Romans need to learn the meaning of "Fully managed property". They are extremely unhelpful. Always claiming they will phone back and never do. Even our landlords preferred maintenance company admits that they are awful and has given us his personal number to cut out the useless unhelpful middle man that is Romans. Of late they have been breaking the terms of the lease they have provided us by entering the property unannounced and not giving the proper 24 hours notice that is legally required. During their time in the property that have also been known to touch and relocate our personal items which is not okay. Have tried to make a formal complaint regarding this and like they do with any other issue or query we have they seem to be ignoring it like usual. Very unhappy with their service and am certain I would not choose to let through them again in the future and would never recommend anyone else to.

Having been a Romans’ tenant in a very central property in Reading since 2013, I have only the most positive comments to make, given my experience with the agency as well as the property management, especially as compared to that with other estate agencies in the area. From the outset, Romans agents have been far more professional and helpful in their dealings with me than any other agency and seemed to better understand my housing needs and standards. More specifically, Mr Eltjon Pupla, who was my main contact with regard to my accommodation research, viewings, negotiations and finalisation of the offer, was instrumental in making the daunting house hunting process much easier, smooth and without complications. In addition to facilitating all communication and necessary dealings and transactions, he felt more of a friend than an impersonal estate agent and made me feel that Romans were genuinely interested in helping me find a place I could call home rather than just another temporary accommodation. Throughout my tenancy with Romans, I have felt totally reassured that any issue, whether this is a minor fix within the property or any more complex case, will always be dealt with immediately and with the utmost professionalism from the property management and will be resolved quickly and efficiently. Given some ‘horror stories’ I have seen friends experiencing with other agencies (unattended properties, cases where nobody shows up to fix a problem even after repeated communications by the tenant etc), I feel extremely lucky that I am being well looked after by Romans Property Manager, Mrs Sharon Tubb, whom I cannot praise enough for her professionalism, helpfulness, ethos and overall excellent customer service. Sharon has truly exceeded any tenant’s expectations with her responsiveness, understanding and personable attitude and is one of the most reliable and trustworthy people I have ever met. Her exceptional service and performance in every property related matter have alleviated the stress and hassle relating to accommodation issues and have made me feel that all my housing matters are in the best hands! Bearing all the above in mind, I feel compelled to say that, although Romans have higher fees than other agencies, the services they provide are of high quality and to such a satisfactory level that they are worth the premium for ensuring peace of mind. I would not hesitate to recommend Romans to anyone as the best estate agency to help with their housing needs!

Person I spoke to on phone was abrupt and rude. His attitude towards me was that of condescending arrogant **** rather than someone trying to help a customer. Maybe others in office are nice and it's just him, but either way he reduced me to tears as I put the phone down because he upset me so much. If there is a property I'm interested and it's with Romans, I hope I won't have to speak to that guy again.

What a bunch of crooks! They were advertising a property that I was interested to rent but these crooks wanted an agency fees of £624 to process the application. Further there was a mention that they had end of tenancy charges on top as well. For landlords my advice is if you are going to advertise a property through them then please don't. They are just in the business of ripping off potential tenants & probably landlords and your property will be just sitting there for a long time. My suggestion is that you use the Hamley Mews Estate Agency instead. Brilliant staff and reasonable charges of around £230 to process an application of two and I have just rented a property through them.

I have being a Roman's Tenant for the past 4 years and my experience with them has being on the most very satisfactory. I have mainly dealt with their head of property management for my area, Sharon Tubb who I have found to be very straight-forward and endeavours to explain to me the whys and wherefores; especially when things do not seem logical from the tenant's point of view. And she always gets back to you when you have a problem! And that's the biggest plus in my opinion

I recently completed on a purchase of a new property with Romans (Reading) acting for the vendor. I found them to be very helpful throughout the process, they kept me informed at all times and most importantly when there were problems they were able to assist with getting solutions so that we had a relatively smooth completion. They were able to let me view the property 3 times before I was prepared to finalise an offer, they contacted me after completion to help set up my utilities. I was very impressed by the whole team with particular praise to George Steedman. I have used other Romans offices in the past to sell property as well, and can say that whether as a purchaser or a vendor I would recommend them.

Hi I am staying on let at 27 Riverside House. I am having a very poor experience with the after sales service of Romans. Initially when I took the house on let, they gave me an excellent service (Donna, Samantha thanks so much) but the after sales is a complete let down. The hob is not working since day 1 & I have been emailing & calling so many times to fix this. I went to the Market Place office also but in vain. It is almost a month now but no rpogress. I have 2 toddlers who eat pressure cooked food but the hob is not working since I shifted. I am tired of follow ups, its really frustrating! The vacuum cleaner is broken & that too has not been replaced. Inspite of paying for the services the quality is very poor. I cannot contact the landlord also because this is a managed property. I am helpless.

If you are a tenant, avoid Romans at all costs. Their fees for tenants are many and extortionate (~£600 for moving in, excluding deposit and rent) and they will look to give you a charge at every possible opportunity. They have no interest in serving your needs and will use their detailed contract to lock you down and give no compromise. If you have any problem with their service they will find a line in the contract that excuses them and will brush off your concerns and simply tell you are welcome to leave (which of course they will charge you for). They have no interest in helping or working with tenants and no respect for your privacy. If you do not comply with what they want to do with the property they will threaten to evict you even if you pay your rent and fees all on time. They will regularly want you to allow access to what is supposed to be your property and will not compromise on times to the point where they are perfectly willing to let themselves into your home when you are not present and you are supposed to just trust these strangers without your supervision. For your sake and your bank balance, avoid any properties managed by Romans at all costs. It is not worth it.

It didn't start well. But mishaps happen and it is the way a company takes ownership and handles an issue that really shows their calibre. We'd had a slight issue and I was livid. However, Charlotte, the manager, listened, investigated and remedied the issues professionally, amicably and swiftly. Because of this, I wouldn't hesitate to recommend the team at Romans. We're all human and we all make mistakes but Romans, led by Charlotte handled it superbly and provided exceptional customer service in resolving my concerns. Thanks, Charlotte!

I am relocating to Reading from the US and stopped into Romans to see what properties they had available. As a walk-in, I found the staff friendly and helpful. I was provided with a list of currently available flats which met my criteria, and set up appointments to view several of them. I promptly received email confirmation of the viewings which was extremely helpful. I had several appointments, one after the other, set up for the Friday of that week. The agent at the first property was kind enough to drive me around to the others, as it was raining that afternoon. He was also able to provide me with some general feedback about the area and neighborhoods. Overall they are a very professional service and I was pleased with my experiences.
