Simply Brilliant I can't begin to thank Nicholas George but more specifically Lucy enough for her hard work and dedication to the sale of my property. She was extremely professional and managed the whole process superbly. Her communication was excellent and the way she liaised with the buyers estate agent and solicitor was impressive and ensured we were able to complete the transaction in a timely manner. I would highly recommend working with Nicholas George, prior to the sale of my apartment they also did a great job letting it out for me and I had no problems at all. Once more - Many thanks to Nicholas George and again to Lucy, she was amazing.

Max stepped in and promptly and professionally resolved an administrative oversight by one of the less experienced members of the team. Mistakes will occur but what counts is how they are resolved and Max gave me a sense that my custom was important and they wanted to rectify the error which it was and with very good grace and I am now confident that I am valued. I would recommend Nichols George.

Nicolas George came highly recommended to us and we thought we had hit the jackpot when we found a beautiful property being let by them - great place to live with great customer service for tenants? Unfortunately our experience with them didn't live up to their reputation. No one would answer the phone and when we emailed, we were always promised people would contact us but they never did. After a month of chasing (we weren't allowed to view f2f or even have a video viewing(?) whilst the property was tenanted due to corornavirus), with reassurance others (Max/Nick) would contact us but they are 'short staffed' so to be patient, we were finally told (again only after chasing) that the property had been let to someone else. Completely left us in the lurch and with both me and my partner working for the NHS, we really do not have the time to chase like this.NegativeResponsiveness, Professionalism

Dear Holly, I'm very sorry to read this review and hear that you have had a bad experience with us. It is true that, no doubt like countless firms, we have been working under particularly trying conditions over the last few months, with a limited staff, a number of whom are working from home etc. I accept that our efficiency of communication has at certain times not been as great as usual and am very sorry for this. Whilst I imagine you have now found somewhere, do let me know if I can help with anything or if you want to correspond about the above matter further. BEWARE!!! If you have any dealings with this estate agency, ensure you are always present in the property if they send any contractors. These individuals will breach your privacy through data stealing and carry out unauthorised filming of your belongings. They will refuse to deal with the breach and ignore you in your attempts to have the breach contained. Shameful behaviour. DO NOT TRUST!

I arranged through them an appointment to view a property for the next day. A few hours later, same person called me back, asking if I could change the appointment to another hour, and I accepted (moving a lot of my schedule around). Next day, thankfully I decide to give them a call a few hours before appointment to check, since I hadn't received any written confirmation from them. They said property's been given and nobody even bothered to call or text to inform me. If I'd gone to the appointment I'd have waited around for nothing. I don't believe this is the level of professionalism that I'd seek in an estate agency.

Agent replied · 6 July 2023

Dear Mehmet, I am very sorry to hear this. Whilst I am not certain of the exact timings, it looks like we agreed a let only on the morning of the day of your viewing. You would have been called by our office before your viewing was to take place, but it sounds like you called us first. We are in the middle of our busiest time of year and it is therefore not always possible to alert viewers immediately once properties have been let - we would have let you know though and would not have allowed you to just turn up to the viewing. Sorry again. Max Redgrave - Managing Director

I’ve been waiting to hear a decision on a house before I voiced my opinion on our dealings with NG. Now I know we didn’t get it I can be honest. I’d like to make it clear I’m not leaving a bad review because I didn’t get the house. The landlord had choices, he chose someone else, these things happen, however I’m appalled with the lack of professionalism and care NG have displayed in our short time dealing with them. 25/06 - arranged a viewing, arrived at the property only to get an email received less than an hour before the viewing to cancel. No apology for the late notice. I ring the offices and Joanne picks up, I explain the situation only to be scoffed at and talked down to like I’m the idiot for expecting some level of professionalism. 02/07 - viewing no. 2, agent is nowhere to be seen so I knock on the door and luckily the tenant is happy to show me around. I get a call from the agent 10 minute past our agreed viewing time and explains she’s late. She finally arrives half an hour late to the viewing at which point we’ve already seen the property and have been waiting outside for her to arrive. 04/07 - we visit the offices to fill in the application, with all the paperwork in hand we were told we’d need. Despite us telling the agent we’d be there on that day, Joanne acted as though we she had no idea we’d be there, talked to us like we weren’t good enough to be there and looked at our applications like we’d drawn vulgar childish scribbles all over it. We genuinely left feeling totally inadequate and undeserving. We were told we’d get a call from the landlord within 24 hours. Today - we’ve heard nothing. I ring to chase and Joanne again has no idea what’s going on and isn’t willing to find out any information for us. Totally useless. I return a missed call and she says “yeah, it’s gone, ok bye”. No explanation, again no apology for not hearing from them and zero customer service skills. I understand your rentals are not a top priority, they’ll go either way so why put the effort in, right? Needless to say we won’t be looking at any properties advertised through NG and I’m feeling rather relieved we didn’t get this one, can’t imagine the incompetence if we were living in one of their properties and needed them to do their jobs 🤷🏻‍♀️

I have been renting out my property with Nicholas George for around 4 years now. I don’t live in Birmingham anymore so really need a management company I can trust to make sure my property is being looked after. I’ve always been really impressed with Nicholas George, issues are resolved quickly and my tenants have seemed happy too. I really appreciate the updates on how the property is being kept, especially as we aren’t able to see it often ourselves. Would definitely recommend to people wanting to let their properties out.

We are renting through Nicholas George from Hong Kong now for almost two years and everything has gone remarkably smoothly all the way from purchase through to letting. We have had no problems and all queries have been dealt with promptly and efficiently. Particular mention to Max who was very helpful and cooperative during the purchasing process particularly as we were overseas and could not even view the property and needed to submit all documents through post or email. I would recommend Nicholas George to anyone looking for an estate agent or property manager without hesitation.

Called regarding a property, cate on the phone claimed she knew my living arrangements and claimed she didn't like my attitude despite me being polite and contained about her accusations. Then she rudley hung up the phone, stay away as the staff are rude. Saying "no you dont" calmly is not considered rude by anyone's standard. No foul language, no tone and definitely no abuse. Your reply is false.

I'm sorry we were unable to help you, perhaps it is for the best that you use another agency. Kind Regards, Max Redgrave - Managing Director **Edit - Dear Vlad, like I say, Cate's version of events is rather different from your own. Staff are nice, but after we did a viewing, we went straight to the office to sign the papers. This was on Friday. They said they will let us know everything on Monday. Now today is Wednesday and still no news. All I can hear is “we haven’t heard anything from the landlord”. Also if you try to phone them first thing in the morning it says that the phone lines are working from 9.30. I could only contact them at 11 and still no updates

Dear Andrius, thanks for your review and I am very sorry that you have not been entirely happy with your dealings with us. As you say, unfortunately it took a little while longer than normal to get a formal response from the owner of the property you applied for. It is also unfortunate that you tried to call us on the morning we were having staff training, which led to the office phones being turned on half an hour later than normal. Anyway, I understand you have now spoken to my colleague Scott, who has booked you in to see a few more properties with us over the next few days. Hopefully one of these will be suitable for you and we can move forward with you as a tenant. Let me know if I can help further with anything. Max Redgrave - Managing Director

What a joke company!! Please please read this and save your time & money. They tried to rip off my partner from his deposit even though we scrubbed the place to the tea and left it in immaculate condition. Left it Better then he got it. Cant stress how fraudulent this company is if i tried. Read this & Save yourself! They’re all such con artist! They’re super friendly before you take on the tenancy, but lazy once you move in & then the table turns completely when they try to do you over for your deposit. It angers me just talking about it again! Save yourself!

Mina · 7 July 2019

Agent replied · 6 July 2023

Dear Mina, I'm not sure exactly who your partner is, but if you can let me know I will happily look into their case specifically. Speaking generally however, we are NOT a fraudulent company. We have been letting and managing properties for over 30 years and are generally carrying out 25-30 move outs every single month. If we here are all such 'con artists' as you put it, I would strongly doubt we would have been in business so long and would expect that we would have had far move negative reviews suggesting that we do not handle deposits fairly at the end of the tenancy - as it happens, your review is one of the only ones that mentions this. We are members of the TDS (tenancy deposit scheme) and all deposits are registered correctly. All outgoing tenants have the option of disputing any decision we make about a deposit. We handle deposit issues fairly and for this reason we have very few disputes. Like I say, I don't know who your partner was, but just perhaps they did not leave the property quite as nicely as you make out. I am happy to discuss matters further with your partner if they would like to call me at the office or email me. Max Redgrave - Managing Director

Had the pleasure of dealing with this company for the first time. Lucy and Mark conducted the viewings. Compared to certain other agents, definitely amongst the most professional, well turned out and well informed agents! clearly knew their job and exactly how to conduct a viewing. They arrived in their company cars (which always is a good indicator of a quality firm) 5 minutes early and were very friendly and helpful. They handed me the neccessay pamphlets regarding the process. No rush.... I could take my time . They followed up afterwards for relevant feedback and Lucy in particular was very prompt in expediting a query i had raised regarding one of the properties. This enabled me to make an inforned decision without unnecessary delays. They left an excellent impression of a well run agency.

I took over a tenancy with Nicholas George in February 2016 and it was the biggest mistake I ever made. Constantly chasing them to have jobs done, we had someone attempt to burgle the property and they nailed the piece of wood that broke off back onto the damaged door rather than have it replaced. The police investigators were disgusted. We had a leak basically the whole time we lived there and they constantly ignored our requests to have it fixed which caused enormous water marks in the spare room which made it unusable. We then had a burst flexi-pipe that stopped one of the sinks in the bathrooms from working and it took them 13 months to have it fixed. 13 months without a sink in the main bathroom. When we moved out we had the most horrendous experience with Tracy Eley the supposed manager who has the worst etiquette and customer service I have ever experienced. She refused to provide a reference for my new tenancy; after her colleague agreeing to, unless I had officially handed in my notice. She stated it would be a week turnaround and in that time of new tenants were found I could not retract my notice and regardless of whether I was accepted for my new property or not (I was) I would have to vacate. A week before we moved out the top floor bathroom (3 story townhouse) flexi-pipe burst (the one we had warned them about for over a year) and could've caused massive damage if we hadn't of known what to do from the last time it happened. In less than 3 minute water had soaked through the carpets and even made it through the cracks in the plasterboard ceiling of the ground floor. This left the carpets reeking of damp. We reported it immediately and provided evidence as always. Dominic Knight did the pre move inspection (my friend had been at the property 2 years prior to myself moving in) as we had been in the property so long and walked through stating "It's in great condition" We followed everything on the end of tenancy list to an inpeccable standard even using the carpet cleaning company they suggested. When the handover of the keys took place again Dominic stated we had done "An excelled job" but they have retained £220 from the deposit and failed to provide any evidence as to why, having called to request 3 times. I have contacted my solicitor, TDS as well as logging formal complaints on their authorising boards such as ARLA to alert them of their misconduct but I would save yourself the hassle and go to a different agent as it's not worth the time or trouble! If I could rate this less than one star I would. They are con-artists and cowboys and should be avoided at all costs. ** Reponse to Max ** Dear Max, thank you for publically defending your colleague, a common theme among your review responses, the expression "Thick as thieves" comes to mind. I too would like to address your inaccuracies based on having zero contact with yourself whilst a tenant with Nicholas George. Thank you for reminding me to note that your company, upon written request from the tenants approved dogs to be housed at the property with an additional payment of £100 to your office. I love your exaggeration about my pugs urination as I'm highly confused as to one small dog can bring a whole estate agency to their knees. The claim of replaced carpets led you to charge £220, I dread to think what carpets you've laid for that price. Also to note for your dear Tracey that length of time served with a company is not proof of professionalism or ability to complete a job nor is the length of time you know a person, even the notorious Harold Shipman spent many years as a doctor before he was outed. I do hope your public emotional outburst again shows your unprofessionalism to prospective tenants and landlords. If you do happen to read this, feel free to reach out to me as I'm more than happy to provide evidence at anyone's request of every statement made. All the best Max!

Thomas · 7 July 2019

Agent replied · 6 July 2023

Dear Thomas, I am sorry that you feel you have had a bad experience with us and have felt compelled to write this review. I am afraid however that your review contains a number of inaccuracies, which leads me to question a number of the other claims you make above. As you have decided to get personal in your review, I would just like to comment that I have worked with our office Manager Tracy for more than 13 years. She is unfailingly efficient, a massive asset to our company, and was I am sure only doing what was necessary to protect ourselves and our Landlord client - in other words, doing things by the book rather than cutting corners or taking chances. Is it perhaps possible that your own manner was not entirely pleasant towards her and indeed our other staff, which in my experience often leaves people not feeling compelled to be particularly helpful in return?? I would have to look into your maintenance issues in greater depth to assess timings and exact circumstances, but obviously ideally these things are dealt with at the earliest opportunity, which is in everyone's interests. Unfortunately it is not always possible to fix every issue at the first visit. You go on to state that you used our suggested carpet cleaning company at the end of your tenancy - having just spoken with him personally, it seems this is not correct. In fact WE have had to use him twice now in an attempt to rid the house of the smell of the dogs you were keeping there, and which it seems you had allowed to urinate everywhere. Sadly it seems these carpets are now going to have to be replaced, as the smell appears to understandably be putting off prospective tenants (and which indeed led us to decide not to view the house whilst you were still in occupation). With the greatest respect, we are absolutely not 'con-artists and cowboys' , otherwise we would not have been trading for 30 years. I do hope that those reading your negative review will balance it against the 150+ positive reviews on our company website from tenants and Landlords alike. Max Redgrave - Managing Director **Further response to reviewer** Dear Thomas, I have defended my colleague because I felt your personal attack on her was unfair. It was not an emotional outburst, merely a statement of my opinion. I do not recall ever having to defend any of my other colleagues in any of my other Google review responses, as they are not generally attacked personally. In all her life, I'm not sure she has been insulted as much as being compared to the country's worst mass murderer for years! You are correct that you had permission for ONE dog - we sometimes give such permissions mid tenancy, providing the tenants agree to sign an addendum agreeing to have the carpets steam cleaned at the end of the tenancy, as well as paying an additional premium on the deposit. According to our records, and having checked with all of our staff, you did neither, and got the dog anyway. You were clearly aware of the smell, as I have just learned from my colleague that your housemate was in fact burning incense at the move out meeting!! For the avoidance of doubt, as you seem to have misunderstood, the £220 proposed stoppage was for a kitchen clean, as well as a deep carpet clean. Like I said, the carpets it seems are going to have to be replaced, which will wrongly cost the landlord, not yourselves, a whole lot more than this. I wish you luck in your new home - hopefully it will be a more successful experience for you, your dogs, and indeed for the agency from whom you are renting....

If you don't respect your time this is the estate agent is for you. As I guarantee You they have even less respect for your time. 2 showings in 1 day and both cancelled literally the last minute before the viewing is due. Reading the other comments in hind sight there is a clear pattern they only care about recieving payment and have total disregard to everything else. There excuses are; we received payment so basically "piss off". Instead of making excuses change your system so this no longer happens and seek to sincerely apologise and make discrsumpled customers Feel valued by giving a solution

Alex · 7 July 2018

Agent replied · 6 July 2023

Dear Alex, I really am very sorry that you and Lauren have missed out here. To say we have no respect for our customers however is, I am afraid, simply not true. Sadly in this kind of business it is not possible for us to keep every person happy all of the time, as inherently some people are missing out on properties they liked the look of and were booked in to see. I have looked for property myself, I know how frustrating it can be, believe me! We are always looking at our business and how perhaps we can improve upon all of our systems, we do not like to stand still. I would welcome your thoughts on how you think the securing of properties process would be managed in an ideal world. Some agents have multiple applications running at the same time, only to let people down later in the process. Others are running applications and still carrying out viewings, which again in my opinion is really wasting people's time. On the whole, having run this process for many many years, I feel that our approach is the fairest of those options available to us, though again I am happy for you call me at the office, or email max@nicholasgeorge.co.uk to discuss further. Probably a great Estate Agent if you are greedy Landlord. Less so if you are a handworking, honest prospective tenant. I own my own property and need to rent because of a move for work for a year or so. I've never missed a rent or mortgage payment in my life, can easily afford the amount asked for yet my money is not good enough for their Landlords. Would not recommend if you have a situation where you need to rent and your situation deviates from the norm at all. The staff I dealt with were pleasant enough but a little more common sense and little less 'computer says no' would be useful. Not had a problem renting with other agents in my same situation.

Tamzyn · 7 July 2017

Agent replied · 6 July 2023

Dear Tamzyn, I am very sorry you have felt compelled to write this review. I hope you appreciate that we have a duty to all of our landlords to try to do the very best job for them. Part of this job is to try to minimise the risks in what is inherently a slightly risky business of property letting. As I am sure most decent agents do, we have an affordability calculator to assess what level of guaranteed income is required to rent a property of a certain rental amount. Sadly it seems that your situation did not meet these requirements for the property you were looking to rent. With the greatest respect, I am sure you are an honest and hardworking person, it's just that we have no history with you whatsoever and therefore need to go with the black and white figures of the situation. I would like to say that on the whole we are a flexible agency with plenty of common sense, and certainly not a 'computer says no' attitude. I do hope you will not judge us too harshly for trying to do our job properly and am more than happy to speak to you should you feel you want to discuss your individual situation further - Max Redgrave - Director

Nicolas George have been letting out 2 apartments for us for 3 years now - in fact we transferred one apartment to them specifically because the previous letting agent for the apartment (in Kings Heath) were so awful ! We've had nearly 30 years' experience of letting out properties through letting agents in different parts of the UK - and have to say that Nicolas George is the best (with a Cambridge agent coming a close second !). They've always been responsive, efficient, sound in their advice and have fully managed the properties really well - always ensuring that the high standards of accommodation we seek to offer to tenants is delivered ... Feedback from tenants has also been really good - they've all stayed for decent lengths of time, renewing their tenancies, and finding new ones when there is the occasional change has never taken more than 2 weeks ! Cannot recommend them enough - they're a great mix of being professional yet friendly.
