Absolutely awful company! DO NOT USE! Repeated failure to fix anything in the property, particularly the dangerous black mould. Their communication and ability to deal with any issues, small or large is horrendous. So unprofessional. They ignore emails consistently. There is black mould in our flat and a leak coming from the ceiling above which still hasn't been fixed for nearly 2 months! A contractor was finally sent round after numerous calls and emails. The contractor made an urgent referral for the leak and black mould to be fixed and still no response from Lexadon! Myself and my housemate have both developed serious coughs due to the black mould spores in the flat. We are paying a lot for our rental flat and the quality of the property when we moved in was terrible, missing door handles, lights missing, broken furniture, dirty, damp and black mould. Do not under any circumstances use this company.

I've been renting with Lexadon for almost 4 years, and would not recommend. It takes them ages to respond to requests for repairs, and the only time they are communicative is when the contract is up for renewal. There's a high tenant turnover and they genuinely don't care about living conditions and the state of their properties. I raised a serious issue with them about unbearable sewage smell throughout the flat in November 22, and 5 months later it's still not resolved despite numerous chasers. The situation is unbearable, it's caused us health issues, and Lexadon are delaying doing works as much as possible. Previously, there were issues with the main building gate which wouldn't lock and it took them over 6 months to fix, quoting delays with "spare parts missing" and other inadequate excuses. There have also been two visits to the property without any notice, which is illegal. One was when no one was around and I got back to find the bathroom in a completely unacceptable state (repairs gone wrong, stuff was moved, heating turned on to the max and left for hours, and the toilet was used and left dirty) Keep away.

NEVER EVER RENT A PROPERTY WITH LEXADON. They are a company of crooks who are in the business to scam anyone who rents from them. I cannot describe to you the hell they have put us through. Mould, leaks, flies, rats, lies. And that’s just the start of it. We had to move out after a week and they continue to steal thousands of pounds from us as they wouldn’t end our tenancy. Do yourself a favour and boycott this company.

We had a pretty serious issue with our bathroom tap the other day and called the emergency support line, and I spoke to Staci who has very nice and helped us by organising a plumber within 15 minutes, and within the hour it was all fixed and we had a new tap. Staci was excellent and very professional!

Probably the worst, most inhuman company that I ever had to deal with. All the good reviews on this site are clearly friends of the owners. There is nothing good to be said about the company - purely motivated by greed at the expense of people's living situation. They will evict you if you ask for reasonable repair works to be done, they will lie to you and they will do a laughable job at any repair works to be done (if they do anything at all). Recently moved out of Weld Works, owned and managed by Lexadon. The email communications I had with the staff were usually quite good. Rhea, Cameron and Emily were especially nice and helpful, and I found it easy and positive to communicate with them. The flat was a great location and generally nice to live in with friendly neighbours. On the flip side however, I felt as though as Lexadon owned and managed the building, and there was evidently quite a high turnover of tenants, costs, upkeep and improvements were kept to a bare minimum. Fixtures in the flat were all very cheap and the flat had a tired and hollow feel. Any shortcomings in terms of how problems were addressed were likely not down to the staff but instead where the property was placed on the market. If the property was properly maintained, acceptably secured, responsibly (not minimally) fire safe, and generally fitted out to a higher standard the flats would be a lot more appealing, tenants would likely stay longer, and they could probably charge more for it (or at least justify the current cost). Overall I had a fairly positive experience with Lexadon and would probably recommend them to a friend, and the flat with all of my stuff in was actually quite nice (light and great for plants) but the short-cornered, cheap approach that I felt was inherent to the building wasn’t for me.

I have just moved out after 7 years living in a property managed by Lexadon, and I could not be happier with the service provided. From the start, the moving-in process was very smooth and straightforward, and I was impressed by the efficiency of the paperwork and the warm welcome I had into the property. Also, unlike many other letting agencies, Lexadon will do everything they can to protect and return your deposit in full. When something goes wrong, emails are answered promptly (within 24 hours or less), and the maintenance team are booked as soon as they are available. For more urgent matters, they come straight away. Even during the lockdown, a couple of things went wrong in the flat, and the relevant professionals were sent to the property on the same day of reporting the issue. I would like to thank Rhea Glasscock, in particular, for looking after me and for her great empathy when something needed to be repaired. Rhea is approachable, friendly and highly professional. She has been working at Lexadon Group for a number of years now, and I was very impressed by her ability to deal with matters in a timely fashion. I felt relaxed knowing that I was in very good hands. If you are a good tenant, you can be assured that Lexadon and its team will be there for you. I would not look any further. All staff are extremely friendly and helpful, and they will do everything that is in their hand to help you. I have never had a dispute or bad experience with them. Lexadon knows how to deal with property matters and they care about their tenants. If you are planning to rent a property, I would look no further. After 21 years living in London and having rented a number of properties, I recommend them without any reservation.

DO NOT RENT - BIKE STOLEN FROM INSIDE PROPERTY DUE TO REFUSAL TO FIX FRONT DOOR

After multiple requests to fix the front doors to our porch and flats which have been broken for a couple of months, Lexadon has failed their duty to do so. My flatmate and I have notified Lexadon and they should have repaired the door urgently in accordance with their duty as a landlord. My road-bike has been stolen as a consequence of the open doors with a saw through a D lock that was easily accessible to any passer by due to the broken door. This should have been treated as a matter of urgency and was ignored and the Door is STILL UNLOCKED. There has been limited communication after calls and emails and they have not yet checked the CCTV. This poor level of service and lack of care for the tenants possessions and safety has led me to write this review.

A slow and agonising painful death is preferable to dealing with Lexadon

I don’t think in the history of the universe has there ever been such a collective of aggressively moronic cowboys. I’m taking the liberty of assuming Lexadon will attempt to counter argue anything negative I write here, so for the interests of complete transparency, below is a copy of an email I sent to Lexadon and their multi billionaire CEO upon a request for a substantial rent increase 1 year in, way above market average., , , , , , , , - Hi [Lexadon] Thanks for your mail - In regards to the below, no, we will not be accepting a rent increase at the end of the term, purely down to the absolutely dire state of maintenance at Lexadon, or rather - lack thereof. The main sticking point for me here is the broken window in Bedroom 1. It was noted by [Lexadon] at the initial viewing that this window didn’t close, and that it would be fixed for our move-in date at the end of September. It wasn’t. Upon arrival at the property, I emailed, it was ignored. I raised a ticket on fixflo, it went unanswered. I sent several further emails to your maintenance team highlighting, with video, that the bedroom is located directly adjacent to 'Lost in Brixton' and thus has inescapable and loud all-night noise with the window stuck open, and out of sheer desperation had to be prescribed Schedule II CDs (at enormous out of pocket expense) to actually use the room as its intended purpose - for sleep. I received absolute nil response on every occasion. I highlighted during the property inspection earlier this year the problems encountered with your maintenance team and lack of communication and despite an in-person apology and being told it would be sorted, and inspecting the window at the time, have failed multiple times to maintain the property to an acceptable standard. I recently had the opportunity to meet with the previous residents of [the flat] who sadly informed me that said window was broken throughout their entire 18-month tenancy and again, in-line with your overwhelming 1* reviews on trustpilot (all seemingly relating to lack of maintenance), failed to take any action for the previous tenants too despite what they told me were multiple chases. Let me take some time to remind you of other issues encountered to-date. - The bath was unusable for the first week of the tenancy due to drain blockage and required multiple chases to receive attention. - For over a week last year you failed to provide any adequate cover for maintenance staff being out of office which resulted in a blocked sink pipe rupturing leaving us with an unintentional wet room and a lack of sanitary facilities. - Multiple requests to service the washing machine were ignored from September until February, highlighted again at the last inspection but were told maintenance had fallen behind due to broken boilers at Christmas. The member of staff inspecting was unable to give reason as to why the tickets weren’t answered from September to December. - The walls in Bedroom 1 were not of an acceptable state upon arrival - dirt and grime were against the bed and had to be repainted, with your consent - but at our expense. - Similarly, the bed frame upon arrival had substantially collapsed at the base and it took months of chasing to seek a replacement. - The mailbox at the front of the property for the vast majority of the tenancy has been unopenable. I questioned your team as to why it took - 6 months - to fix, and I was asked to ‘prove’ that I had raised a ticket, which I promptly did by forwarding a reference that had gone, again, unactioned since October. - The front gates of the property are constantly left unsecured which has now resulted in theft of items. You are incredibly lucky at this point that we have not sought a rent reduction in the case of one of the rooms being unfit for its intended purpose, let alone an overall increase for the second year, and even more-so that I have not billed you back for incurred prescription expenses or loss of items due to theft as a result of what appears to be sheer incompetence. May I remind you that we initially offered considerably above the original asking price for the property on a 2 year term on the premise and expectation of the services you would supposedly provide and so far you have fallen unbelievably far from the mark. We take your feedback very seriously, and we're truly sorry to hear about your negative experience. The rent review was sent out 1 year after you moved into the property therefore the issues that were reported when you first moved in to the property had all been rectified. If there was still outstanding issues or if you were unhappy in the property/tenancy we would of asked you to escalate this to the head of Property management and we would then have looked into this further while you still occupied the property. The rent increase is stated in your tenancy agreement when you signed at the start of your tenancy and this was in line with the property market for the area however we were happy to negotiate the amount and reduce the amount to keep a happy relationship with yourselves which we discussed at the time. Awful estate agents

Awful estate agents to work with. Literally dangle your deposit in front of your nose and awfully rude staff. Just moved out of the property and would highly recommend to avoid this company at all costs. I have been renting for around 20 years and never had any bad experiences like i did with this company. We even got reminded that if we didn't leave the flat in the same state that we found it we would be charged...the place was disgusting and even a very inappropriate toy under one of the beds, despite being advised it had been professionally cleaned twice. Rhea is very argumentative as are all the staff. AVOID at all costs. Would not want anybody to fall victim to them!!

Sewage still pouring from 208 Long Land

After more than 7 days since reporting, there is still sewage pouring into our car park from Lexadon’s property on 208 Long Lane. There is poo and toilet paper on the cars below. Not one but two broken sewage pipes are hanging off the side of the building pouring out waste. It has been reported several times and it is still not fixed. It is disgusting and Lexadon clearly do not care.

Writing this as I don’t really feel I have any other option. I would strongly recommend not renting from this group. When we moved in to the property the flat was dirty and there were maintenance issues that were not dealt with. I’ve also experienced issues reporting maintenance problems and these were not dealt with in a timely manner - practically zero communication from the agency. The condition of the flat was also shoddy even though we were told it would be ‘freshened up’. They will also try and force you to pay for a professional clean at the end of the tenancy even if you have returned it to them in a better state than you received it. I have also experienced numerous emails which in my opinion were bullying/forcing us into paying for a professional clean regardless of how clean we returned the property to them. We are now experiencing a dispute over a charge for professional cleaning because of this even though we spent 2 days ensuring the flat was spotless. In my opinion these people are the pinnacle of typical landlord swindlers and all that is wrong with renting at the moment. Steer clear.

Dear Melissa, Thank you for your review. We have looked into your review and we can see you have lived in one of our properties for the full year and have given notice to vacate at the end of your current tenancy only due to relocating for work purposes. When moving into the property the inventory clerk deemed the property as professionally cleaned with minor marks. These marks unfortunately were due to recent maintenance jobs we had organised as requested on your offer. As stated in your tenancy agreement we require tenants to “Return possession of the Property at the end of the tenancy in the same good clean state and condition as it was in at the beginning of the tenancy” which in this case was a professional clean however we would allow minor marks due to the marks on your move in. Unfortunately, when the 3rd party inventory clerk attended they confirmed the property was only domestically cleaned as also confirmed by your brother. As a gesture of goodwill, we did offer a reduction in the charge however you have since rejected this therefore as requested via email please contact My deposits so they can decide the best outcome.

Extremely aggressive landlord

Extremely aggressive landlord, especially MS Amber who acted highly aggressive during all proceedings. I been forcefully charged for a full amount of new locks ( 400) for loosing my key. Landlord ignores legal obligations of Building Regulations and Health and Safety and renting flat without opening window. Will report to environmental officers for they unsafe illegal practices. And getting out !Avoid !

Very professional. An organised team. Very apprioachable. Check outs and check ins are generally arranged so that there is 'no gap" which makes it substanially easier to time manage and to document for my company. Work is always allocated with plenty of notice. So ' Good forward planning". Works orders are detailed in regard to keys and fobs required and also details of gate and door codes and alarm codes. Monitoring the key release and return acurately. Attend to faults and dilapidations identfied during the check out and check in expeditiously. Ensure that the outgoing tenants are made aware of their obligations with plenty of notice, in regard to the check out procedure and how the properties should be left in regard to cleaning issues. They are contacable out of hours if necessary. A good , well organised company in relation to property management.

We have very recently acquired a rental property through lexadon. Having dealt with property agents in the past, I can attest that Lexadon has been an absolute pleasure to go through during the rental process. Cameron has been patient with us and shown us properties that suited our preferences (i.e. no time wasting properties!). Emails have been prompt and responsive to any queries we had. After putting down our interest in one of their properties, the process could not have gone any smoother! I lived in one of their Brixton properties (Stewarts Place) for just over a year and have nothing but positive things about the group and team, especially Tianna who has been fantastic throughout the last few months. I was looking to extend by 1 month, which fell outside of the agreement as my new home wasn't ready and she was open, transparent and incredibly helpful in what was otherwise a difficult time. Every time we needed something doing i.e. broken blind (our fault, not theirs) it was fixed within 24 hrs at a time convenient to me. The check out was efficient, smooth and painless and everything (including deposit returns) was timely. I would not hesitate to rent through them again and would gladly recommend them to anyone reading this.

We have been renting through Lexadon for just over 2 years and as part of the reason as to why we have just renewed for a 3rd year is the great customer service we have received so far as tenants. Although it has not been without issues and the maitenance repairs hasn’t always been straight forward, the communication from Sophie and the team has always been professional, consistent and responsive. We appreciate that some repairs can take longer than others however having Sophie manage this on behalf of us has been very reassuring.

As a neighbour to one of their building I can safely say the maintenance of the building is poor at best. Their attitude to fixing serious issues is clearly the same. After all the best efforts to get an emergency contractor out sadly no one was available. We opened at 9am this morning and the leak has been fixed this morning. The issue has now been resolved in a very timely manner.
