Black Katz let me a flat with a serious damp problem, I found mold in all four rooms of the property. Following this discovery, i immediately contacted my Landlord and asked to reach a lease break agreement. To which they asked Black Katz to mediate. What did Black Katz’s mediation entail? Have the flat professionally cleaned and go from there. A little bit of bleach would fix all the problems. For anyone familiar with mold, that only prolongs the issue. During mediation, Black Katz lied straight through their teeth and said the landlord was not interested in breaking the lease. I ended up contacting the landlord directly who informed that she WAS interested in breaking the lease. Thankfully I was then able to proceed with her and reach an agreement. As a result of their complete negligence, I’ve had to pay a fee for breaking my lease and hire another removal company to leave the flat totaling over £5,000. Now, currently, Black Katz is holding viewings to let the flat again despite knowing the mold issue exists and the context of my tenancy at the property. Absolute joke of a company, I will never do business with them again, and I suggest if possible to avoid them completely. Black Katz prioritizes fees above common decency.

Terrible experience and WORST agency to deal with. My friends moved out in September and still do not have their deposit returned. Jamie, the manager, absolutely loves to use a bribe, promised to ‘help’ them get their £1600 back but ONLY if the previous bad review got taken down - he sent one email (after asking him to send it) to the landlord and have heard nothing from him since. What an amazing help you’ve been 🤣🤣 They blame the landlord for everything and take no responsibility whatsoever and do not help you once you leave the property. Why do you work with landlords who steal peoples money then??? Worst management Worst agency AVOID AT ALL COSTS!!!

Aidan was extremely responsive in getting my flat listed to start with, provided clear advice on what needed to be done, by when, what the options were etc. The handover to Jack and Sara was seamless; they both helped to complete the deal with as little hassle as possible. Every detail from the preceding phone conversation was acknowledged and this lead to very pleasant, easy going viewings, where we never felt like our time was being wasted. Do not rent from these people. They will try to steal money from you and protect their awful landlords who leave their houses in a unfit state. It took months to get money back for emergency repairs and our deposit to be returned. They left us without a working back door lock, faulty and potentially dangerous electrics and a broken boiler for a year. Human sewage was leaking out of the drain by the front door. The landlord turned up without notice as did tradesmen regularly. We ended up calling the council to get involved. They then tried to extort an extra £500 per month for a flat that is not remotely worth it. Jamie, the manager of this branch, called my family at home to try and harass us into making it easier for them to relet the property whilst withholding rightfully owed money to us and having failed for a whole year to fix anything. Avoid these cowboys and their awful landlords that they protect at all costs for your own sake.

It’s hard to articulate exactly how much of a disappointment Black Katz were and if any of us had a choice in the desperate hellscape that is the London rental market I would warn you to avoid this agency at all costs. The way we were treated by Black Katz management was appalling. Trying to get their help felt like shouting at a brick wall and we were constantly ignored. I was left without a functioning radiator over winter which was not attended to for 4 months following my initial complaint, despite countless emails and phone calls. Our washing machine started smoking 6 weeks before we moved out and they clearly couldn’t be bothered to sort it out before our tenancy ended so we were out of pocket for laundrettes, again despite emails and phone calls. Once we were finally free, they had the audacity to deduct money for lightbulbs from the deposit. The staff were dismissive, unhelpful and straight up lie to you with promises to return calls, pass on messages and chase things up that they never do. The entire company seems disorganised and poorly run. I’m sorry if you’re having to look for a place to live right now with the state of renting and the cost of living, but I’m even more sorry if you end up with Black Katz.

Worst lettings agency in London!!! Don’t use them if you’re a first time renting student. They pass the book on every problem. We have lived with our shower leaking into the kitchen for 4 months and everytime the engineer has come they do nothing. The previous tenants moved in with the same problem and they lived here for 2 years. The same problem for 2 1/2 years. Management are rude and they are unprofessional.
