Max and the team took over the management of one of our properties when we were having major issues with our previous agents. Max has been amazing and over seen a compete re-furb of the house and done an amazing job of looking after our long term tenant in the process. We are so please with the team at Nicholas George we are now in the process of moving all of our properties into their care.

We had the worst renting experience of our lives with Nicholas George. We were told false information from the first day in our apartment and were fed that same wrong information for the whole year we were there. We were told our landlord had control of our electricity account and that Nicholas George would provide us with a bi annual bill. After constantly reaching out about when we’d get our bill, 7 months later, we were told that that wasn’t true and that we’d have to set up our own account, meaning we missed out on the government assistance for energy bills that winter. It was really hard to get a response to our issues, we had no hot water for the better part of 6 months and we went into debt with a gas company after being told the property didn’t use gas and that we wouldn’t be billed for the buildings usage. (Eventually they admitted we were told this but the girl who told us had left Nicholas George). We were made to feel like an annoyance and were eventually given a no fault eviction notice a week before our wedding, forcing us to move back up north. This caused us so much stress and I’d warn against renting from them if you want fast responses and correct information.

Dear James, I'm sorry to read your review. I have caught up with the team about this situation and read quite a number of emails between yourself and several of my colleagues. There have clearly been errors in our office, but I don't think we are solely to blame. There has been confusion over your electricity account and the bills for your heating and hot water, which are 2 completely separate matters. Your electricity account should have worked as normal, in that we wrote to the supplier at the point you moved in, giving them opening readings and your details to set up the account. That is usually where our involvement ends. For some reason they ignored our letter and the account was not set up. My colleague tried to assist you with this but was clearly met with confusion and inaction from EDF. The heating and hot water account is another matter and this is the account that in your building is normally is paid by the property owner and then surcharged to tenants if the property is rented out. The set up of this and information surrounding it also didn’t work correctly - this was our fault and I am sorry. You did have problems with the heating system and each time this was reported we sent an engineer out. It is not true to say you had no hot water, I have read emails where you state you had limited hot water and indeed my understanding is that each time the engineer came out, he could not find a problem with the system and you were receiving hot water. I am not suggesting you are lying, I am sure you are not, but we can only fix a problem if we can find one. It seems that following these engineer’s visits, often we did not hear from you again for quite a number of weeks, the assumption then being that there was no longer a problem. From what I can see my colleagues have generally been very responsive to you, albeit you have not always received the correct information, which I apologise again about. You were in fact very complementary and appreciative of the efforts of colleagues in several of your emails. Lastly, to be clear, you were given notice because your landlord wanted to move back into the property. The timings of this were unfortunate but the landlord did not do anything wrong asking for her property back in the correct manner. Please accept my apologies if our errors caused you stress and I hope your wedding went well regardless. Nothing we did was intentionally false, just a combination of factors that meant your tenancy did not run smoothly. I shall certainly take some of your feedback on board. Great experience with Nicholas George from the first contact to query about the property all the way until returning the key and transferring my deposit back. The office staff were fantastic especially Lucy, she was great and very helpful and responsive. I have been renting for a couple of years now, and without doubt, Nicholas George has been the best agency I dealt with so far. I would highly recommend them !!!

A cut above other Estate Agents I have dealt with in the past. You can tell they are a truly independent company, as they actually seem to care about the client and building a relationship with them. Was happy with the end result and would definitely go back to them again if I were selling in the future.

Great if you want no control over your own money. This company is unfortunately employed to manage the block of flats where my registered blind, disabled sister lives. They refuse to show accounts since they took over 2 years ago, I've had to instigate a legal request for information which has revealed a £700 charge for a months grass cutting, they don't even weed the borders! On a good month its £400 for 2 hours work. They've also persisted relentlessly for some reason to install lighting on a small car park for around £13k (even though I suggested a very reliable local contractor who would have done it for half of the price). Whether they used him or not it is definitely NOT a £13k job, it's vastly overpriced and someone, somewhere has profited massively (IMO). If I want to see receipts they charge £90 to see how they are spending her money. Disgraceful. If you criticise them, no matter how valid your complaint, they accuse you of being dishonest. difficult etc etc, and seem to have an answer for everything. The only thing they seem unable to do it produce the elusive accounts which ARE due according to my solicitor. Victim blaming at its worst. Pictures of their 'professional' gardening services attached, these are supposed to be borders. Just as a footnote, the Ombudsman upheld my complaint about this company so I am not talking nonsense...

Dear Maxine, I'm sorry to read your review but must correct a few of your completely false statements above, so that any readers are not misled. We are not refusing to show you accounts, we simply don't have them yet from the accountants. As I have already explained to you, at the point the last accounts were due, your newly formed RTM company had not been trading for 12 months - the accountants therefore advised that the remaining months should be added to the following year. Therefore, when the accounts do arrive, they will cover roughly an 18 month period. With regards to gardening, I'm afraid your numbers above are completely incorrect and I am not sure where you have got them from. Your typical charge for gardening has actually been £300 per month. This is for minimum 2 visits and the gardener is on site most of the day when he does visit. £150 per day to include all green waste removal on a site as big as yours is really quite good value. I am sure you can see that your comment of £400 for 2 hours work is rather different from the reality which is in fact £300 for minimum 12 hours work! The £700 month that you refer to above included 2 extra visits (so 4 visits that month) to weed and turn over all the borders, which I believe you yourself actually requested! I apologise for doing as you asked us to do. As it happens, on a site of 18 residents, yours are the only negative comments with regards to this gardener, compared with several examples of very positive feedback. With regards to the car park lighting, this was initiated following complaints from 3 separate residents about the dangerous nature of this area at night. Having attended out of hours ourselves one evening, the car park area was indeed almost pitch black and represented a health and safety hazard in several respects. With this in mind, we instigated a section20 process and followed this process to the letter - this included ourselves contacting more than 8 companies inviting them to tender for the project. We received only 3 quotes. You did propose a contractor yourself and we sent them the same tender invite as everyone else (I have this email in front of me now as I write this response to you), giving them 2 weeks to visit and quote for the work. Unfortunately, they never responded and we are not in the habit of chasing contractors who cannot even be bothered to reply, especially on a project as big and important as this. Again, the section20 process was followed correctly and ultimately the cheapest of the 3 quotes was chosen. This whole project was discussed at length at the recent AGM, which unfortunately you were unable/did not want to attend, despite me urging you to do so, and was given the green light by the overwhelming majority in attendance. It was agreed that this was a very worthwhile use of some your available funds, it is a robust and long-lasting solution and will improve the environment and safety of your site for very many years to come. Maxine, we do not mind negative feedback, but I’m sure you would agree on reflection that certain parts of your review are simply not accurate. On the whole, we have received positive feedback from residents on your site, though I accept we cannot please everyone all of the time. I do however struggle to understand in your case why you have taken so vehemently against us pretty much from day one. We have made a lot of improvements to your site since taking over and all for roughly half of the fee your previous managing agents were charging you. A most disappointing experience. The keys couldn’t be collected on Saturday morning despite their website and timings printed on their door saying they were open. By the time I got the keys it was too late for the movers so the move was delayed a week. A cost we incurred through no fault of ours.The key for the internal garage door was missing but no acceptance that this was the case, blame elsewhere and never an apology so a further cost to us. Altogether a terrible experience, avoidance from now on, you have been warned.

Dear Kathryn, I'm sorry to read your review of course, though there are a few things that are not mentioned or don't seem quite fair. Completions of sales usually complete by 2pm on a weekday, to allow for removals and things like key collection. We did not receive notification of your completion however until after 5pm on a Friday, by which time the office had closed. The office phones are always manned on a Saturday, sometimes someone is in the office and sometimes they are working from home, like on this particular weekend. I shall certainly try to make this situation clearer on our website/Google. On receiving notification from the staff member working that you were ready to collect your keys, I personally drove to the office and, at your request, delivered them to your house, not something we would generally do. Your husband told me in person that you had removals ‘on the way’, so I am not sure now why you are saying this was delayed for 1 week? With regards to the 'missing' key, all of our office keys were handed over to you by myself - the internal key you mention was always left in the property and had been used countless times for viewings and other visits. It has not been removed from the house and I find it strange that you have only mentioned it 10 days after taking possession of the house - surely you would realised it was missing straight away and alerted us to this fact promptly? It feels to me most likely that it has been misplaced. I’m sorry if this has led to you feeling that you will never use us again, we are always open to negative feedback, we are certainly not perfect, however I think it is important to provide the other side of the story when certain important details are missing from a reviewer’s comments. This company served as a brutal reminder that estate agents have no regard for tenants and the circumstances they face and are only there to collect your money. I had signed for a property and was rushed through the process, taking time out of work to view and complete the application. Bear in mind this company does not make it easy for those in full time work, refusing to do evening viewings and shutting off phones during lunch times. I was meant to move on a Wednesday following a bank holiday weekend. I was contacted on the Friday before to say they could not proceed as they were missing a reference, which I chased up and then heard nothing about. I tried phoning and emailing all Saturday, only to find they had all taken an extra day off, presumably to reward themselves for inconveniencing those using their services. The day before I was meant to move, I received an email saying everything was fine to proceed and demanding £1.5k. I explained I had just been in a car accident on the weekend and couldn't attend to pick up keys on Wednesday, and that it was too short notice to arrange essentials as I had assumed due to prior communication that the move was not to go ahead. I arranged to move instead two days later than planned. I was told this was fine, until the following day when they contacted to tell me the landlord would not wait 2 days and that they were ceasing the process. Absolutely no humanity or understanding from the employees here. Feels like I dodged a bullet, even though they wasted all my time and left me homeless. And definitely not as quick to return your money as they are to take it from you.

What a terrible and sweeping generalisation to make, incredible really. I cannot speak for other agents but we are not just here to collect your money - amongst other things, we are here to locate suitable tenants for rental properties, carry out all the necessary and proper checks on them and only when all is in place, collect monies payable in order for them to move into their property. In your case, I have read through the entire thread between yourself and my colleagues. After delays receiving the most important of your references, we finally were happy to proceed. You said we would need to delay your move in for 2 days. We ultimately agreed to this and asked you to pay your final balance of deposit and first months rent. Your reply to this was as follows 'You will get the money in due time if I am still confident that it's a worthwhile expenditure by Friday.' I am afraid that response was simply not good enough for us, especially as strictly speaking all monies should be paid 5 working days prior to someone moving in. We tried to work with you on what was a fairly quick turnaround from paying your holding deposit to moving in. Unfortunately we did not get everything we needed from you in a timely manner and some of your responses left us doubting how committed you were to renting this property and for these reasons we decided to refund all of your monies paid and go back to the market. If ever there was a reminder that letting agents are there to serve private landlords & themselves rather than tenants who can often in be in precarious circumstances, it’s this company. It has been 8 weeks since I moved out of a property that Nicholas George manage and I am still yet to have my deposit returned, despite numerous chasers via phone, email and even turning up at the office to be given wishy washy excuses. The inspection took place over a week after I vacated the property, fortunately I had photographic evidence of the immaculate condition I left the room in and it’s been established that the deposit should be refunded in full. The accounts team promised this payment would be made on a specified date last week and would contact me to confirm that the payment had been made, I received no such confirmation & the money is still not in my account. At this point, I am starting to think these are deliberate delaying tactics in the hope I give up and they can hold onto the money. I should not have to beg after holding up my end of the deal with the agreements signed in good faith. Let this be a warning to prospective tenants.
