(AVOID AT ALL COSTS) Sale collapsed after 6 months, lack of due diligence and communication We had an extremely disappointing experience trying to sell our property through this branch. We were encouraged to proceed with a buyer who, as we only discovered months later, did not have a mortgage in place. Despite repeatedly asking for updates over a six-month period, we were reassured the purchase was progressing, only for the sale to collapse once the buyer finally applied for a mortgage and was unable to secure one. As a result, we also lost the home we were in the process of buying, which added to the stress and frustration. When we requested our file notes, the information we received raised serious concerns. The notes did not reflect the level of contact we had or the lack of progress we repeatedly questioned. It was extremely confusing and left us feeling misled about how our sale had been monitored and managed. We expected proper checks and clearer oversight of the buyer’s position from the start, especially regarding financial readiness. This entire situation could have been avoided with basic due diligence and transparent communication. Instead we lost half a year, missed multiple opportunities and went through a huge amount of unnecessary stress, all for a sale that was never in a position to complete. To add to this our formal complaint went unanswered. The lack of acknowledgement or accountability has been incredibly disappointing and is the reason we have now instructed another branch.

I'd like to give a mention to Mercedes - it has been a stressful time searching for a rental property as a lot of agencies don't answer your emails/calls and brush you off when a property is no longer available. However Mercedes took the time to call me back really soon after, and although the property I first enquired about wasn't available she was able to match me up to a different one which suited even better. The process has been really efficient, and she has been attentive and accommodating to all my requests. Had an easy and stress-free with Moginie James - Roath thanks to the help of the team and lettings consultant Mercedes Kouzoukis! I'm moving to Cardiff for a new position and unfortunately due to living in Nottingham and in the final months of finishing off a current research project I was unable to attend in person viewings at short notice which had made finding a flat something of a nightmare, but the team and Mercedes were very accommodating and happy to set up a video viewing. In addition any questions I had were clearly answered over the course of the viewing and I was given more info than expected! I'd dealt with several letting agencies in previous viewings and was disappointed with the lack of communication in addition to some video viewings being sent late and not chats as discussed but instead simply videos sent that told me nothing the website didn't, but Moginie sent through text confirmations of my appointments, welcoming emails and were perfectly on-time and informative. So yeah, would recommend.

Please be warned, this agency is a hassle to deal with. If I save even one person the grief me and my former housemates went through I will be happy. No major issues occurred with this company until it was time to get our deposits back. After a year of letting a property through them, we moved out June 30. We were told the deposit would be back in our bank accounts by 10 working days (fairly standard and reasonable I'd say). Yet after the ten days had passed we still heard nothing so I followed up with my landlord inquiring what needed to be done to progress things. There was talk about final bills waiting to come, cleaning bills to agree on, etc etc. After numerous emails back and forth trying to understand what the exact issue was and many weeks passed (in which three different points of contact were made with the agency) I was still unsure of the hold up. We did not get our deposit back until Aug 4 - 25 working days after move out and after much hassle and inconvenience. Absolutely ridiculous. We never got a straight answer as to why it took so long, especially since we heard of others also renting from the same agency getting their deposit back before us when they moved out after us!! And if that wasn't bad enough, they double charged us twice for the"check out fee" as it was charged upon moving in and then again deducted off the deposits. Myself and another housemate tried separately to explain that they made a mistake and showed them all the evidence to prove they double charged us. Yet they did not understand what we were talking about and then stopped replying to our emails. At this point it was no longer worth the hassle, we had been out of the place for over a month and half so we decided to drop it. Please save yourself the stress and go with another agency.
