And I have been quite picky with a certain budget in mind. I have been searching with other realtors as well but they were nothing like what these guys do their job! Johnny kept in touch when we asked him to update us on new properties after we went to a viewing of a flat that was unfortunately taken right when we arrived. He went out of his way to make sure we find a place we love and got us a beautiful flat in South Hampstead. Also Erika was very easy to communicate with and quick to respond in the process of signing the tenancy agreement. Great experience overall!

Run for the hills before renting through black Katz! Honestly don’t know how the review average isn’t one star, everyone I speak to says to avoid these guys like the plague! Rented a flat with these guys which was so shoddy and absolutely DISGUSTING when we arrived a it smelt, there was dust covering everything and the previous tenants had left all of their stuff - no checks had been done obviously. We also quickly realised that the flat was BOILING (even with all radiators off) turns out it was centralised heating which black Katz failed to tell us about before we made a ‘transactional decision’. They will argue that they did but they didn’t and we wouldn’t have let the flat had we known this. In doing so black katz breached regulation 6 as per the The Consumer Protection from Unfair Trading Regulations Act of 2008. Regulation 6 prohibits the omission or misleading omission of Material Information to the consumer, or in this case the tenant. This was on top of countless issues in the flat as well as arriving and it looking like it hadn’t been cleaned in years. Black Katz were also unbelievably ignorant and didn’t make an effort to understand our issues, were INCREDIBLY patronising to the point I would be left in shock at how I was spoken to. Genuinely cannot believe how they are still allowed to be in business. Edit: as predicted they have said that they didn’t recall us telling them of all the issues - first thing I did when we arrived in the property was ring them and I even emailed pictures of the dire state of the flat to one of the black katz team. Regarding the heating - fair enough others have been fine with it (goodness knows how!) but not letting prospective tenants know material information before putting down a deposit/making a transactional decision is still a breach of regulations.

I was shown flats by Johnny. He was so professional. When mentioned to him that I reached the first flat he wanted to show me, about 30minutes earlier, he came as soon as he could. He showed us different flats in the areas we mentioned without wasting our time. He really listened to our needs and helped getting the best deal we could in the flat that we currently rent. Overall amazing experience with Black Katz agency. They don’t waste your time and have some really nice properties. The renting experience overall was very positive and hassle free! Blackkatz manages the flat above mine in NW3. A leak from that flat was reported in November, with damages to my flat. Blackkatz, after so much of hounding only to send someone and not do anything - no reports, no updates. Despite numerous follow-ups, nothing was done. The leak into my flat got really bad in the lead up to Christmas. After many rounds of hounding from myself, our property managers and my porter, they still did nothing. I called up their offices whilst panicking (and half way around the world), yet they could not be bothered to attend and just ignored the complaint. I had to call the owner of the flat above, where she herself being overseas on holiday; panicked and organized for repairs to be done on her own. Long story short, there is now substantial damage to my flat and hers which could have been avoided had Black Katz (or however you spell incompetence) do the work they were supposed to, back in November. Black Katz even had the audacity to tell me over the phone that their offices will be shut from the 3rd week of December for the Christmas holidays and only open back in the new year. When pressed about the leak and hazard to the residents, they just ignored and were rude instead. I would highly avoid this agency if I was a landlord. I have all documented proof to evidence this.

Avoid this agency at all costs. They show zero care for their tenants and fail to meet even the most basic standards of professionalism, decency, or responsibility. It was one of the worst experiences I’ve ever had with a rental agency. Blak Katz provided truly awful service. Their response times were painfully slow, and their issue management was completely disorganized. The manager, Jamie, was the most arrogant person I’ve encountered, absolutely dismissive and unwilling to listen. Jamie should seriously consider a different career. To make matters even worse, they take advantage of people who are not from the UK and may not fully understand the laws here. This exploitative behaviour is not only unprofessional but also unethical. They also raised the rent without any notice and ended a yearly contract after just 10 months, again without warning. We were left without heating for three months (October to December) during winter, and mould developed in our mattresses due to the property’s poor conditions. After repeatedly asking to speak with the landlord about the ongoing issues, instead of resolving anything, they gave us a notice to vacate the property, claiming that we were a “waste of time and money.” This was not only offensive but incredibly unprofessional, leaving us in a difficult position, especially during the holiday season. We left the property during the holiday season, but they continued to send us emails demanding rent for a period after we had already vacated, completely nonsensical and unfair.

My wife and I have just moved to the UK from South Africa and have been looking to rent an apartment in West Hampstead. We were contacted by Jack who had a couple properties he wanted to show us. We were impressed with the quality of properties and found one particular one that we absolutely loved. In the end the only reason we didn't put down a offer was due to the distance between the train station and the apartment. My wife commutes to St Albans every day so travel time was a hefty consideration. Needless to say Jack was very helpful and professional. He arranged an additional viewing of the apartment, at short notice, and was always on hand to answer questions. Often late at night. Thank you for the great service.

BRILLIANT EXERPIENCE! Aidan from blackkatz was able to find the perfect property for me. He stuck to my budget and location requirements to ensure I was placed in the best available property. As I wasn't living in London at the time and travel was extortionate, Aidan made sure I only made one visit to view properties and also called me once a week with updates on my property search to ensure I was happy with the progress in finding the perfect flat. Even when other estate agents told me I would never find a place within my budget and in the area I was looking, Aidan promised me we could find somewhere! And he did exactly that! Aiden and the team were incredible. Due to another landlord with a different estate agent pulling out last minute and retracting my tenancy agreement to move in, I was affectively about to be homeless. Aiden responded to my urgen enquiry to view another property on Zoopla the same evening I sent it, and we viewed it together the following morning. He and the rest of the team did everything they could to expedite my move, and I was into that new rented property 3 days later. I had moved in before other estate agents on Zoopla had even returned my enquiry from Zoopla!!

Silvia and the rest of the Black Katz West Hampstead team are wonderful. Silvia made looking for a new place quick, easy and enjoyable. She was very attentive, professional and friendly and only showed me properties that fit the description of what I was looking for and within my budget. They are really driven for customer satisfaction, the paperwork and referencing was really fast and straightforward and a lot of it was done online saving some paper and trees! The process went by so smoothly I looked at a place on Tuesday and that Friday I had my keys, really couldn’t be happier with Silvia and the team. I very highly recommend!

Great office , I cant speak for the company's ethos and conduct but our experience in in the west hampstead brsnch was great!!! Great experience. We walked in on a late Friday afternoon and had found a place by that evening. Aiden was an incredible help for us--not only friendly, informative and patient as he showed us the properties, but he worked hard and ended up staying late just to make sure everything was in order. Working with Sara after finding our new place was a pleasure as well--she was extremely helpful in making sure all of the details were in place to make the move as smooth as possible.
