Maintenance not good enough
Maintenance come quickly for minor issues but major ones are entirely ignored. One window has been broken for years with no repair offered, and several others with broken panes have taken months to get fixed. Condition of windows which are not yet actually broken is still shockingly bad (rotten frames, single glazed, difficult to close, etc). Add this to rent increases well above market rates and we weren't very impressed.

A typical london letting agency that will do the bare minimum to keep you happy as a tenant whilst charging the maximum they can get away with for anything and everything. The 5* reviews on google are baffling and must be pure fabrication as there is nothing 5* about the service whatsoever, it’s below average at best.NegativeQuality, Professionalism

Shambolic organisation
Spent over 6 months trying to get a balcony door fixed to no avail - it took an email copying the MD (found on LinkedIn) for anything to happen and even then the door wasn't fixed properly - just a sliding bolt fitted across the top as the doors are "bespoke" so presumably Lexadon have no intention of buying a new one? Absolute shambles. No record of maintenance visits to the property so no proper follow up after visits, literally NINE visits to the property to look at the balcony door (let alone other issues). Formal letter received for 33p of rent unpaid... no internal communication, agreed to freeze our rent due to issues with the balcony door then tried to charge us ~£50 extra per month on renewal. Finally... holding onto our deposit for well over 10 days stipulated by the DPS despite us giving 2 months notice so plenty of advance warning we'd want our money back? Cowboys.

We are renting one of their office for about 10 months we deal directly with Rhea and her team who are extremely professional and helpful. Their communication respond is in timely manner, and always very polite the overall support is great!

Booked a viewing of a property and travelled 100 miles for the viewing only for the agent not to turn up. He stated that there had been a communication error with the booking and was also extremely rude. Not nice people to deal with.NegativeProfessionalism

After doing an internal investigation we have checked and you did not respond and/or confirm to the viewing schedule and did not have a viewing booked in on our system. Unfortunately, if the viewing is not booked in we are unable to do viewings without giving our tenants proper notice. We wish you all the best with your property search.

DO NOT RENT WITH LEXADON
If I could give a negative star rating I would. Lexadon is an absolute joke of a professional company, charging extortionate prices yet the employees can’t seem to understand the basic concepts of building management. They will try and steal your money at every opportunity and will happily let you pay rent to live in damp, squalid conditions. And if they send builders round you can guarantee a completely separate part of your flat will be broken by the time the builders are gone (eg come to fix a window and break the toilet off the wall), and your flat will be a filthy mess. Do yourselves a favour and rent elsewhere.

DO NOT RENT WITH LEXADON. Do not rent with Lexadon unless you want to live in a freezing cold flat, infested with mice. Oh, and after I got robbed they wouldn't let me see the CCTV. Truly abysmal. Have also had to take them to small claims court multiple times for refusing to fix broken appliances, which I have won both times.

I just want to say after losing my job due to covid19 and dealing with a number of personal hardships as a result of the pandemic, I have had nothing but patience, grace and understanding from Lexadon, Staci in particular has stayed in touch with me throughout lockdown and beyond and not once did I feel pressure or a risk of being left without somewhere to live. She is polite and patient and is always happy to hear about any good news coming my way. I couldn't ask for a better person looking after my tenancy.PositiveQuality, Professionalism

Appalling scam landlords
Utterly shocking, chaotic and unethical company. Constantly ignoring questions, security issues and their responsibilities. They block residents on social media who report their unethical practices and have the most aggressive, unprofessional and amateurish ethos towards tenants that I have ever encountered. Nothing but excuses, evasion and shifting costs, repairs and replacements onto tenants without justification to satisfy investors. Ignore the fake reviews, they are loathed by everyone in the building (just ask any of them). Do NOT make the mistake we made and rent from this company under any circumstances.

My friend and I rented from Lexadon for three and a half years. We only moved out due to job changes, and moving in with our partners. Overall Lexadon were a pretty good landlord. The flat itself was in pristine condition with all new appliances. Most repairs and maintenance issues were resolved, and often promptly. A faulty oven was completely replaced within 3 days - we were very impressed. Other issues were reported, inspected, forgotten and never addressed despite reminders from us. No idea what happened but perhaps the pandemic restrictions were to blame there. Lexadon adhered to all changes in the law with regards to maximum deposit (when the cap changed we were refunded the difference quickly) and the ban on admin fees. Our deposit was returned with just £19 of deductions for minor fixes, which we both deemed perfectly fair. Most email communications from most staff members like Cameron and Rhea at Lexadon were polite, clear, positive and helpful. The landlord largely left us alone and nobody came to the property unless at our request for repairs etc. Lexadon has an emergency number but this number is not functional between 10PM, 7AM. So you best not encounter any emergencies during this time or you're on your own! Once we announced our intention to leave the property, naturally email communications with Lexadon increased. Some messages from other staff members were generic, robotic, seemingly automated and not entirely helpful, as though responses were composed without anyone having read our previous messages. It seemed that, once we were no longer a source of income for Lexadon, their interest in helping us waned significantly, for example their inability to forward on late post. I think it's a matter of courtesy to be able to forward on post to a reliable and amenable tenant of several years; I don't believe a functional business / office lacks the means to sort out a bit of post. Especially when a forwarding address is requested but not actually used! Lexadon also needs to keep on top of its communication with its estate agents. On arranging viewings for prospective future tenants: agents frequently emailed the wrong email addresses, failed to notify BOTH of us, failed to adhere to the 24 hour notice period ("Can I pop by this afternoon?" ), and continued to contact us after we'd moved out. Our tenancy was largely problem free and enjoyable but they didn't make our departure particularly easy with repetitive emails and reticence to elucidate on simple questions. TLDR: Great property, good pprocedure, manner and people skills could be improved upon. I sincerely hope my review is helpful.PositiveQuality

These guys have been really awesome from the start of the viewing process through to the completion of our application process. We had to work semi-remotely as I was out of the country and they were incredibly supportive and helpful. Would definitely recommend!!

My company work for multiple landlords and property agents across both the South East & South West London regions. In my 17 years of experience I’m yet to find a company that exhibits the same level of efficiency and rapid response time when called upon to deal with an issue. Tenants can rest assured that the office staff are persistent with contractors until issues are resolved. I’m astonished to read comments from disgruntled tenants with regards to maintenance, as behind the scenes I can vouch that Lexadon are doing their upmost to get the problem resolved, avoiding dither and delay, with particular attention tendered to the mitigation of disruption.
