I’d definitely recommend

I’d definitely recommend Elisha, who has been supporting us throughout the process of renting our new flat, has been incredibly helpful. She always answered all of our questions and gave us reassurance whenever we needed it. She’s been lovely and professional throughout, making the whole process feel much easier. I'd give minus stars if I could Moving in, I was told I could collect keys at x time and then called and told a later time which wouldn't work for me. Living there, the kitchen was disgusting from the day I moved in to the day I left. There was 8 people sharing one fridge freezer despite being told we would have 2. The complementary Netflix never worked ever Moving out I was messed around with dates being changed 4 times Then claiming deposit back I chased it for a month, emailing, calling, attending the office in person twice Now being lied to claiming I left items behind that they have removed a fee off my deposit for. The checkout report photos showed sunglasses I have never seen in my life in the room. Told me to reply to an email within 48 hours to dispute my deposit I replied under an hour after that email was sent.. They didn't reply for 4 days then told me it had to go through DPS I took photos the day I moved out luckily so now it's a 2 month wait for the outcome of a dispute.

Google would not let me post this review, scam! I honestly had the worst experience and I would never recommend X1 Lettings to anyone. The problems began before I had even been handed the keys! I arrived with all of my belongings on the agreed move in date, and was then told I could not collect the keys because the referencing had not gone through. The communication was not there at all, leading to me to feel stranded as I had nowhere to go and only had a limited amount of time to collect my keys due to working full time. When I moved in, the flat was dirty. There was mould in the freezer and dead flies on the window, all which I cleaned myself after the stress that I mentioned above. The freezer door wouldn't shut when I moved in, and the fridge wasn't working either. I got a thermostat to prove that the temperature was higher than the safe level for food. The company seemed so reluctant to get a new fridge even when I was constantly contacting them for updates and telling them it was over 10°C. They eventually sent someone out just for them to say that he could tell it was broken just from the smell and I got a new one after weeks and weeks of wasting money on food. The hot water would go off too and the TV broke not long after moving in. Staff were unreachable, unhelpful and constantly changing. The washing machines were not maintained, meaning that they didn't work properly. One of the washing machines was out of order for months, so that there were only two machines for the entire building, and I could never get to use one. When I viewed the property, there was a cinema room, but this ended up being out of use and just full of waste, cardboard etc for the time I was there. The security staff were hardly ever there so you couldn't get your parcels and god forbid if anything did ever happen. The security guards were nice when they were there don't get me wrong, but is wasn't often enough, especially considering I was told at the viewing it would be 24/7 security. To make matters worse, at one point, they door that you needed a fob for was left open for weeks on end and would not shut. I only stayed there for 6 months so it is baffling to me how much could go wrong with them in such a short amount of time. At the viewing, I asked about adding someone to the tenancy and was told this would be free and I could do it mid contact. When I tried to do this, I was told there would be more referencing fees, a fee for adding someone, the landlord would need to decide if I was even allowed to add someone, and rent may go up. I told them about what I was told at the viewing, and they acted like they had never said that. Now that I've moved out, I left the flat cleaner than it was when I got there and have been told they're going to deduct £280 from my deposit for 'light cleaning' and a new mattress. This is interesting as the flat opposite mine has a piece a piece of paper on when they moved out saying it would also need a light clean and a mattress replacement. What a scam.

I have had an absolutely terrible…

I have had an absolutely terrible experience with X1. Gwyn made the issue worse from the start by being so passive-aggressive. I signed the contract and paid my holding fee 2/3weeks before i moved in. On the day of the move, they couldnt find the keys to the house. They made us wait, and Gwyn said "This is why we dnt allow early morning move-ins" THIS WAS 12PM BTW!. They finally found one key after hours, and handed it to us. My sister and I have had to make ourselves ucomfortable to fit schedules so the house is not left unlocked. However, we still leave home unlocked. On the day we moved in, we realsed the electric stove wss faulty. X1 TOOK A WHOLE WEEEK TO COME GET IT LOOKED AT. And they the man who came said he doesnt knw when it will be fixed, but he bulb is faulty. I am here eating crackers and buying food! I have asked for one week's rent back, or I will involve my lawyers. Now I got called that the key is ready, and a staff member told me they will PERSONALLY DELIVER IT TO ME. NOW X1 SAYS I SHOULD COME PICK UP THE KEY AFTER MAKING ME UNCOMFORTABLE FOR A WEEK. THEY ARE ABSOLUTELY HORRIBLE. RENT ELSEWHERE IF YOU CAN

If I could give 0 I would. Our flat got broken into by another tenant that we now know caused issues the year before and they still let him back. We were later informed he was not supposed to be occupying a room this year. Our door was not boarded up for over a week, causing a security issue, as the front door was also broken at the time, allowing anyone to walk into the building and flat.There is rarely security on reception, it is impossible to get in touch with anyone who will give you a straight answer, it’s like interviewing politicians. There’s dual management of the property and they both seem to place responsibility on the other for the same problem.

DO NOT BOOK WITH THEM, read my experience: Firstly to preface they (Diane Loares) changed the room i was meant to be in despite me having signed my contract so there is no regard for those who sign contracts first which meant i could not live with my friend as planned. Secondly the team, Harrison wood was always lovely to speak to and tried where he could, however in general they are difficult to reach and often will never call you back despite saying they will and the calls don’t connect. They take their time with any issues you might have and don’t really care. I tried to return my keys back to the edge x1 during working hours but i don’t know how they expected me to do that when there was nobody at reception to let me in, and i tried to call all X1 phone numbers but NOT ONE WAS answered. Eventually found an open side entrance and someone showed me where to go but if i didn’t find it, they might have tried to charge me for the keys, but their own staff aren’t working where they were meant to be. I moved into a property called borden court and thirdly it’s managed so weirdly with another agent called IPM, this means nothing gets done because there is no link between the 2. When i moved in, there had been no cleaning done in the communal areas, with mouldy plates and food left in the kitchen and damp in bathrooms, and the washer-dryer not working. They would not send for cleaning to be done earlier and so I had to do all of this by myself, with going up 3 flights of stairs since there’s no lift. The mould in the bathroom was only cleaned almost a month after I had arrived. My bedroom was okay when I arrived, however, there were issues with the painting on walls, and dark marks on the ceiling. The worst problem was the water contamination, where there was no water for 2-3 months and i got no compensation despite me asking multiple times. Living with no water and unable to move to the temp accomodation meant it was like living in poverty despite paying rent. My blinds broke in December or so and continued to get worse as the new year went on and this was never replaced before I moved out in August, despite me emailing multiple times since March. The washer dryer took months to come, which meant i had no washing facilities, and had to go elsewhere to sort this. The microwave broke and it took them over 2 weeks to bring a new one. The bathroom ceiling leaked multiple times so there was flooding on the floor. As you can see so far, there is no good management of the buildings. the fridge was frozen at times, dirty and leaking and it took them months to get a new one. There were always bad security and homeless people coming in. the bathroom eventually developed mould, because there was no ventilation and i asked for this to be sorted and x1 did not communicate this enough to IPM and I took this to the council and eventually IPM/X1 tried to pull it off as it not being mould but it clearly was and they never fixed the ventilation which is a requirement for renting To top it off, despite having all these issues, they tried to claim most of my £250 deposit on things like repainting, and cleaning the bedroom light. Mind you, these things have not changed since I had moved in, especially something like the bedroom light which I cannot even reach to make it dirty, and the walls already having issues when i moved in. They won’t help you sort any issues but will try to claim money later and then will repeat this with the next tenant. They had inspections where they could’ve said something but didn’t. It also took them almost 2 months since I moved out to get a response about my deposit. If you book with them, it will be a nightmare and i will NEVER make that MISTAKE again.

Warning to other tenants

Warning to other tenants: if you’re dealing with leaks or mould in X1 properties, don’t ignore it. I reported a leak months ago and it escalated into black mould and a broken ceiling with water leaking into my flat. Emails were ignored, no alternative accommodation or rent relief offered, and I was even asked to clean mould myself. X1, please take responsibility and resolve this properly.

I don’t generally leave reviews, but I see no other way to motivate change in this company. I lived in one of X1’s developments, one of the large blocks of flats in Liverpool, for some time. The flats are decent. I have no complaints about the property itself. They’re nothing special, but in my opinion they are fair and certainly worth the price. The issue is with the company X1 Sales and Lettings; namely, they do not reply to emails. Over the year or so I lived in the property, I had on numerous occasions cause to contact X1. I’d send an email in working hours and could be confident I would not receive a reply until over 2 weeks later. This is a major problem, because anything that requires more than 1 email will take months to solve. I work full time, as most tenants do, and I am a doctor, so it is not easy to access my email in the day. Yet, despite this, I was able to reply to all emails I received from X1 within a couple of hours, one working day at most. It is genuinely baffling that X1’s full time staff cannot reply to basic emails within a normal 1-3 working days. These emails were not complaints, and for the most part, nor anything which required extensive investigation (those that did, I still never heard any confirmation of receipt, or of any investigation) I’ve been to X1’s offices in Liverpool many times; there are around 20-40 working employees in the office at any given time. I cannot believe that they are that busy, that behind schedule, that they can’t reply to their rent-paying tenants for over 2 weeks about urgent matters. I do not blame the staff. My account manager was pleasant and all interactions I have had with X1’s staff were positive. The staff are friendly, and I am not at all unhappy with them. Yet, X1 is a very, very, very poorly managed company. The blame sits with management. X1 needs to either hire more staff, or shift the prioritisation towards it’s existing tenants over new sales. My account manager that I had throughout my tenancy also dealt with my sale. This implies their staff deal with both sales and existing tenants. I have to assume there is some financial incentive to these staff for making sales, because I don’t know any other reason why they’d respond almost immediately in the pre-contractual phase, then take over 2 weeks to reply once you’re already a tenant. In short, the flats are genuinely decent, however I would avoid renting here unless desperate, simply because of the way X1 Sales and Lettings is managed - you will never have any issue sorted. I sincerely hope this changes, as many of us doctors move around a lot, and I’d certainly stay in one of these flats again if X1 as a company improves. But as it stands, I would advise all prospective tenants to avoid this company.

Constant problems and incompetent staff

My partner and I lived in x1 Michigan Point, Manchester for 18 months and did not have a single positive experience throughout. I never leave reviews, but the entire experience was so horrible. Staff were rude and very incompetent and had no professionalism. Communication was terrible and it was one problem after another the entire time. Even the property itself wasn't worth the money or stress. I really really recommend avoiding X1 completely and going through literally any other letting agents instead.

Dealing with my Senior Account Manager of X1 the company as the unit’s landlord

I am the current landlord of The Studios in Liverpool. In the past month or so, I came to great difficulty in securing response from the Senior Account Manager of X1 the company. While appreciating her effort in lining up the new tenancy for me (though it would be that much better if I would be consulted in advance before any commitment made), I recall from her last response to me in mid March that it was made to expedite the transaction and thus made at a little lower than the market price. But when I raised further questions regarding this new tenancy through emails to her on 19, 24 of March and 8 April, sadly she seemed too busy in responding to me. I understand that being a property manager, she relies on expenses incurred amid the tenancy. But I feel that she also owes me a duty to me by attending to my request and not just interested in making earning from these expenses. By recording this, I hope to provide a balanced picture in the review for this company, X1. I still trust that X1 the company is still keen in resolving this issue with me positively and I look forward to her reply to my email to her again earlier today.
