GoogleWe’ve had a great experience with our property manager Amy Cruickshank. She communicates well, maintenance requests are handled promptly, and she’s always accommodating when we have special requests. We really appreciate her professionalism and responsiveness.

GoogleUPDATE: Comfort Lettings responded to my post within a day saying they are committed to seeing apartments are attended to quickly when informed and so far they've done that so good experience so far. There are still a couple of items which in fairness I believe are on offer for replacement or they're awaiting contractors to attend to but definitely very good attention to detail at present. Got to keep at 4 stars until those last few things are fixed 😉 but looking positive Ropewalk Court flats. My daughter's year 2 accommodation looks nice enough and the agency continue being fairly responsive Will review again in a couple of weeks. 👍🏻👍🏿 Location close to city centre and amenities - if these young people ever get the chance to enjoy their lives.

GoogleMy son and his student friends rented a property through this company. Not only are they extremely slow at repairing any issues within the residence. The landlord and the agency made the house completely inhabitable for an extended period of time. They offered zero concession until parents had to get involved, had zero empathy, did not care about the welfare of these students, and just took full advantage of the naivety of young adults and the covid-19 situation. Broken bedroom window took a month to be repaired, even after reporting it several times and this was in the middle of winter. The students were not offered any relief on bills during covid-19 even though they had come home. I would not recommend anyone living here but if you do, read your contract details so you have the right to terminate if you are not satisfied and have the right to withhold payments where it is reasonable to do so.NegativeResponsiveness, Quality, Professionalism, Value

Hello Marina - We understand the sentiment of your review given your understanding of events and rights, however, we do not agree with your understanding and consequently your conclusions despite these being heartfelt we are sure. The tenants had a difficult time in the property with the on set of Covid-19 during their academic year. The Landlord and Tenant had a contract in place for the exclusive rights to the house for 51 weeks but the tenants voluntarily decided to lockdown at second homes, such was their choice. The Landlord was not responsible for this choice and certainly not Comfort Lettings. In terms of bills, the tenants did not proceed with due process - when they enquired and we replied with the need for the provision of information (sent via email as recorded on our systems) - they failed to reply any further. There was no offer that could be made therefore to the Landlord on behalf of the Tenants. This is not a fault of Comfort Lettings. The Tenants signed a Fixed Term tenancy agreement and the right to cancellation is limited in such circumstances as per the Housing Act. This is the risk imposed on tenants for taking occupation of a house and nothing that Comfort Lettings could do could eliminate this risk on the tenants behalf. Comfort Lettings have no direct decision making capability for the operation of a contract between Landlord and Tenant. We believe the information Marina has about the window is short of some facts as she has never been directly involved as Marina's view is 3rd hand information. The window was broken because the tenant failed to secure the window using the working handle during extremely high winds and rain - this is documented and accepted by that tenant, who is not the son of Marina. The window was in working order and through fault of the tenant's inaction to secure the window, it broke the inside pane of glass. The landlord fixed this window at the landlord's cost - It is our view that this was the Tenant's responsibility to resolve given that they broke the item via their own inaction. Further, on the evening the window broke, the tenant contacted the emergency contact details for Comfort Lettings. The Branch Manager attended the house the same evening to discover that the roof window was was left wide open in torrential rain when it was still in working order to be able to be closed, locked and successfully keep rain out - The inside pane of glass was broken and the Branch Manager removed loose pieces of glass and tested remaining glass for safety, which were secure. The tenant had left the property and window wide open after witnessing it being open, expecting that Comfort Lettings as the Landlord's representative should attend on an emergency basis to close an open window that was in working order. This is not performing in line with the Tenancy Agreement and a 'Tenant like manner' as established in UK Housing Case Law. The tenant was at fault here but it appears that the story has evolved as it is passed to housemates and then onwards to parents of housemates. That said, the landlord did resolve it at their expense and the tenant was not charged for an emergency call out despite it being a matter they could have reasonably resolved, as is their duty in the contract and under Housing Act law. Roofers and glaziers were immediately very busy repairing hundreds of windows and damaged roofs from the extreme weather of February 2020. Given that the window was secure, safe and posed no threat, it was delayed versus other essential repairs across the city as relevant contractors had large order books for repairs during that extreme weather - I hope that Marina would agree with such prioritisation by contractors if her son were ever in a situation where their property had a live unresolved leak whilst non-essential maintenance was prioritised by roofers and glaziers. They were very supportive in finding additional tenants for us and any issues we reported, including maintenance requests, were always sorted promptly. Sophie always let us know well in advance when there would be house viewings or when contractors would be accessing the property. They were also quick to return our deposits and very fair on the amount returned. GoogleTom at Comfort lettings helped me out of a difficult situation with an old Tennent and help us get the house completely re-done and managed the project so well, we really didn't have to do anything. We couldn't have done it without his help. It then took just two weeks for us to get new tenants and Sophie again has done a great down in organising the whole thing with the new Tennant us as landlords really had nothing to do but just simply trust the process. We couldn't recommend Comfort Lettings highlight enough!!!!

We have had two dedicated, long term property managers during the time Comfort have been managing our property; Sophie Reed and Hannah Bennett. Both are extremely professional, personable, polite and efficient in communication, prompt with supplying information and arranging maintenance, and genuinely seem to have the best interests of both tenants and landlords at heart.
