Great customer service from all members of the M&Co team. They really care about the needs of their landlords and tenants. All staff are very professional and friendly, but a particular mention is needed for Gemma and Louise who have been extremely helpful over the last few years letting multiple properties for us in a short period of time. I'm really impressed with how efficient and informed the service is and look forward to continue working with them in the future. Dealing with property matters can be very time consuming, but Martin and Co endeavour to get you through the process with as little stress as possible and with all the information and support that you need. I highly recommend them whether you are interested in sales or lettings.

I have been selling off my buy-to-let properties now that I am retiring and have just agreed a sale of of the last flat within 10 days of putting it on the market. The team at Martin & Co. Plymouth have been really good to deal with and Janine in particular has done a really good job of liaising with all parties and keeping everyone happy which is not always easy.

We are very grateful to all at Martin & Co for their help. We were unable to sell our apartment due to Covid. Two purchase offers stalled just before exchange. After 7 months trying to get it sold, we contacted Martin & Co who were optimistic about rental prospects. Louise was very positive and found an excellent tenant for our property without delay.

A quick review of my experience with Martin and Co thus far, 7 weeks after my tenancy ended:- 7-4-19 - still a tenant I go to the place and find heating on full, food left out to rot, already had a mice infestation, spillages all over kitchen counters, left bathroom window unlocked and slightly ajar, drawers had been opened and gone through. I sent all photos and asked for everything to be in writing. 12-4-19 - they finally respond and say on their system I took the keys back on 25th of March. A LIE, I posted them through letterbox with photos. 16-4-19 I send email requesting gas meters readings as gas company charged me another month despite me saying I’ve moved. 20-4-19 - they respond with the INCORRECT gas reading, 13 days since complaint lodged and there has been no acknowledgement of it. 27-4-19 - I complain again after 20 days, warning I would take it further. 4-5-19 - after ignoring me for a further 8 days, they email saying he’s “chasing up deposit” 16-5-19 - no acknowledgement of request after 39 days. Hasn’t contacted me since 4th May. Time to take it up with Property ombudsman as per advice from citizens advice. Horrific treatment of a former tenant and absolutely no acknowledgement at all.

Dear Fred, We're extremely disappointed that you evidently feel that we have not delivered the end of tenancy experience that you would expect. We do acknowledge that in this instance our post-tenancy communication has not been as effective as we would have liked it to be. We also understand that the length of time for a deposit to be released can be a source of frustration. We have tried to call and email on numerous occasions to apologise to you for our delay in communicating with you but also to address some of the factual inaccuracies that you have highlighted. You should be aware that deposits are held within the Deposit Protection Service on behalf of a landlord and we have no authority to release without their explicit authority. Whilst we do try to progress matters in as timely manner as is possible and encourage decisions to be taken by landlords, we do understand former tenants frustrations when release takes longer than anticipated. If you really do want us to explain issues and investigate the concerns that you have, please do give me a call on 01752 255 255 so that we can draw matters to a satisfactory close for all concerned. Kind Regards, Chris Whitaker (Managing Director)

Rude staff, blame everything on you, when it's not your fault, and when they do find out it actually it is not your own fault, they do not apologise or nothing, they make out you have done something wrong and make you feel like the bad guy, you phone them up, they say they will get back to you and never do, and if your late of paying your rent, they send you a not nice email, even know it's been paid lol and always passing the buck, if you want to make a complaint about someone in the office they come back to you saying actually they were not rude lol cannot make this up, anyway 1 star for bad service

Awful

Starting with a misrepresentative exit schedule of condition, and then incredibly slow at dealing with deposit return. Months after tenancy the deposit still not returned and e-mails left unanswered. AVOID this company. The staff I dealt with were unprofessional and frankly rude.Addendum to address their reply below:The reply below suggests I am unknown to them but I handled the dispute on behalf of a friend because she was so upset at how she was being treated. I also assisted her with the entry and exit schedules which were highly misleading. I am a Fellow of The Royal Institution of Chartered Surveyors with 30 years experience. A great deal more experience than any of the staff at Martin & Co and I was quite appalled at how the post tenancy process was handled. I have no reason to criticize them other than recounting my experience in my dealings with them. Whilst their managing director (below) may be competent it is only after writing a damning complaint he came on the scene. As a retired property professional I am able to deal with the tactics that they adopted but many would not have the experience to face it. I can only hope that they take heed and improve heron and ensure that exit schedules are prepared fairly without specialist surveyors being needed to ensure a fair outcome and that they treat tenants reasonable representations reasonably! What ever protection is available through the new deposit schemes there is still scope to exploit and bad behavior should be highlighted when encountered.

GA · 21 February 2020

Agent replied

Dear Giles,I find your review a little unusual...I'm afraid that we have no record of you or any tenancy in which you have been involved. Your profile shows that at the time of this review you have been living in SE Asia for over a year, so I can only think that it has been left in error or is extremely dated. We check-out over 400 tenants a year and employ a full-time inventory and check-out clerk whose role it is to compile the requisite reports and schedules of condition. These reports are sent to our landlords for review so that they can provide us with direction on the release of the security deposit. We are not authorised to release deposits without their explicit authority. Any proposed deductions must be formally priced and quoted and this can add to the time for a deposit to be released. I have never heard of the kind of delay in deposit release that you suggest. All our deposits are held within the Deposit Protection Service (DPS) and there is a mechanism, for tenants to submit single-claims via the DPS should a delay be deemed to be of an unacceptable length. The processes that we employ are always in line with lettings best practice. We are proud members of the Association of Residential Letting Agents (ARLA) with oversight provided by The Property Ombudsman (TPO).We are always keen to continue to improve. If you do have a genuine grievance, I can only suggest that you get in touch directly on 01752 255 255 to discuss.Kind Regards,Chris Whitaker Managing Director

While looking for a place to let, I have frequently emailed asking for information about properties and never receive a response, so I had to call them to book a viewing. I took unpaid time off work to view a flat today and the agent didn't even show up. I was showed around the property by the bewildered current tenant. I had heard horror stories about Executive Lets from multiple people before, and should have listened. I don't know why Martin & Co would get involved with them?!

Overall, very disappointing. The management is professional and prompt in dealing with emails, but the staff often fail to respond to requests and errors which then have to be dealt with by the management. This can be time consuming, frustrating and inconvenient. Recent changes at the Inland Revenue have led to Martin's & Co. proposing a raft of increased fees for landlords in order to sustain their profits. As yet, requests as to how much these fees will be have not been fully answered. The agents have twice recommended increasing the rent for my tenants, something I'm not willing to do. Times are hard and I don't want my tenants to be hit any harder. I have asked to end my contract with Martin's & Co. and continue independently: the charges levied for this are £432 incl. VAT - punitive and unreasonable.

Mr Butt, We are always extremely grateful for the feedback that we receive from our landlords. We appreciate there will always areas for improvement and the lettings team thrive on continually working to raise the bar. I'm thankful that you have taken the time to revise your thoughts and that you are happy with the tenants that we have found. ***Updated Mar 19*** Dear Mr Butt, We are disappointed that you have seen fit to completely re-draft your previously positive review and reduce your satisfaction rating with our service from 4-stars to 1-star. It is also a shame that you appear unwilling to respect the very clear terms of our management contract, opting instead to misrepresent our position in the review above. Can I suggest that if you have a contractual concern that you raise it directly with us. If you are unhappy with the response, you are perfectly within your rights to refer the matter to The Property Ombudsman, with whom we are proudly affiliated and whose rules, regulations and guidance we follow.
