Hello Kassia. Thank you for taking your time to leave us a review. Naturally, we are disappointed to have been left a 1-star review, as we always do our best to resolve issues and queries. In your case, there was cleaning of communal areas amounting to £150 which was split between the 5 joint tenants. Unfortunately, we cannot distinguish who did what, so the deduction is jointly shared. If this was unreasonable, the deposit scheme arbitrators would not allow the deduction. However, as this deduction was not disputed or upheld with the deposit scheme, then it suggests it was in-line with the original agreements and fairly levied. Deposits are held as tenant's funds, so the burden of proof is upon the landlord should they wish to make a deduction to them. There is end-to-end oversight of this process through via the ADR procedure that protects tenants monies from mis-appropriation. I hope that this information is helpful in knowing that deductions are taken seriously and evidenced thoroughly given the process that we must go through in order to have these approved. Hi Joy. We are disappointed to have been left a 1* review. I can see from our notes that you and your group were charged £70 in total from your deposit of £1500 for re-decorating a room where blu-tac had been put onto the walls. I can also see that we had a discussion about the removal of books that were delivered to your property during your tenancy which you did not feel was your responsibility despite accepting the delivery of them. We didn't agree on this point as you took delivery of these goods and then left them in the house when you vacated, however, in the end, I can see that your Landlord agreed to remove these items from your house at no cost at all. We always do our best to find a resolution regarding deposit returns, but it is helpful to note that there is a third-party arbitration in place to oversee deposit claims and disputes to safeguard your deposit. If any proposed deduction was not in line with the agreements in place, then the deposit scheme would intervene to stop such a proposal.
