I’ve lived in a Lexadon property for almost two years and have had a really positive experience. The team has always been very helpful and quick to resolve any issues. I want to thank Amber, who is always attentive and proactive in getting things sorted. I also want to thank Cameron from the lettings team, who has been extremely supportive throughout our moving-out process. And finally, Josiah, who was our first point of contact when we rented the flat and made the whole process smooth from the beginning.

My experience with Lexadon has been really great! My partner and I have lived here for nearly a year now. The viewing/letting process was really smooth and professional and we have a flat we really love for a really good price! Special shoutout to Cam who was really lovely when we decided to adopt a cat, he made the process really easy. All repairs have been dealt with quickly and efficiently, and Lexadon were especially great when I got locked out of my flat a few months ago. Definitely going to be renewing our contract :)

Avoid if you can - we rented a flat in Brixton. They didn't register the building (it was a new build with tens of flats) for bin collection for the first few months and just left piles of rubbish outside the building over the summer. We reported it to the council who eventually taped around it as a hazard. Water also used to go on and off - sometimes for hours. We frequently had parcels nicked as the front door often broke and wasn't properly secured. The flat itself was new, but the fittings were cheap and broke quickly. Despite all that - they tried to hike the rent by more than a hundred pounds as soon as they could. When we moved out, they told us we had to pay for a professional cleaner prior to moving out - which we did and offered to evidence - and then charged us a cleaning fee anyway. Would not go with Lexadon again.

Thank you for your feedback. We are sorry to hear that your experience did not meet your expectations and appreciate the opportunity to clarify a few points. As this was a brand-new development, there was an initial delay while the local council completed the process of formally registering the building for regular refuse collection. During this period, we arranged a number of private waste collections to help manage the situation and minimise disruption for residents while the council finalised their arrangements. With regard to building services such as the water supply and the communal entrance door, these were managed by property maintenance. Any issues reported to us were promptly passed on so they could be addressed as quickly as possible. Regarding parcels we make sure to tell every applicant on viewings not to have parcels delievered when they are not in as they are allowing access to anyone and everyone as the ‘communal area’ is communal we cannot control who tenants allow into the building and/or leave the commmunal doors open for access. The apartments in the development were newly built, and any maintenance issues reported during the tenancy were handled in line with the normal reporting process and for the first 12 months of a tenancy have to be disputed through the warranty of the contractors who build the building. Rent reviews are also carried out in accordance with market conditions and the terms of the tenancy agreement. Regarding the end of the tenancy, the check-out inspection was conducted by an independent third-party inventory clerk. Their report confirmed that the property was generally clean but noted some omissions and minor damage when compared to the original inventory, which recorded the apartment as being in pristine condition at the start of the tenancy. Any deductions from the deposit were based solely on that independent assessment. Which you agreed to the deductions and this did not go through a dispute service. We always aim to provide a fair and transparent service and would have been happy to discuss any concerns through the deposit resolution process if needed. We wish you all the best in your new home. AVOID AVOID AVOID! They deserve negative stars. Run away as fast as you can. Renting a studio from Lexadon was such a horrible experience that it is hard for me to explain in detail, as I have to remember all the bad experiences. There were so many of them! So, please I can only say: avoid renting from Lexadon if you can. The experience was not only disappointing; it was actually traumatic. During my tenancy time, I had never had one good experience with them - not a single positive one.

Dont bother. They dont care. We’ve had bikes stolen from locked, onsite bike storage. This was the condition of the so-called furnished unit on the day I moved in. It’s still looking like this despite I raised this faulty via their internal reporting system. We’ve had so many building inspections too - another testimony to their neglect. Sure they have power as landlords - but you also have the power to walk away from them too since they’re not the only agent-landlord in town.

I rented a flat from Lexadon (Flat 7, 47 Clapham High Street) from July 2024 to July 2025, and my experience was extremely disappointing. The initial process, viewing the flat, signing the contract, and making the payment, was smooth and efficient. But in my experience, that efficiency ended the moment the tenancy began. By November 2024, serious mould, damp, and humidity had developed throughout the flat and, from what I observed, across the building. When I raised concerns, I was told it was due to “lack of ventilation” by tenants, which felt like an oversimplified explanation for what I believe were deeper issues with insulation and building quality. Lexadon advertises these flats as “luxury”, but in my opinion, they don’t live up to that standard. The finishing seemed rushed, insulation was poor, and I regularly faced electric bills of around £200/month just to keep the flat warm using the provided electric heaters. When I reported issues, I often felt that the responses from the maintenance team were dismissive and unhelpful. Despite escalating my concerns to the CEO and property management team multiple times, I either didn’t receive a reply or got responses that I found inadequate given the situation. Upon moving out, Lexadon attempted to deduct money from my deposit for damages I had already reported when I moved in, and for electricity usage that occurred before my tenancy officially started. I had documented the condition of the flat with photos and emails, and had hoped this would prevent such issues, but still had to challenge the deductions. In my personal view, the experience was extremely stressful and negatively affected both my physical and mental wellbeing. I wouldn’t rent from Lexadon again, and I’d advise others to carefully research their options before signing a contract.

When we moved in to our flat, we were met with blood stained mattresses and mouldy walls that you would’ve expect to be clean when you move in - this was not the case when renting from Lexadon, and we have been left in the dark by the maintenance team, or expected to pay for replacing faulty equipment ourselves. I would avoid renting from Lexadon - once they have your money, they don’t care for your wellbeing and give no thought to your health and safety.

Horrendous. Repeated failure to fix anything in the property including a ceiling which was left to leak for weeks. Left projects part constructed for months. Would ignore emails consistently. Attempted to overcharge us for multiple repairs. Would not treat damp/mould in the property causing a tenant to develop asthma. Only treated the damage once a formal note from a GP was sent over. Do not under any circumstances use this company. *Following on from Lexadon's reply* You were informed consistently throughout our tenancy about repairs needed to the property. Shameful that you would so blatantly lie about not receiving them. We paid the charges for the door/fence after you attempted to charge us 2400 pounds. After repeated requests to showcase the costs it was reduced to the actual amount of circa 600. Even your workmen informed me after the repairs were completed, that the price was double what should have been paid. Extortion. Not surprising at all from a horrendous company that you have chosen not to address the other matters brought up in my review.NegativeResponsiveness, Quality, Professionalism, Value

Hi Oliver, thank you for your review. As Property Manager of Lexadon these issues were not brought to my attention, so I'm sorry to hear this. I do understand however the charges for repairs to the property where due to you and your housemates kicking down fences and the front door of the property. Unfortunately if you damage rental properties the Landlord has the right to charge you for damages, which was the case here.

Lexadon are by far the worst Lettings company I have ever dealt with, they should be ashamed with how they operate as a business. Cameron Beames their Lettings Manager was particularly rude and unprofessional towards me. I would never recommend renting with them.

Their lettings manager was abusive to me when I asked them to only do viewings on certain dates (a wide range of dates) to the point we took them to the PRS (an ombudsman) who ordered they pay compensation. They were very slow to do repairs or sometimes didn’t come back and do them at all, and they were of low quality when they were done. They did get slightly better at this recently though. In response to your reply, we said no to the last viewing 24 hours before, after which your threats started. And no the compensation was due to your extremely unprofessional behaviour around arranging these and lack of accommodation within working hours. As you seem to have forgotten why it was awarded I would strongly recommend rereading the outcome. I worry that you have not learnt your lesson and would warn anyone thinking of using your services to avoid at all costs.

We have looked into this for you and as stipulated to PRS that: - All three viewings conducted were at reasonable hours of the day (11am-12.30pm) and all three had more than 24 hours’ notice served as per your notice. - Two of three viewings you responded promptly to allow access. - The third and final viewing you emailed an hour prior to the viewing to cancel. This was too short notice to cancel as the applicant had booked a train ticket to view the apartment. You allowed access. - All access was granted by yourselves as tenants. - There was no breach of notice. - You lived in the property for 4 years and renewed 3 times. - You requested viewings to take place outside of working hours which would require our staff to work outside of their working hours which legally we cannot impose. - You were issued compensation for "Stress caused" because the Lettings team needed to do their job of letting the apartment. - We did not need to conduct any further viewings as the apartment was let on the 3rd viewing. I would be very cautious about renting a Lexadon propriety. Of all the landlords, and property companies I have rented with, they are by far the worst, as well as the probably the most incompetent. The team that looks after tenants have almost no knowledge of tenancy and rental laws. They will often try to make requests that are not fitting with your rights as a tenant, so make sure you have read up on your rights as a tenant. From the day we moved in it was a nightmare. The flat was in a disgusting state, it had not been cleaned and we had to argue to get a cleaner in. They told us the walls would remain dirty as we had not specifically asked for them to be painted or cleaned. The heating did not work, and we had to wait two weeks to get it fixed. I had to spend the first weeks cleaning and fixing multiple issues in the flat as it was as noted that they would not be fixed due to us not mentioning the request on our offer letter. They will often claim that they have not received information/files/emails etc so make sure you keep a record of everything. They are rude and condescending in communication, and often claim things are “not their job”. They will make claims without doing any checks. We were threatened with a charge as we had “changed the locks”. We had not changed them, it was just nobody from the office could be bothered to actually check this claim, and we had to film ourselves using the keys. Accounts also had our move our date wrong so kept sending letters claiming “rent arrears” but they would not respond to our emails explaining we had moved out. Thankfully I spoke to Clare on the phone who resolved the issue immediately. The maintenance team are horrendous, you will need to continually chase them, it took 18 months to get some of our issues fixed (replacement blinds for example) You have to basically beg, and explain how it’s damaging their property before they will do anything. The workmen who come are really really helpful and will try to do the best for you, so that’s good. Over all a dreadful renting experience, please be very careful with this company.

Please do not rent with Lexadon! Lexadon were extremely unhelpful throughout our tenancy. They regularly increased the rent but did no improvements to the building. Our contract was for 6-7 years (rolling), i lived there for 9/10 months and there had been no effort to repaint or improve the flat. When we left they did not repairs to it, and put the flat on the market immediately. When renting on Rushcroft Road please also be aware there are issues with individuals who take substances, that you will hear screaming at each other all night (you can still hear through ear plugs). If you’re lucky enough you might need to step over them when trying to get in/out the building - whilst not directly a lexadon problem they will do nothing to try and support the issue. They have also managed to get into the building, where they have slept and smoked in. After calling the police to remove the two individuals, you might think that Lexadon will question the level of security their buildings have. Think again. Some of the keys issued to tenants are also master keys, meaning that people are able to get into any flat in the building. When asked about this, Lexadon almost denied this being the case yet did nothing to investigate or rectify the problem. I was surprised by how much we had back in terms of the deposit, but they will find some way not to give you the full deposit back. They take very little responsibility as landlords, eg will blame a third party they have hired to charge us for a domestic clean rather than professional clean despite offering no guidance to clarify what these differences are and us providing a receipt that clearly shows this. We were also able to call the cleaners back after 3 days if it wasn’t cleaned to their standard, their response was “its up to the new tenants discretion whether they would like the property cleaned” when the flat remains on the market. To reiterate, Lexadon are predators, if you continue to rent be prepared for back and forth emails (which offer very little resolution) and sleepless nights.

Dear Simran, Thank you for taking the time to leave a review. We have tried to reach out to you to discuss this but have had no luck in getting through to you on the phone. We wanted to follow up on each point and wanted to do some internal investigation work however without your communication we are unable to locate some of the relevant information. Regarding the road, we cannot be personally blamed about the area or the issue of homelessness in London. We do advice everyone does their own research on the area they choose to rent in and cannot take any responsibility for someones choice on where they want to live. The building has- CCTV, Fob entry, Buzzer intercom, video intercom, each flat has top and bottom locks, each flat has double glazing and security alarms with sensors on. Regarding the key system this is the first we have been made aware of this and this has never happened across the 750 of our properties that all have different multi lock keys that come with a security guarantee. Regarding rent increases, we can see between 2017-2018 your rent increased £5pw per room for a four bedroom house. It then remained the same until 2020 when we reduced your rent considerably for two years due to Covid-19. In 2022 there was a massive surge in the rental market and especially in London which there is lots of data and information across several platforms, with this in mind we increased the rent to the same level as prior to covid-19 and in line with other apartments in the building. Since then the rental market has been on drastic upward incline and we did also increase your rent in 2023 to £22.50pw per room and this again was in line with the market rate and a comparison of 12 other apartments on this road that are all 4 bedroom apartments that we own and manage. It is disappointing to see you have stated that you were unhappy in the property but chose to renew 6 times over the course of 7 years. This does make me doubt the validity and honesty in your review as personally we wouldn’t expect a tenancy to renew 6 times whilst being unhappy with the area. We will have to challenge the review with Google for defamation as there are points that are not factual and may damage Lexadon’s name. Lift broken for 2 months. 7, Valentia Place, Brixton. Block B. (living on the 6th floor)

Please run away from this property agency. I moved to the 6th floor of a building managed by them in Brixton and when I came to view the flat the lift wasn't working (I should have known) they told me this was going to be fixed in a week so I decided to rent. When I moved in the lift was indeed working but sometimes failing (which's also super dangerous) after a month I moved in the lift simply broke. I've been contacting them for 2 months now and they keep giving excuses. I need to go up and down 6 floors twice a day and this is making my life a hell since I have an injured knee. I'm contacting a lawyer to try to end my tenancy since I'd have to stay 9 more months and they refuse to end it amicable.Don't believe if you visit 7 Valentia Place and they say the lift will be fixed soon. Their office is just below the building and they don't do anything for 2 months. That's by far the worst lettings agency I've seen. Awful company. They should be ashamed.

Absolutely awful company! DO NOT USE! Repeated failure to fix anything in the property, particularly the dangerous black mould. Their communication and ability to deal with any issues, small or large is horrendous. So unprofessional. They ignore emails consistently. There is black mould in our flat and a leak coming from the ceiling above which still hasn't been fixed for nearly 2 months! A contractor was finally sent round after numerous calls and emails. The contractor made an urgent referral for the leak and black mould to be fixed and still no response from Lexadon! Myself and my housemate have both developed serious coughs due to the black mould spores in the flat. We are paying a lot for our rental flat and the quality of the property when we moved in was terrible, missing door handles, lights missing, broken furniture, dirty, damp and black mould. Do not under any circumstances use this company.

I've been renting with Lexadon for almost 4 years, and would not recommend. It takes them ages to respond to requests for repairs, and the only time they are communicative is when the contract is up for renewal. There's a high tenant turnover and they genuinely don't care about living conditions and the state of their properties. I raised a serious issue with them about unbearable sewage smell throughout the flat in November 22, and 5 months later it's still not resolved despite numerous chasers. The situation is unbearable, it's caused us health issues, and Lexadon are delaying doing works as much as possible. Previously, there were issues with the main building gate which wouldn't lock and it took them over 6 months to fix, quoting delays with "spare parts missing" and other inadequate excuses. There have also been two visits to the property without any notice, which is illegal. One was when no one was around and I got back to find the bathroom in a completely unacceptable state (repairs gone wrong, stuff was moved, heating turned on to the max and left for hours, and the toilet was used and left dirty) Keep away.

NEVER EVER RENT A PROPERTY WITH LEXADON. They are a company of crooks who are in the business to scam anyone who rents from them. I cannot describe to you the hell they have put us through. Mould, leaks, flies, rats, lies. And that’s just the start of it. We had to move out after a week and they continue to steal thousands of pounds from us as they wouldn’t end our tenancy. Do yourself a favour and boycott this company.

We had a pretty serious issue with our bathroom tap the other day and called the emergency support line, and I spoke to Staci who has very nice and helped us by organising a plumber within 15 minutes, and within the hour it was all fixed and we had a new tap.
