GoogleNo stars what so ever, disgrace at every level. I showed my interest in a property in Scotland, Auchgorum cottage.Took a week and half to return call . I was faced with absolute interigation at the very first call. What do you earn, was asked five times, what are my savings, can you afford the property again and again. I asked whether the landlord at this particular house would accept pets. At this point the unidentified person stated that in a ideal world pets were not a thing and that all landlords prefer tenants not to have pets.Beyond belief. I was made to feel that I was a waste of space that I was going to rip them off, an utter disgrace, I had only, at this point shown interest in the property. This interrogation went on and on but I will leave it there. please do not and I implore all who contact these guys. they are a cowboy company who discriminate and bully those who wish to rent properties. Stop think about who you rent from. If the owner of the above property sees this please contact on your own esteem, I have paid double the price of this property for the last three years, and have shining references. If Challenge own the property as they claimed, then I I would advise that you speak to people in the correct manner as you will end up with bad tenants with that attitude. How you run a business like that is beyond belief.

I am sorry for your disappointment.
You viewed a shop on 18th February and made an offer for its rental on Friday 19th February. The offer was submitted to the landlord who considered your offer over the weekend. We responded to you with a counter offer from the landlord on Tuesday 23rd February, but unfortunately we were unable to agree terms with you.
I have investigated your complaint, that four times in four days you were promised a call back in regards your offer, but nobody returned your call. I have questioned our team and found that three messages were left for our negotiator, Luke, but he did not return your call. We apologise for our standards which have fallen short on this occasion. The matter has been addressed to our negotiator who has asked me to pass on his sincere apologies .
I am also sorry we were unable to come to agreement on lease terms and for the level of service you experienced.

GoogleI will never forget the first flat I went to view was one of this lot's properties. I am not going to say exactly where it was located, but it was in Sutton In Ashfield. The flat was the most disgusting place I have ever seen, it was being touted as 'luxury' accommodation as well. It was smaller than all the bedsits I have ever seen, the cooker was crusted up with grease, there were cigarette ends in the bathroom, the place STUNK, the yard outside was covered in broken glass, the only thing new was the carpet which someone had then walked over in dirty shoes. Proper slum landlord. This morning I read an article on Ashfield District Council's website about rogue landlords getting caught in Sutton, so do your research if you want to find out more.
I do not know how properties like this can be allowed to be let out. I have a dog and I would not even have allowed her to live in this place. I was told she would likely be accepted, yeah, and she'd have sliced herself to bits on jagged metal and broken glass the minute she set foot here! Whoever this landlord is should be utterly ashamed of themselves, and so should Challenge for taking such a landlord on.
I now use this experience to judge other properties I view, and I am SO much more careful now!
So in a way, thank you Challenge, thank you for opening my eyes as to what some rentals think they can get away with. I have learned a lot! WAY more savvy now, way more aware, don't anyone ever try this with me again!
One word, GROSS.

We understand that you viewed a flat late December 2018 whilst the tenant at that time was in the process of vacating. Our policy is to offer viewings at the earliest opportunity, but that all prospective tenants understand the scope of works to be undertaking prior to their occupation. We apologise if this had not been conveyed to you appropriately. All of our properties are assessed in accordance with the Housing Health and Safety Rating System, a system used by Local Authorities to ensure that the all rental properties and fit and safe for occupation. At this particular flat, we undertook redecoration, repairs, a full clean and new carpets and vinyl flooring prior to it being let.
We assure you that we are not a slum Landlord as your review suggests, all properties are available for a full inspection prior to any tenancy being granted and our team work hard to ensure the properties are delivered to a suitable standard. We pride ourselves in offering affordable accommodation and long term housing solutions to those who may not be in a position where they can afford to buy or secure Local Authority Housing.

2nd property we got told no problem view the property the guy turned up to show us the house with what looked to be his gran in his car we was in the property 10 min max we asked if the application was fine and how can we put money down we got told sorry do it Monday today is Tuesday 9th April we called to ask how can we put s payment we got told some one else wanted the property if full payment is not paid we can't have it we explained the dates we can pay hours later got told sorry u can't have it now u need a guarantee after we was told because we both work one will not be needed now we are 2 weeks away from being homeless after jumping threw every hoop the guy asked us to. We gave every information even down to offering to place a new kitchen in the property still declined very upset and angry with this service I shall be calling 1st thing to make a formal complaint

You and your friend viewed and applied for the first property on 28 March 2019. Regrettably the Landlord decided he preferred another application. Factors included credit history, criminal record, a Staffordshire bull terrier and failure to provide full references.
On 3 April 2019 you were advised your application was unsuccessful. We arranged for you to see another property on Friday, 5 April 2019. You re-arranged for the morning of Saturday, 6 April. Unfortunately, our diaries only allowed for a short viewing time. Regrettably and for similar reasons to the first property, your application was not accepted by the Landlord of the second property and in particular, because we were still unable to obtain details of your proposed guarantor or complete the referencing process. You had a full refund of your application fee on 10 April 2019. We have rigorous application procedures and I regret that we are not often able to offer rentals when the application procedure is not able to be completed.
We wish you luck in finding suitable alternative housing.

GoogleI have been renting through Challenge for years now and to be frank I would not recommend them.
I have a had lots of problems with the property ranging from a front door which has been classed as a fire hazard which I reported a repair about 2 years ago to be told that it was on system and would get to us when they could, I called about a month or so ago about said repair to be told it wasn't on the system. Other repair jobs that include a leaky roof which then made the kitchen ceiling fall in, was left for days with a gale blowing through my house and was totally brushed off when I mentioned about compensating my heating due to them not getting the job done in a timely fashion.
I have guttering that's too short so it was bodged up with lead so water soaks into the backroom wall and wallpaper has came off the wall itself due to how moist the wall has become to add further insult now there are some form of spore growing on that wall.
The attic bedroom window is the old style (Not flat window) which everytime it rains the water seaps through the window frames still not repaired. We had a boiler totally fail and die on us and it took about 2 days for that to be repaired we have young children so this was not something that could have been left longer. Kitchen units are old and damp has set in (from the water sodden walls) to the wood so that will be the next thing to go.
If you are looking for a tenancy I would advise against going with Challenge house.
My mind could be changed if repairs were more of a priority and houses were looked after better but until then my opinion will not change.

It’s always disappointing if we haven’t got things right for a valued and long term tenant. We have reviewed your repairs history over the last six years and spoken to you at length. We agreed that there were some errors in your review. The kitchen ceiling suffered damage from a frozen pipe burst in the winter of 2013 and not a roof leak. The pipes were repaired, together with the ceiling very soon after, although we now understand that the plaster repair was not as tidy as it should have been so we are looking to rectify that. The guttering had a make-up piece between the step flashing and the gutter end. We did not know that this was causing any issue until reading your review. This has now been replaced. You reported your front door as difficult to open and the door had been scheduled as part of our planning maintenance programme. We have escalated that job and you know that two contractors have attended in the last ten days to price the work. We were not aware of issues with your dorma window until your review. The window frame is ok but the flat roof above it has failed. Since your review we have made this watertight and a re-roof to the front of your property has now started (the rear was re-roofed in 2012). Damage to the internal plasterwork caused by this leak was completed last week. We have completed 14 other jobs at your property during your tenancy.
We don’t have everything completed but hope that in the New Year, you feel able to recommend ourselves on this review page. Repairs to our properties and looking after our long term tenants are our priority.

She has assisted me with an application for a Personal Independance Payment (PIP) and supported me through my PIP Health Assessment. I am still awaiting the outcome of this claim, but I am confident the claim will succeed. Michelle also helped recover a backdate of Housing payments from Universal Credit and is working on getting me additional payments through Universal Credit due to my health.
Her knowledge of the benefit regulations is impressive and I would recommend any tenant who may be struggling to manage their finances to contact the Tenancy department at Challenge House and ask to speak to Michelle Gilbourne.

GoogleI absolutely DO NOT recommend this Letting Agency. Please steer clear, especially if you are a single parent or have mental illness.
The Landlord (He owns the agency) has quite the reputation for being greedy, unreasonable and difficult, not to mention the shady tenancy agreement which you are rushed into signing. If you do rent with these, DO NOT go alone. Please take someone with you who has a good grasp on legalese and what a reasonable tenancy agreement should include/exclude.
Challenge House will take advantage of any mental illness or disability you have, they intimidate you, threaten you, and will even ask you to lie to the benefits officer.
They will breach the tenancy agreement by giving engineers keys to your house without any notice whatsoever, claim that you are in rent arrears though housing benefit is paid straight into their account. The agency will charge for your Annual Gas Service as well as any repairs and/replacements of goods which are already in the house. These are NOT your responsibility, but the Landlords.
I fortunately had the help of Citizens advice to dispute these charges and their advice was to leave the property as soon as possible. Since the dispute, I have not received any more shady letters with charges etc. However I was given a Notice of Possession order.
If I could rate this 0 stars, I would. Do not rent with this agency. Ever.

Our staff have access to resources and training to offer additional assistance with regards to benefit entitlements. At no time will we ask you lie to benefit officers. Falsifying information will only result in a loss of benefits and a reduction in available income, thus reducing the likelihood of rent being paid. It is not in any ones interest to do so.
We assist individuals and families by offering affordable accommodation and assistance where required to ensure a smooth transaction into a new property. All new tenants are invited into our office for the sign up procedure; this is not rushed and often takes around an hour and a half. During this time all tenants are encouraged to read the tenancy agreement thoroughly and key points, including any charges, are pointed out, prior to signing the document.
From June 2019, all new tenants are invited to sign our new tenancy agreement which is fully compliant with the tenant fee ban regulations. Under the terms of the tenancy agreement, the Landlord has the right to charge for damages to the property.
Housing benefit/Universal Credit is paid in arrears and it is the tenant’s responsibility to ensure that any top up payments and advance rent is paid to ensure that arrears do not accrue on the account.
We will not on any occasion enter the property with keys, save in case of emergency, without giving you the appropriate notice in writing and the opportunity to make alternative arrangements if this is inconvenient.

GoogleStarted of fine the staff are all really nice, the only let down to this letting agency's is james the land lord , even tho i had to vacate the promises due to rats eating through the floor boards and damaging my personally property i still got bill reductions to my deposit, i informed them of the problem and nothing got done, i also found evidence that the rats where there before i was as carpet and vynal placed directly over existing rat holes, my name is craig newton , dont tell me you dont recognize me as a tenant like everyone else , your deposit is just another form of income, i also know the work iv been billed for hasent been done, pains me that i cant give less than 1 star, ps the deposit is frozen
