GoogleDO NOT RENT WITH LEXADON. All positive reviews on here appear to be fake. The flat was dirty, mouldy and filled with broken furniture when we moved in. We had to argue relentlessly with the property management team to resolve any issues, and were still forced to pay £200+ for the property to be professionally cleaned when we moved out. I’m surprised this company is still in business given the similar experiences of so many tenants. Horrible flat, horrible customer service and horrible experience.NegativeQuality, Professionalism

GoogleAVOID AT ALL COSTS!
Lexadon were some of the most unpleasant ‘professional’ landlords I have dealt with. Our property had filthy floors when we moved in and we were only able to get it steam cleaned after multiple emails, visits, exchanges and photographic evidence of our filthy feet. Despite this, we were still forced to pay for a professional clean at the end of our tenancy given the threat of deducting this from our deposit. We were expected to attempt to resolve any maintenance issues ourselves as Lexadon refused to send out a contractor until the very last minute. We were continuously met with a total lack of sympathy or understanding when we raised any maintenance issues, and instead were robotically quoted back language from our tenancy contracts repeatedly, with no attempt to come to a resolution.
Unfortunately it is not possible to leave a review less than 1 star - otherwise I would be. Our experience with Lexadon was incredibly unpleasant and although they may respond to this review disputing our claims, I would recommend that they instead take some advice from the multiple bad reviews on this platform and work on their service instead of brushing them off as disgruntled tenants.NegativeQuality, Professionalism, Value

Unsurprisingly, all of the good reviews here are tenants who have only just started renting through Lexadon, or third party companies who Lexadon pressure their tenants to use.
Similarly to them, we were also naive to their manipulative ways & outright scamming nature.
Not only did they move us into a property which was unsafe (no working smoke alarm & a front door that locked us in..), the property was also disgustingly unhygienic & dirty, with blood stains in various locations including mattresses.
Lexadon then tried to charge me for a 'dirty' mattress, after there was clear evidence on the check in, that the stains they were referring to were already there. After threatening to take the case to the deposit company, they soon changed their approach and 'let me off the fee' as a 'gesture of goodwill'... I think we all know what that means. It worries me how many other people they try and do this to, who don't challenge their unjust reimbursements!
They also tried to threaten us to use their 'recommended' end of tenancy cleaner (who was 40% more expensive than a number of other quotes we got..) by saying if we used another cleaner it was likely that it wouldn't be to their standard and we would need to pay for their recommended cleaning company to come in and redo it. We didn't succumb to this pressure, used another company who were much cheaper & did a great job.
Please save yourself the hassle and use a different letting company!

Dear Luke,
We have not scammed or manipulated you in the slightest. You and two of your flat mates who have written bad reviews seem to be disgruntled at the fact that you could not move out earlier and had charges to your deposit.
Any charges to your deposit can be taken to TDSL, which has been presented to you and dismissed by all three of you. Any move in issues are always dealt with straight away which they were on the day of your move in.
We do not threaten to use our recommended cleaners, we only advise to save you using inexperience cleaners and being charged extra due to the clean not being professional.
We always help our tenants and advise.

GoogleOur tenancy was brought to an early end due to a break up between my ex and I but the check out process was quite smooth and fair. During the tenancy Lexadon always showed to be available to deal with any issues. The flat in Brixton was pretty good and modern. All in all, I would recommend Lexadon because of their team and their Brixton flats for sure.

GoogleFor the love of God, don't lease with Lexadon. They are the most incompetent agency I've ever dealt with in London. My flat has had multiple issues since I moved in and they have not moved an inch to solve any of them. This week, a homeless person entered my building and tried opening our flat door because the agency can't seem to find an electrician to fix the lock for the lobby door. I have had to call the police multiple times on them because of hazards in my flat. Do not recommend in the slightest.

Sadly the burst pipe under the floor caused substantial damage. We did have to let the property go vacant and do a full downstairs refurbishment of this apartment to rectify this issue including a whole new kitchen and bathroom. Unfortunately these things can happen and are out of a landlords control.

GoogleI can echo some of the other tenants concern here. The positive reviews are generally from partnership companies. We were here in a Lexadon property for 10 months and were handed our eviction notice. What was meant to be a longer term let before we move, now is just another one of our London addresses. The buildings are nice, the way you are treated as a tenant is not. If you want a tenancy more than 1 year then I would recommend against.

GoogleIf you’re reading this before renting with Lexadon, please heed the many warnings and find somewhere else. I know the rental market is tough and they might have convinced you otherwise but this organisation typifies the very worst of London landlords and renting with them will be a mistake. Properties might look great in brochures and on first glance but honestly, the problems that follow are not worth it.
Underhand and dishonest ways of working. Incompetent staff. Send random invoices for “admin errors” or call out fees when their staff can’t figure out how to work a lock. Enter properties without consent or notification. Some simple repairs were not attended to for an entire two year tenancy, despite being raised on the first day.
The actual worst of the worst. Don’t go anywhere near them.

GoogleYou will notice most of the negative reviews are left by geniune accounts who have left many other reviews and have pictures, positive reviews are left by accounts where this is their only review or they are estate agents rather than tenants.
Was forced to leave under Section 21 (to be banned by the government shortly). They gave 3rd party contractors unsupervised access to our flat on at least 10 occaisions with little notice and no option to arrange a time that was appropriate. Similar experience with giving roughly 5-7 estate angencies keys to our flat and threatening us when we tried to have the viewings at times convenient to us. The feeling shared by our neighbors was they seem to have had contempt for the tenants from the beginning. In hindisght I'm glad i moved.

TrustpilotShockingly poor service to tenants
Shockingly poor service to tenants, including ignoring emails flagging issues, in particular relating to rotten windows that we were consistently advised need to be and would be replaced (14 months and counting since they sent out a contractor to take a look at them who advised that they are in great need of replacement). The contractor also helpfully told us that we were not the worst of the properties that they had seen re. window condition, so we can be quite sure that this is not just a unique problem to us!

When I moved to my new house, I had no beds, so I had to sleep on the floor, they always talked about a compensation for that, never came.
They will charge you even for breathing, when I first came to the property see it, they told me the furniture will be the same that was on the house at that time, liars, that furniture was from previous tenants and when I arrived (despite the no-beds thing) all the other beautiful furniture was replaced for the most cheap and ugly tesco/ikea furniture, and when I decided to buy a proper bed for me (the cheap one was giving me back pains!) they told me to charge me £50 to remove each piece of furniture.
And they will get into your house, no 24h notice period to fix stuff (if they can! our stove was broken from the beginning and they came but didn't fixed).
Not a serious company, avoid.

Dear Raul,
I understand that reimbursement for the beds were given at the end of the tenancy as promised to the tenant. We have Estate Agents that let our properties for us and they are all fully aware of what furniture we supply, I can only apologise if this was never mentioned at the start of the tenancy and will ensure that this will not happen again.
All our properties come furnished, this is why there is a charge for removal of items. We have to store the items then put them back into the property at the end of the tenancy using subcontractors.

The maintenance team does not reply to emails anymore (need to call and chase them every day), the lights in the common areas have been broken for 3 months. Lexadon is perhaps the worst thing to happen in my life & I have had two divorces. Much like my first marriage, they promised a wonderful; happy life. This did not transpire.
We moved in to a mold ridden flat that they had promised to treat, though never did. They constantly ignored maintenance requests on their Fixflo app the worst of which was a blocked drain. The blocked drain got significantly worse to the point that it blocked up and the toiets would not flush.
The staff are unhelpful from the moment the contract is signed.
I beg you do not rent with this property company.

GooglePLEASE READ BEFORE SIGNING ANYTHING
When we arrived at our property there was mould in numerous places throughout the house, the shower was broken and the walls were heavily marked. The previous tenants had only left an hour before our arrival which meant that the property had not even been cleaned yet as the cleaner arrived when we did. Please note, that both the previous tenants and ourselves were charged rent for the same day. Not sure if this is legal or not.
Throughout the year we had consistent mould in our property to which at one time, the Maintenance coordinator stated that this was our problem and not theirs, despite it being a structural problem. We then had no hot water for at least two weeks through December as it was declared not an emergency by again, the Maintenance Coordinator. Our emails were ignored multiple times which resulted in having to call lexadon which isn’t a pleasant experience as their customer service by some of their members of staff is disgraceful.
Three times throughout the year, the pipes were blocked out side which meant that we had faeces floating around in our toilet. One time this took over a week as the maintenance team didn’t bother to turn up on the Friday so we had to wait for the following week.
Finally leaving the property. The lettings manager consistently advertised our furniture as a selling point to please possible tenants despite us telling him multiple times that the furniture was ours. He decided to continue to lie to the potential tenants and then we received an email saying we had to purchase a dinning room set (almost identical to ours) as we had left the previous table outside. Unfortunately for the lettings agent, he hadn’t read the inventory and the table we left outside - provided by lexadon - was actually broken by the previous tenants and was never replaced. It’s clear that Lexadon only cares about two things; themselves and their commission, and they will happily lie in order to achieve this.
The one star is for Natalie and Emily, who are helpful and must struggle with the impossible task of dealing with frustrated tenants who have been treated so poorly by other members of staff and who live in terrible conditions.
Overall a terrible experience and wouldn’t recommend to anyone. You
