I could not be happier with Nicolas George managing our properties. All staff are hard-working and diligent and keep on top of phone calls and emails. Any issues raised by tenants are checked and verified. They organise all quotes and works. All this is done professionally and with minimal stress to me. I would highly recommend Nicolas George!

Rachel's story is a striking repeat of mine from three years ago. I do wonder if it was the same flat. Come on Nicholas George, it's time to sort yourselves out. Stop being so defensive and look within. **Reply** Dear Max, Sorry for the late reply. Unfortunately, I have only just seen this as I was busy with life. Like most people, I have more than one Google account and with modern technology it's pretty easy to be in and out of accounts fairly easily. I'm really sorry if this upsets your view of me sitting at home setting up multiple accounts just to denegrate your good name. Although I'm sure viewers of your Google reviews can see that you do a good job of this yourself. I do take a particular interest in services that have treated me badly in the past. Largely, I live in the hope that people aren't in the same position as me. But also to see if a business makes improvements. It seems your "attack dog" nature is still in full force, especially when fiercely defending your company and staff. I still find this fascinating that you think this appropriate and a good look for your business. I'd also argue this applies to accusing people of using fake accounts and telling them to mind their own business. This is an age where Google is a powerful tool to boost your clients and income. ** Edit, replying to reply. Dear Mark, sorry for the delay in replying to you, I too was busy with life. Thank you for the technology lesson, you are bit younger than me I suppose! Everything I have read suggests that it is essential to reply to all Google reviews. If you read all the reviews of our company, as you clearly have done very many times, you will see that on quite a number of occasions I have apologised for things we have not got right - we aren't perfect, like any business and property management is certainly not straightforward, less so in recent years with the amount of additional regulation and process. I do fiercely defend my business and staff where I feel appropriate. Some of the reviews have named staff personally and made abusive and derogatory comments about them, which I don't agree with - plus some of the accusations made in reviews are simply false. Your own review for example, claiming that we are making money out of tenant's end of tenancy cleans is simply false and potentially damaging to our business. I think it is only right that I fiercely defend such claims without evidence. I'm glad you continue to take an interest in our company, but instead of trolling us online by making negative and patronising comments on other people's posts, maybe do it from afar or as you put it, get on with your life. I rented with Nicholas George for a year and would not recommend to anyone simply based off of the terrible attitude of their staff members. During the tenancy, any issues with the property were poorly responded to in regards to timing however that can be forgiven to a point. The real issue arose when it came to the end of my tenancy, I was sent a ridiculous email by Linsey in regards to the ‘cleanliness’ of the property and how I had left it. Things like a singular hair left on the bathroom floor and singular thread coming off of the carpet, all utterly ridiculous and clearly just a way to try and take money from my deposit. Not only had I left the property in better condition than when it was left to me but I had multiple people including the landlady and the electrician used by the agency say the flat was the best it had ever looked. Regardless, the emails and responses from Linsey when I attempted to attest these ‘cleanliness issues’ were rude and so unhelpful. Long story short, I went back to amend these so called issues (where when returning to the flat I found an empty MilkyWay wrapper left on the floor, interesting that cleanliness is of such importance to Linsey yet she didn’t mind leaving this) and following this, dropped the keys back into the office. I asked to meet with Linsey and she came into the conversation with such little class and poor approach to customer service leading to an actual argument within the office between the two of us. An insanely rude woman and I hope anyone reading this doesn’t have to deal with her in the future. Once I amended the issues, heard nothing from Linsey to confirm this had been received for over 4 days and so I went straight to TDS and requested the deposit that way. Deposit was returned within days as clearly Nicholas George did not have a leg to stand on. The landlady for the property was lovely however and made it very clear that Nicholas George attempt this with a range of her tenants and she was very unhappy with how they treat them. Their only saving grace is that they have one individual employee Kieran, who was pleasant and helpful. I’ll wait patiently for the MD’s response arguing every single point above….

In summary, you have been picked up on issues at move out, you don’t like it and so you criticise the approach of my team, who are just trying to do their job. We purchased a house through Nicholas George this year and, being in the middle of a long chain over an 8 month period, found the professionalism of Lucy Carter to be immeasurably helpful. There were problems with communication at the bottom of the chain and I am not convinced that without Lucy they would have been resolved in a timely manner. I wouldn't hesitate to recommend Lucy and Nicholas George to anyone thinking of putting their home on the market.

I found a place with Nicholas George earlier in the year. While lockdowns have certainly made things more difficult, Nicholas George managed to get things through in fantastic speed! They were really responsive to my need to move quickly and really pulled out all the stops to get it done in time. Paige was particularly really helpful and kept in good communication through the tenancy when I needed to discuss things. Having dealt with plenty of other estate agents with moving again since, I can honestly rate Nicholas George very highly. Would certainly use them again and recommend them. Nicholas George have been acting as my managing agents for more than 15 years and I hope that my tenants have been as happy with them as I have. With 30years of experience of many letting agents, I can honestly say that they are the best. Their sales department also successfully handled the sale of a property for me last year. They have never failed to find a suitable tenant and even during this difficult year Max and the team have always been available to offer good, friendly and professional advice. They have personal knowledge of each property, (which is not always the case with larger agencies). As an overseas landlady, it is a relief to have a team that I trust to oversee my UK property and solve any problems quickly for my tenants. I would highly recommend them.PositiveQuality

I have been living at one of Nicholas George's properties for less than 6 months. Before moving in I was under the impression that Nicholas George are a reputable and highly esteemed letting agency. I personally met the owner who had been very pleasant, professional and set a good tone for what would be ahead. However since moving in I have been highly disappointed. On moving into the property the two most important rooms the kitchen and bathroom were in a filthy state. It seems like no one has lived inside this flat for a while, there was mould on the seal of the fridge and freezer, the toilet had a severe build up of limescale, the vinyl in the kitchen and bathroom is outdated and dirty. There are always woodlice in the bathroom, the vinyl has not been sealed properly and there are spiders and creatures inside the bathroom coming from underneath the floor. Underneath the fridge there was mould, it seems as though there was a pest issue as there were rat droppings behind the fridge and underneath the washing machine the vinyl was extremely dirty. I have been in touch with Nicholas George on a number of occasions and have recieved no resolution to the issues. Most of the issues i just got on with and cleaned myself, it was absolutely disgusting. I have asked for the vinyl floor to be changed but just keep on being ignored. I would have thought after the service recieved they would want to improve their property and make it nicer for their tenant. Especially with coronavirus I would expect that they would have cleaned the flat before moving in, but no cleaning was booked before I moved in. It is very frustrating when you have paid a lot of money to live somewhere and you receive a low standard of service. It seems all they are bothered about is receiving their rent on time and have no interest in helping to provide resolution to tenant issues. There is a lack of empathy or care for customers. I would like to know how the staff of Nicholas George would feel living in a place that is dirty and filthy when you are trying to make it your home? Nicholas George have shown that they have poor management skills, lack good customer service, integrity and are unreliable. I have read the other reviews and it is evident management are defensive. Instead of accepting feedback and resolving issues to better their business and improve overall customer satisfaction, they are publically calling out tenants which I find extremely unprofessional. If you have standards, don't rent with Nicholas George.

Dear R 73, I'm sorry it has taken me a while to reply to your review - like most businesses, we've had quite a bit going on for the last 12 months! I'm sorry that you were not happy with the service you received from us or with the standard of your flat on move in. Like I say, we have certainly been under a lot of pressure from several angles and I accept that certain things may have slipped to a degree. My understanding is that the majority of things you mention in your review have now been resolved. There are however a few matters I would like to clear up in your review. Firstly, to say we have 'no interest in helping to provide resolution to tenant issues', is simply not true. We do this every day, dozens of times. This is our job and one which I would hope all of our staff are proud of doing, enjoy and do to the best of their ability. Secondly, whilst I appreciate your views on our management team, including myself, and our 'integrity' as you put it, I would respectfully have to disagree. I don't believe we have publicly called out any tenant. Negative reviewers have instigated such dialogue, not us, and I think it is important to reply to such reviews, especially where you feel they are unfair or inaccurate in part. Like I say, this has been a tough year for everyone and I for one am trying to give people, and other businesses the benefit of the doubt. We are back close to full speed now, so I do hope your negative opinion of us may have warmed somewhat over the last few months. If there is anything more I can do, just let me know. I'm writing this as an honest appraisal of Nicholas George to give a balanced view, not to be scornful or churlish. I started a tenancy in June 2016, renting a flat which they owned themselves. At first I liked their friendly attitude and approachable nature. However, as time ticked on and repairs needed to be seen to, this is where the real issues began.... To summarise: The shaving mirror broke off the wall. The blinds collapsed and fell down. The flat was so badly ventilated that the walls in the living room became soaking wet. Water dripped from the ceiling onto the carpet and my bed. The wallpaper in the bathroom and fitted wardrobe in the bedroom went completely black with mould. The window sill in the bedroom completely rotted away. I had damp traps all over the flat, which were full all of the time. I had to throw expensive clothes and bedding away, replace the blinds myself. I received no compensation for any of them. They repaired the shaving mirror, two years after I reported it. I wouldn't have minded the above issues if they had been dealt with in a professional manner but they took no notice when I called. After six months of calls and emails I was sent a leaflet on condensation. I was appalled. They responded after I was forced to write a formal letter of complaint. To Max's credit things were done when he stepped in, but it should never had got to that stage. Incredibly, before the repairs were even started I received a letter to say they were increasing the rent, which I refused to pay. Problems continued after the tenancy had ended. Three people cleaned the flat over five hours and the flat was in much better condition than when I moved in. I was sent photos of the microwave and fridge showing a few crumbs and food spots, to which they wanted to deduct £70 from my deposit. They backed down when they realised they had no legal grounding as they "didn't have time to take photos" for the check in/out reports. Unlucky for them. My appraisal of them is they value pound notes much higher than any professional pride or duty to their tenants. Once I was in and the rent was being paid, they didn't care. I was made to feel like a nuisance when reporting issues, and was quite obviously being fobbed off. When I left they ignored all that had gone on and still tried to make a quick buck from my deposit. I worry how much this happens, especially with tenants who don't stand their ground. You may have a positive experience with them, unfortunately for me it was just unnecessary stress and worry. I would never use them again. ****Response to reply**** Nicholas George Dear Max, Thankyou for your reply. As I said I had no intention of damaging your reputation but I feel it was necessary to give an honest review. I do feel I need to respond to the points you make: I stand by what I said about the extremely minor points in the flat. I have the photos, and I am happy to upload to anyone who is interested. I was being pushed and pushed to use your cleaning company with extortionate rates, when you know full well I have absolutely no obligation to do so. You refute making any money from the move out, however the evidence points to the contrary. I received no quotes, invoices or even a name of a cleaning company during correspondence. I gave an alternative with a more reasonable rate, which is my right to do so but you simply refused to use them. I would also like to point out that the new tenant had already moved in, so I've no doubt that my conclusion that this fee was fictitious is correct. I would like to think that my situation was an isolated incident, but looking at other reviews it appears the same issues are being talked about....Poor communication, lack of care, refusal to carry out repairs, deposit deductions etc. I really do hope Nicholas George can learn from this and make necessary changes going forward. Renting is not an envious position to be in but it makes things a lot easier if the landlord can step up and give the service they advertise. I wish you all the best. Mark.

I am aware that the way some of your maintenance issues were handled during your tenancy was not ideal and I am of course sorry for the delays with some of them. As you know I got personally involved and have to say I do not recognise you appraisal of some of them. In addition, I do not agree with your assessment of the move out situation, having seen the photos and communications about this. I would inform you that we did not back down because we felt we were wrong, which I don't mind doing when we are. I would also strongly refute your unfounded suggestion that we 'tried to make a quick buck from your deposit'. This comment is unnecessary, uncalled for, is quite an accusation to make, and is completely false. For the avoidance of doubt, we do NOT make money out of post tenancy deposit cleans. From the cross section of reviews, I'd state that that Nicholas George are helpful if you're looking to let out with them (I.E they will get you money), however are not helpful if you're renting from them (I.E. They are taking your money). They were unorganised, costly and also unresponsive. It often took weeks to get anything sorted whether it be issues with contracts/maintenance/ general renting enquiries. I've given 2 stars because an employee by the name of Sam was helpful, however the rest have got a lot of work to do. I would choose another letting agent if you get the chance, there are much better agents in Moseley and Kings Heath!

I'm sorry you found us to be unorganised and unresponsive, though I am very surprised you found us expensive. As it happens, no agent can charge fees any more, but at time of your review, we did, and were very careful to regularly research the fees of our competitors and position ourselves somewhere in the middle of the pack - not the cheapest, but certainly no where near the most expensive to a tenant. The directors at Heather Court have had a very constructive working relationship with Nicholas George since switching to them for block management four years ago. The garages have been re-roofed to a high standard, and the general site maintenance is much improved. Quarterly meetings between the Heather Court management company directors and Nicholas George have now been reduced to twice yearly as fewer meetings are needed. Any leaseholders unhappy with the service they are receiving from their block management company should consider giving NG a call. Switching block management company turned out to be a lot easier than we thought it would be.

It is my experience that they employ a team of approachable individuals who are accountable for each stage of the letting process (both for tenants and landlords). I have been involved with residential letting for over 20 years and I have had a variety of experiences both with letting agents and tenants. This experience has led me to stay with Nicholas George as I have found the staff to be thorough and honest not only with me, but also with the tenants I have had the pleasure to know. It is important to have an agent who makes it their business to deliver the best service for both the landlord and the tenant ensuring that decent, legal, clean homes are provided for the tenant and returned to the landlord in good condition ready for the next tenancy.

Lovely people working for a very professional company, would definitely recommend to anyone. Became a tennant with Nicholas George in November 2018 and the whole move in process was very slick and was kept very well informed by Mark & Lucy. There were a few minor maintence issues with the property in the beginning, however these were addressed in a very timely fashion - again Lucy & Mark kept me in the loop and were always very professional, approachable and friendly whenever I spoke with them. The work that was carried out by contractors was also to a very high standard. There really is no comparison between Nicholas George and my previous agents. Nicholas George are in a completely different league and have always made me feel like I am important to them and that they genuinely care. I would really struggle to find a fault with the whole company, so Thankyou to everyone at Nicholas George you are all fantastic at what you do.

We used Nicholas George to sell our 2 bed property in Edgbaston. Overall we were very happy with the service provided by Max, Julia and the team. The service was professional and attentative, and we had a lot of viewings which were well managed. The photography was also excellent. We were happy with the final price and when we entered a long chain for our purchase of the next house, NG helped to push everything along through to completion. We would certainly recommend.

I have used Nicholas George to initially rent an apartment. At that time they were very accommodating and courteous. Later when the landlord wanted to sell the apartment they informed well in advance and helped me put in a bid and even get a mortgage sorted. Shortly after that I moved for work abroad and again Nicholas George and especially Max very quickly jumped in and helped me rent out the apartment. Since I had little time they took care of cleaning and removal of some old furniture. Within 2 weeks it was rented out. In short, I can not thank Nicholas George enough for their help and their patience.
