My daughter moved into her student room and we were appalled by the state of it. Room dirty and covered in paint on the floorPoorly fixed broken shelfdesks and drawers damagedSink and shower blockedfan not working in bathroomKitchen taps hanging offkitchen filthy - we were told it was cleanedcupboard doors missing1 fridge freezer for 5 peoplesecurity doors not workingfreezer door brokenand the list goes on, management team say its not there fault and we have to complain to the outside maintenance team who they said don't respond and don't do anything. X1 just said complain to the council!!!!

AVOID! If there was a -1 star, that would have been their rating. Absolutely horrendous from start to finish. Upon moving in, there was no hot water for over 2 months, both toilet seats ripped apart, wardrobes hanging off their hinges, holes in the furniture and utterly filthy. Lifts are broken every other day, rubbish spewing from the bins with birds attacking you upon entering the block and generally no maintenance whats so ever. It’s funny how they call themselves the number 1 lettings business within the UK when they can’t kept their workforce for a couple months. People with zero to no experience, working 2 days a week, chopping and changing their employees every other week but still expect you to abide by their regulations. Upon leaving our tenancy, we were hit with a number of charges, not only were these charges daylight robbery in terms of the figures they were throwing at us but half of them weren’t even in genuine reasons. Which was later confirmed when they reduced their price by almost 1/3. Tenant bashing at its finest and the reason why inflation is rife. A need to shut them down.

Rubbish collection ignored for 3 months

I rented for 3.5 years and the last year has been the worst time. 3 months (Nov 2023) they have not collected the rubbish and let the mould on the walls in basement grow (May 3024). They pushed an eviction letter under my personal door without prior warning (May 2024).They ignored all my complaints about flies in my flat due to the lack of rubbish removal until I contacted Liverpool Echo, however repeatedly blaming everyone else but taking accountability.

EVERYONE PLEASE LISTEN IF YOU LIKE PEACE IN YOUR LIFE. Avoid this company like the plague They appear nice but do not be deceived they are full of unnecessary drama. they will never aim to return your deposit its almost like they have a deal to milk what is left and split it with the landlord so i would not risk it with them. They dont fix things requiring repairs, they ignore your existence if you show up at their office, you'd start to think the glass door you’re ringing the bell at is opaque. their customer service is atrocious. I have a buy to let apartment in Eastbank, the Lettings department are completely useless, had my apartment vacant for over a month, 3 or 4 viewings, I moved to another letting agent C&R Property, and they let it the next day and had over 25 viewings.Then there’s the investment, I’ve had the apartment for over 5 years and it’s worth pretty much what I paid for it, apparently because there are too many buy to lets in the building so people struggle to get a mortgage, but this is what X1 mainly do, buy to lets, all the other apartments in the area have gone up massively in value and we are still at purchase price over 5 years on, avoid X1 at all costs, you will be very disappointed.

URGENT READ BEFORE LETTING WITH THIS COMPANY AND IGNORE THEIR FAKE 5 STAR REVIEWS This company is attempting to keep mine and my flatmates deposits despite us leaving the flat just as clean- if not cleaner than when we left it with no damage. A £240 deduction, £150 deduction, and £125 deduction to name a few all disguised mostly under "wall repaints" that did NOT need doing, as well as general wear and tear and cleaning deductions despite nothing being left unclean. SCUM. I have emailed multiple times asking for these deductions to be put through on the DPS website so that I can dispute them and I have been completely ignored. I can't even dispute their disgusting wrongful claims so that I'm able to get my money back. Quite suspicious that you suddenly need to keep all of our money when you've decided to repaint the entire building on your own terms, and are on the brink of losing your arndale house tenants since the building has been recently deemed unsafe (I lived in arndale house previously too and your claims that the building is safe for tenants to live in is shocking!! Constant false fire alarms and homeless people wandering in off the street).You'd rather let your tenants live in an unsafe building with sketchy cladding than evacuate them and pay for repairs because you CANT AFFORD IT. Looks like you're making your tenants moving out pay for this with their deposits instead. Clearly just money grabbers, would not recommend giving them a penny of your money.I have posted pictures on Google Reviews of how my room looked when I moved out as well as our communal spaces (the red pin board was already damaged by previous tenants before us). Look at these pictures and tell me if these rooms needed a FULL repaint costing £102 and a clean costing £80. Absolutely disgusting treatment and radio silence from them. I also know someone personally who did not receive their deposit back from X1 for at least 6 months. Should be illegal. Our bin store room was disgusting before moving out, which attracted rats and smelled rotten for weeks. This was since X1 could no longer afford to pay their cleaners, not to mention the lack of security as they obviously couldn't afford this towards the end either. Thanks and I hope to hear back from you finally about my deposit 😊

I’ve lived for more than 2 years in one of their apartment units in Manchester Waters and my experience in dealing with them, especially Jevan Turner, has been extremely pleasant. He is very responsive to my emails, polite, and a very considerate person. I was highly impressed with how he handled our requests especially during times of uncertainty if we should still renew our tenancy contact or not due to a change in my job location assignment. He made sure that the interest of X1 and ours (their client) is balanced. He was also very deligent in helping us recover our funds which I incorrectly sent to X1. I’ve already moved overseas but he still worked promptly on my request for refund. I’ve met him personally in X1 office when I returned my keys and he was a straightforward and an approchable guy. If I return to Manchester I would never hesitate to deal with X1 again, especially with Jevan as my family is comfortable that he’ll deal with us fairly. Excellent work Jevan, keep it up!

Avoid at all costs

Please read the real reviews of people who have actually rented with this company and not just been helped with their applications. When you have an issue it never gets address, No one replies, calls you back, no one’s interested only getting money off you. The turn round of staff is amazing all for the wrong reasons. 4 months to get a bathroom problem sorted, which is all done through an app, so no one to actually talk to and help you. Couldn’t wait to move out!!!! And please save yourself looking to try and help, it’s too late. X1 weren’t interested when I was a tenant so don’t be concerned now!
