A highly professional agency, they diligently coordinated with both parties from the outset, ensuring a thorough and professional resolution. They generously permitted me to inspect the property on multiple occasions, addressing concerns with the vendor and facilitating a fair negotiation deal that benefitted both sides. Nicholas George took on our Block in Harborne 2 years ago and we have been very happy with their services. Max and Linsey are personable, approachable and seem to have a sensible approach to managing property. We now have no reason to look elsewhere for a Block Manager any time soon.

Nicholas George have worked with us for 18 years, to rent our Bristol Road property adjacent to Birmingham University. They have always secured reliable tenants, and dealt with maintenance issues quickly and fairly for us and the tenants. Inspections are conducted at the agreed intervals and the reports sent promptly.

I have 100% unequivocal proof that this company can be deceptive - now I don't know if it is rife throughout the culture of the company or not. I went to view a property - I liked it! I put in an offer. I was then advised the property had been taken off the market because the landlord had agreed a new tenant. I then waited a couple of days quite despondent. I then called the company again with a different more english name and was told it is available!!! I then emailed with my asian name as I did originally and explained I just called up and you said it is available - immediately as if in shock I was given the necessary documentation to apply for the property! I am not sure what happened there. But I sincerely hope it was a one off! If not please put your house in order and don't make people feel like they are not valued whatever their race - or at least train your staff to do so - and if landlords are asking for more english tenants you will have to refer them to an equality act of some kind. What is telling is one star reviews normally get a response from the MD of the company in this case he hasn't because he knows the allegation is quite serious and/or quite frankly it may all just stem from him.

Dear J Smith, I'm afraid your '100% unequivocal proof' is actually flawed and would suggest you get your facts straight before making such sweeping and serious allegations against my company and by implication myself directly. Firstly, let me point out that we let hundreds of properties each year. As a fabulous multicultural city, Birmingham attracts people from all over the globe. We have tenants from dozens of different countries, all with wonderfully sounding names from Tom to Dinesh to Inese to Aruna to Bareez to Yves to Alfonso to Nick. Any suggestion that we favour people from any particular background is categorically untrue. There are several possible explanations for the situation you describe above, the most likely being the fact that perhaps a tenant was provisionally accepted for the property you were interested in but then subsequently pulled out or had an issue with their credit check and hence the property was re-added to the market and became available again. If you would like to tell me which property you are talking about specifically, I will tell you exactly what happened in this case. I actually try to respond to all reviews, both positive and negative - you only left your review an hour or so ago, so haven't given me too long to respond! I am sorry that we appear to have upset you, but I think perhaps you need to get your own house in order and brush up on your fairly mediocre detective skills before making such nasty accusations of deep-rooted racism within our company which again are totally and utterly untrue. Due to the specific circumstances, including the fact that I was over 100 miles away, the sale proceeded without any major difficulties. Gave us a moldy flat and when leaving charged us for limescale. Charged us for a broken table that their own maintenance people broke. Charged us for not giving them the letter box key when I recorded a video of me putting it through their post 😂 gotch ya there. They took 2 months to fix our hot water which is a human necessity and only took action when we got lawyers involved. Took over 5 months to get us access to the gated parking which we paid for. Since for estate agents there is not much money in rentals, these guys count on your end of tenancy to shaft you with a massive bill and they will lie and cheat to steal that money out of your wallet. No matter how cheap the house/flat is, stay away. They are a very dodgy estate agency who are professional liers.

They will try it on and charge you for ‘professional cleaning’ at the end of your tenancy. It will be an extortionate amount and unless you’ve really left the place in a state I recommend just disputing it with the TDS, as you will probably win. NG are complete chancers and most of the staff I spoke to over the years have an awful attitude to customer service and are generally quite unpleasant. I distinctly recall the gentleman managing our application openly questioning whether my partner and I were ready to be living together. She’s now my wife so it turned out ok but thanks for the concern. In fairness to them they did get things sorted out quite quickly from a property management perspective.

I am not pleased however to hear your description of us as 'complete chancers'. It is hard to imagine our company surviving in this industry for almost 35 years if this were the case? I'm sorry too that you have not found our customer service to your liking. I have however studied your move out report and photos and would suggest we were correct to propose a stoppage for cleaning. Your review suggests we are somehow profiting from having such cleans carried out - for the avoidance of doubt, we do not make any money from having cleans carried out, the money is used solely to pay the cleaners. We do not of course question whether people are ready to be living together - as it happens, at the point your tenancy with us began, the only 'gentlemen' working at the company were myself and my co-director Dominic. Neither of us handle tenancy applications and certainly neither of us would have made such a comment to you, so I'm not sure who you thought you dealt with? Dominic Knight has proven to a rather abrasive and rude individual. All interaction with him has been unpleasant to say the least. Found him dismissive at best, domineering also springs to mind. Booked frequent visits by "contractors" during the pandemic and attempts strong-arm tactics when seeking to get his own way. The reservation time and price were unreasonable and money grabbing. The expense for single day holding was astronomical. For a self proclaimed "family company" found them unwelcoming and cold, willing to fleece you for all you are worth.NegativeResponsiveness, Quality, Professionalism, Value

Unfortunately, I'm afraid I don't understand a number of the things you state above, so can't really comment on them. I don't know what you mean by 'reservation price' and 'single day holding'. We haven't charged any fees to tenants for several years, so I just don't know what you mean by these things. I'm also not sure what you mean by contractors visiting during the pandemic? Generally during the pandemic, we have kept any visits from anyone to a minimum, generally only dealing with urgent essential maintenance. We have tried under very difficult circumstances to cooperate with different tenant's thoughts and feelings over perceived risk during covid, juggling government 'guidance', whilst maintaining our responsibility to look after owner's properties. I lived in a flat managed by Nicholas George for three years, and I have to say they are the worst estate agent I have had to deal with. The staff have a bad attitude and do not treat tenants with respect. In the first year of my tenancy I found out that they let a contractor enter my flat without my knowledge or permission, which is illegal! I got a call out of the blue from the contractor saying he was arranging to do some work that he’d come to look at a few weeks previously - this was the first I’d heard of it! As a woman living alone I’m sure you can appreciate my alarm at finding out some guy had just been able to let himself into my home. When I phoned Nicholas George to complain about it the woman I spoke to had the audacity to try and deny it, saying “that wouldn’t have happened”! She only backed down when I pointed out that the contractor himself had told me he had been in my flat and that Lucy had given him the keys. Her "apology" was saying that she'd put some notes on my file so it wouldn't happen again. The flat itself was not in a great state, with badly rotted window frames and crumbling plaster creating holes in the walls that let in cold and damp and caused mould problems. I pointed this out during my first flat inspection, but Nicholas George showed no interest in ever getting it fixed. When it came to moving out they refused to let me attend the check-out inspection “due to covid restrictions”. This was blatantly not true because they had no problem with coming and showing a potential buyer round my flat the week before while I was at home! Over a week after the end of my tenancy no one had contacted me with details about the check-out inspection or returning my deposit so I had to chase them. They agreed I had left the flat “fairly clean and tidy throughout” but still charged me a small fee for cleaning. I cleaned the flat thoroughly during the three days I took off work before moving out and left it in as good condition as it was when I moved in. My emails went unanswered and it took over a month from the end of my tenancy for them to return my deposit. I felt bullied into paying a contribution towards cleaning even though I disagreed, they basically said “pay a small amount and you can have your deposit back now, or take it to dispute and it’ll take another 2-3 months”, I’d already waited over a month so I needed my money back. I saw no quote, invoice, or evidence that they even carried out any cleaning. In my experience they are dishonest, only interested in your money, and lack professionalism and duty towards their tenants.NegativeResponsiveness, Professionalism

I don't know who this contractor was unless you can give me more details, but I'm really sorry if they didn't let you know, this shouldn't have happened. 2. The flat itself is a top floor flat in a 120 year old building, part of it's charm. With the best will in the world it probably is a bit of a drafty old place to live, which in turn may have led to a little bit of mould on occasion in the damp winter months. I don't however believe the windows were 'badly rotted' as you put it. The fact that you stated yourself that "I have really enjoyed living here" and were in occupation for several years to me suggests that you enjoyed the positives the flat had to offer (proximity to moseley village, beautiful character features) and were prepared to accept its shortcomings in light of this. 3. During covid, for obvious reasons we stopped doing move out inspections in person with tenants. During this period, we realised for several reasons it was better for us to do it independently anyway. My understanding is that this is the way the vast majority of letting agents have always done it. We therefore decided to adopt this policy going forward. This however was not mirrored in the move out paperwork you were sent, which still referred to covid. I'm sure you can appreciate that the last 2 years have been an absolute nightmare for most businesses, including ours, with several policies and procedures having to change, often more than once. Whilst we have tried our best to always mirror our company message and all paperwork with the 'live' covid situation on the ground, I accept that this has not always happened 100% of the time. 4. With regards to your actual move out, I have read the entire thread between yourself and my colleague Lucy, including the photos she took of your flat after you had vacated. I would have to agree entirely with her assessment, in that on the whole you clearly did leave the flat in a clean and tidy condition, but that there were just a few areas that were missed. I accept that your move out process took a little longer than normal - there were several reasons for this including that the majority of our cleaners had major staffing problems through December because of covid, and hence could not get us a quote as quickly as usual. Also Lucy herself being off for a period of time, the reason for which she informed you of. And finally the fact that our office was closed for nearly 2 weeks because of Xmas. Like I say, it took a little longer than normal and for that I am sorry. 5. I do not agree that you were 'bullied' into accepting our decision on the deposit. There is a formal process in place which we have to follow. The fact remains that if you accept our decision, the process is quicker. We do not make these rules though and hence cannot be blamed for them. The fact that you 'needed your money back' again isn't really our fault. You had the option of taking your grievances to dispute but chose not to. I don't think it's fair of you to blame us for that. No one likes being told that they didn't leave their property quite clean enough, though this is part of our job. If we weren't strict with it, this would just lead to lots of disgruntled tenants moving in. 6. We are certainly not dishonest or 'only interested in your money'. 3 stars because I rented with them before and had no issues, they were fab which is why I decided to go with them again. Found a wonderful place which I had a booking to view but it was cancelled as it was taken which is understandable however as I already lived in the area I noticed the property was still empty for a whole month so I called them and was told the person who was going to take it pulled out so I'm suprised they didn't contact the people that had the initial viewing like myself who then had it cancelled. So I arranged yet another viewing which I was so excited about as I really wanted this property only for it to be cancelled again just a few hours before. I think had I been notified of the person pulling out I could of potentially viewed the property and put a deposit down. Going forward it would be great if you could at least rearrange appointments if properties have become available again for the people who were initially viewing but got cancelled because how else are they meant to know and get a look in. Kind of ruined the experience for me second time round so will be looking elsewere now.

With regards to your further comments, I was actually under the impression that Rightmove would email all registered parties if a property was re-added to the website. So if you are not already registered on Rightmove, then make sure you do so. I will check this out with Rightmove however and if this is not something that happens automatically for re-added properties, we will look to take steps to do it ourselves manually. I would like to stress however, as I have done in response to other reviews, that especially at this time of year we really are inundated with an unprecedented demand for rental property. Management need to have a stern word with whoever was driving the Nicholas George Car this morning (25/10/2023 at around 11:30am), registration ending in ORV as they pulled out, without indicating, extremely dangerously into the fast lane right in front of another car nearly causing a crash and then proceeded to swear at the driver they had pulled out on. Not the best representation of company.

All of our staff try to drive safely and considerately at all times, but I accept that on occasion, as is life, other drivers may occasionally take a different viewpoint. I'm sorry if you felt one of our staff was driving dangerously - I have spoken to her and of course she tells me a rather different story and vehemently denies swearing at anyone. Incompetence or intentional errors to overcharge? I rented with Nicholas George Ltd for 2 years (2020-2022). The first floor flat I rented was spacious, great location and reasonably good value. The walls were not insulated and problems with damp arose during winter months, but this was expected in a property as old as this and was a known issue when the tenancy began. Throughout the tenancy there were several occasions of good and bad customer service provided by NG. However, putting anecdotal experiences aside, there were too many times where NG tried to overcharge (three examples given below) to receive a better review from me. Whether this was incompetence or intentional errors, I am still not sure - but please be wary of this if renting with NG. 1) The Tenant Fees Act 2019 banned tenancy fees. In 2020, NG quoted £240 in 'administration fees' for a name change on the tenancy. This is against the Act and directly contradicted NG's website which stated 'If you wish to add or change a tenant within a Lettings property, you will be asked to pay an administration fee of £50 (including VAT) per dwelling'. Following several complaints, I was informed that "Luckily" NG would agreed to honour an administration fee of only £50. 2) The Housing Act 2004 states that "a minumum period of notice must be given before new rent can take effect. That period is six months for a yearly tenancy". NG informed me that my monthly rent would be increasing by £25 at 2 months notice during the yearly contract. Several email exchanges later NG realised that they again were breaking the Act and backtracked on the rent increase. 3) When returning the deposit via the Tenancy Deposit Scheme, a "glitch in the system" meant that NG attempted to charge £25 in rent arrears. The rent was never a multiple of £25 and payment was never missed during my tenancy. After several weeks of chasing, NG finally acknowledged the error.

Dear Tom, having looked into this, is sounds like you have been the victim of 3 genuine mistakes from our company and for this I am sorry. You were wrongly quoted an incorrect admin fee by a member of staff we parted company with some time ago. You were indeed accidentally proposed a rent increase during a fixed term and there was a slight error on your deposit return paperwork. I am very sorry these mistakes occurred but can only reassure you that they were absolutely not intentional. We are a massively busy office handling hundreds of tenancies and hundreds of ins and move outs annually. We do occasionally make mistakes and sadly it sounds like you suffered 3!! Although the overall tone of your review is negative, I am glad at least to hear that you experienced several instances of good customer service. If only you might rephrase your opening line from 'incompetence' to 'being human and busy', I would be even happier! Sorry again and I hope your onward move has gone well. Best wishes. Nicholas George have just sold my house in Warwards Lane Selly Oak. I found them very efficient from the start and the charges very reasonable. I was going to use Purple Bricks and do much myself but for a little bit more I got a full service Estate Agent. Viewings were well organised and I was pleased to have someone to talk to about initial price and price negotiations. I would recommend them.

After about a year of living in a rented property through Nicolas George its hard to leave a positive review. Initially we asked about the problems with the property beforehand such as the front door not closing which was also crumbling away, they said this won’t be a problem. This along with faulty electrics, rising damp, broken light bulb, broken door fridge handle, none of theses were fixed the time we were there. We removed 6 bin liners worth of glass and general rubbish from the garden which was left by the previous tenants. When we left the property, Nicolas George still charged us for cleaning the garden, and also broken parts in the house, however the charges towards us seem to disappear once we showed them the pictures of these faults from the day moved in. Be wary of the underhand tactics which this company uses.

For 11 years now, I have lived in the US leaving our Birmingham property in the very capable hands of the Nicholas George team. They are always very responsive to any issues our tenant has and keep us informed without harassing us with the details. While being very professional, they have managed to keep a personal touch. This difficult balance is very much appreciated. When our previous tenant moved out, we had a new one in within two weeks. What more could a landlord ask for?
