with strata again after this experience.

Strata have left our site and still not finished the roads - which makes it hazardous and unsafe to drive on. The public green area is an unfinished mess (the trees are dead, the grass seed was put down over builders rubble without any top soil and there are areas of just weeds and thistles. There’s also unsightly metal fencing around parts of the area implying work is ongoing, but in truth it’s been left like this for months on end)The community centre building is not finished and therefore not usable.The local council is involved as it is such a disgrace. The local MP has raised concerns about it in the House of Commons. I am disappointed and appalled that Strata have built so many houses yet abandoned the site looking like an eyesore.

It’s honestly as if Strata have just left our development totally unfinished Everyone who comes to my house mentions it, they ask if Strata are still building and are surprised when I say no. You’ve disappeared without finishing the development and continuously providing lacking communications on the matter. We moved here for our first home, and trusted that you would keep your end of the bargain and word. Unfortunately you haven’t and you have broken your word making you totally UNTRUSTWORTHY!It’s a real sad topic to be honest, every time we walk past this vast piece of land that is unused and unfinished and a MESS it’s upsetting.

Disgraceful progress made on the community centre, green and main entrance road to the Ackworth development after many YEARS!! Immediate action required to resolve the state of them. Unsightly at best, unsafe in reality and a sign of how much Strata really care. Throw the houses up for a sale. Don’t worry about the parts someone isn’t paying for. Another month since Strata stated 'Our teams are currently working hard to resolve the issues raised at our Anthem development.'Still no improvement or even a suggestion that remedial works to the roads will take place, namely a large sunken drain cover that has been damaged since approx Oct/Nov 2022, since which has damaged multiple resident, visitor and contractor vehicles. Strata are very good marketeers, encouraging concerned residents and prospective ones that they are 'working hard'. However this could not be further from the truth, no effort has been made to make the site look at least presentable, it is a mess across both Phase 1 and 2. If you want to see a safe site or two look to Bovis or Linden next door, tidy, presentable and somewhat orderly... none of these can be said for Strata. Even their own very nice Seville show home marketing sped-up the team walking near the horrendous road defects across the site. It is interesting they could build yet another show home at record pace isn't it?Sort it out Strata.. It gets boring writing about the same things, and once these issues are eventually fixed I would consider writing a nice review

TrustpilotHopeless management to complete a development
More delays with completing the Elegance development.After a 'comprehensive' timetable detailing the completion of works schedule was issued just a few months ago at the end of 2023 we have now been advised the work won't be finished for another five months beyond the original estimate.It would appear Strata can't manage customer expectations any better than they can manage a completion of a development that's currently in a really poor state of repair.

We’ve been living In our new build for over a year now so it was time to do our maintenance cracks around the house from where it had settled, Jeff came to do this for us, he was very knowledgeable and even filled cracks in from what I’d not even seen myself. He was mess free & also hoovered up at the end of his work :)He also noticed my front door had slightly moved from the settling so he managed to align that back to its position. Great guy would definitely recommend.
