GoogleI like the location of this building, it's perfect for me to have walks by the docks and relax. It's quiet and the neighbors on my floor are respectful. Security is great, living here makes me feel safe and at ease.
My tenancy care manager Jasmine Syed is lovely, a very nice lady that will always ensure to reply back to any of my enquiries. There was some key mix-up on my move-in day but she helped me right away with this issue, there was no delay and the tenancy progress was smooth.
I highly recommend living here, the location and staff are excellent.

TrustpilotUnbelievable and appalling company
Unbelievable and appalling company, do NOT rent with them. After reading the reviews and speaking with the staff, I took the wrong turn in moving into one of the properties. Just a few things to mention if you're thinking of renting with this lettings company:- Upon arrival to our new flat, it was filthy. The floors were covered in paint and dust, the kitchen counter tops had food and rubbish on them, and the flat was a state. We were not reimbursed for this. However, upon leaving the flat this past month and scrubbing the flat from top to bottom for two days, we recieved a £278 deep cleaning fee. Honourable mention to the broken toaster that we had within the flat which was photographed and written in our opening inventory at the beginning of our tenancy. We were then charged for the broken toaster at the end of our tenancy as "we broke it". - X1 and any block management team have a terrible relationship. The block management company, Inspired Property Management, were disputing with staff members for whatever reason therefore bin chutes to all floors were overflowing, causing a fly infestation on EVERY hallway. The post room was overflowing with rubbish and letters, some times we were even so lucky for Hello Fresh or Gousto boxes to be sat there for several weeks. The lift was vandalised with writing all over the mirrors and rubbish within, but that's when the lifts working so good luck if you're on the 7th floor. The whole building was DISGUSTING and there was no action taken from X1, just encouragement to contact Inspired PM to sort the issue. Tenants were not reimbursed or apologised to for this and upon leaving the flat, the issue was still unresolved. As I'm aware, the sewage has now exploded in the basement where the tenant car parking is (£100 extra per month for a space btw) so I give it five months before that's sorted.- The staff turnaround within the company is extremely high. The staff themselves are trying their best within a horrid company but they receive no support or aid from the management within. They are understaffed within the company yet the management tend to ignore this and increase their workload, pushing them to mange more issues that they cannot handle. They are told to increase all prices for tenants, such as the key card/fobs are manufactured and bought for less than £5 but tenants are charged £35 if they are broken or lost. They will assign one individual person to manage four buildings of over 300 rooms so issues are resolved within a month if they're not urgent. The management within X1 expect staff to do maximum effort on minimum wage which is appalling and why so many tenants, including myself, are unhappy with everything with their supposed homes. Upon reporting many issues regarding the flat, many remained unresolved by the end of my tenancy and then I was charged for these as it was apparently my fault.- Don't have an emergency or a problem over the weekend or Christmas: X1 are closed then so you're not allowed. If you are to rent with X1, please be wary that the staff do not get paid enough for the roles and the company is a walking disaster. You will be overcharged at the end of your tenancy regardless of if you leave it in perfect condition and you will be exploited of all your money to try and afford rent in a small apartment filled with the cheapest IKEA furniture. P.S they will charge you £36 to change a light bulb :)

Would NOT recommend X1 Salford to any Salford University students : ( Particularly POOR customer service from Caroline Davies, Daniel Godewski and Rachelle Novotas. Despite the accommodation being empty from 15 Aug 2024 and initially stating she could move in earlier than 16 September, they will NOT allow daughter to move in early even though she offered to pay a week extra. This has had a HUGE Impact on her well being her full time NHS course starts the Same Day and we live 3 hours away. Not including the support she was due to give in the weeks before for year 1 students and for freshers fair. Edit following response Thank you Chloe for your response.TO CLARIFY As soon as saw move in date my daughter was told by, it was either Paige / Dora that if she needed to move earlier, this would NOT be a problem and to get back in touch as soon as she had her timetable. She got in touch and was told by Rachelle on 08/07/24 that YES it is possible for her to move in early and just pay for the week. However when we tried to progress this, she was told this was no longer possible.I believe that this should have been honoured!

Hello Nikki, Thank you for reaching out regarding your daughter's move-in date. I understand your concerns, and I’d like to clarify a few points. At the time of application, it was clearly communicated that the tenancy start date would be 16th September 2024. This start date is also listed in the signed tenancy agreement. We appreciate the desire for an earlier move-in, but unfortunately, due to the large volume of studios we are preparing for the upcoming intake of students, we are unable to accommodate early arrivals.Allowing early move-ins could interfere with the work that needs to be completed to ensure the apartments are ready for all tenants. Additionally, with contractors still on site during this period, there would likely be disturbances, and we cannot guarantee that the properties would be in a suitable condition for occupancy before the agreed start date.We sincerely apologise for any inconvenience this may cause, but our priority is ensuring the accommodation is safe and ready for all students at the agreed time.If you'd like to discuss any of the points raised in your review in further detail, you can contact our complaints department via hello@X1salesandlettings.com. This company manage 4 properties for me. They have failed to pass on the rent for all 4 for a two month period. No explanation at all. They really do not seem to care. When I told them I would be warning other landlords about them they really couldnt have shown less interest. This is not a trustworthy company. Please do not trust them to manage your properties. Thank you for taking the time to leave a review. We're sorry to hear about your experience, however we feel it's important to clarify a few points for anyone reading this.
X1 Sales & Lettings is a separate business entity to the off-plan sales company through whom your property was purchased.
The rental guarantee you were sold was an agreement made solely between yourself and the seller.
X1 Sales & Lettings had no involvement in offering, issuing, or underwriting that guarantee.
Our role at X1 Sales & Lettings is to manage the letting of your property and to process the live rent received.
From the point at which the seller paused the agreed rental guarantee, we have processed all live rent received on your behalf in full and without delay.
We genuinely sympathise with the frustration of a rental guarantee not being honoured as that is, understandably, very disappointing.
However, we would respectfully ask that any concerns relating to the guarantee be directed to the seller, as this falls outside the remit of our business.
We remain committed to managing your property professionally and are happy to discuss your lettings management directly should you wish to get in touch.

Laura Hannah was in charge of the next step of Imy application and she was an absolute sweetheart. She helped me through every process and she was very patient with me.The Reference link from LetAlliance kept blocking me from accessing the website and Laura tried her possible best to solve this. She was always ready to resend the links and also adviced me to contact letalliance. Her responses were prompt as well. TrustpilotWhat a complete and utter joke of a…
What a complete and utter joke of a “company”.
X1, specifically X1 Liverpool, is no more than a stepping stone company for the young and assumedly post graduate office staff that work there.
Maintenance and tenancy care team members change more than the seasons and this is most likely the reason that their administrative coherence is none existent. They don’t communicate with each other or you as a tenant.
It takes weeks to get a reply which will ultimately be a pass-the-book reply in its nature.
The administration for maintenance might do a barely satisfactory job of replying to raised issues in time, but whether something actually gets done or not is another story.
We had an issue with mould forming in the corners and along the edges of some of the rooms. I was met with “that’s not mould”. Because it was green instead of black. This was a problem for the 3 years we were there.
We had another issue with a soil stack leaking between our flat and downstairs for months. It took around 10 or more visits from either X1 or IPM before the issue was fixed. They did leave a hole in the washing machine cupboard ceiling though.
We had an unhygienic mashing machine that we flagged for maintenance and they did have someone out fairly quickly. However we were told nothing was wrong with it. Because all dishwashers have black mould in the door seal and leave flaky black mould on your clothing. Did you not know? I’ll add that the spots on my back have cleared up since leaving but I’m sure that’s nothing to do with it.
Some issues were solved. Like the mould that formed in the shower because there’s no decent venilation. They covered it and resealed it but it came back. Also, be prepared for maintenance workers to come and try and investigate faults you HAVEN’T reported. Actually two of them insisted on entering the property whilst my girlfriend was working from home alone, despite her telling them with certainty that the fault they are describing didn’t exist.
Now regarding tenancy care. Once you get a reply after more than a week, you will be made to feel like you’re being heard but actually you’re not. Your issue gets forgotten about so you have to chase and speak to someone else because the person you were dealing with doesn’t work there anymore and/or hasn’t passed any information on to their TEAM members. Most of the team members I came across sounded like they had no idea what was going on.
I remember trying to get an answer as to why tandem car parking spaces were being rented out as two individual paces for less that an individual space, because of course that makes sense. But you will get blood from a stone sooner than get an answer in most instances.
I had a time sensitive issue towards the end of my tenancy which took 3 weeks and 3 separate members of staff to address before it finally was and of course by then it was too late and now I’m expected to pay the price.
Now that I have left I have also had my inventory report back for, get this, a deep clean and oven clean (we left it cleaner than when we got it), washing machine cleaning (the above account makes this hilarious), shower resealing (again, hilarious) and redecorating?!! In what world are we liable for that? All the walls are still white like when we first moved in? Anything else is wear and tear and not down to us to fix. I think it might be because the walls that were ruined by the mould I mentioned because all their buildings are falling apart and aren’t water tight apparently. I know someone who’s building had a green mesh surrounding it during her tenancy in Manchester because the cladding was falling off. 3 years later it’s still wrapped up in mesh. Another example of their band-aid style approach to maintenance by just painting over mouldy walls and wrapping buildings in mesh to stop them falling apart. One thing I will concede from our inventory report; the broken toilet seat. Yeah that’s on us. But £122 to fit a £20 toilet seat? I’d like to be the plumber that works for them because they’re making a fortune.
In summary, tenants and investors, I wouldn’t waste your time, money or sanity on these jokers. They’re the Ryan air of letting agents and so are their buildings. At least Ryan air is cheap.

My daughter lives in X1 accommodation. On moving in the kitchen was filthy & the freezer was so iced up you couldn’t fit anything in it. Repair/maintenance service is shocking. Both lifts in the building out for days, fridge in flat broken for 10 days, they keep being promised temp fridge but still not received. Communication is poor they take the rent but don’t provide a good repair/maintenance service. Would not recommend!

Thank you for taking the time to share your feedback. We’re very sorry to hear about your daughter’s experience.
The condition of the kitchen and freezer at move-in is clearly not acceptable, and we understand how frustrating it must have been to start a tenancy in that state. We’re also concerned to hear about the ongoing maintenance issues, particularly the broken fridge and lift outages, and the delay in providing a temporary replacement. This is not the level of service we aim to deliver.
We fully appreciate how important timely repairs and clear communication are, especially when it affects day-to-day living. It’s disappointing to hear that this has not been your daughter’s experience.

GoogleWhen first moving in, there was mould on the shower head and on the bed, which should've been replaced a long time ago. Elevator issues especially during move in day, even after it would be broken for weeks at a time and only working for one week. Renovations were made in the kitchen whilst tenants had nowhere to cook for days as there was no hob or oven. Poor communication for getting issues fixed within the flat. Very poor communication when trying to get the deposit back as I have only been met with automated emails. Overall, if you want a pleasant experience for a student accommodation, this is not it.

TrustpilotThank you Elisha for helping me find my new home!
The communication from my first contact with X1 Lettings was excellent. Elisha the representative for my property was attentive and knowledgeable which gained my trust not being familiar with the area. I was able to arrange a viewing within 2 days of showing interest which was perfect. The whole process was easy to follow and I even received a reminder from Elisha in the morning of the viewing which gave me even more confidence. Everything about the application process was quick and efficient and I am over the moon to be moving into my new apartment. From my experience, I would definitely recommend X1 Sales and Lettings above many other agencies due to the quick response, professional advice and over all friendly service.

GoogleAbsolutely Disgraceful Service - Avoid X1 Sales and Lettings at All Costs!
If I could give X1 Sales and Lettings a zero-star rating, I would. My experience with them at X1 the Edge has been nothing short of a complete nightmare from start to finish.
Firstly, the room was advertised with "24-hour security," a blatant lie as security was only present between 8 PM and 6 AM. This false advertising is just the tip of the iceberg. Upon moving in, the room was disgustingly dirty, with leftover food rotting in the fridge from previous tenants, a clear sign of their complete disregard for basic cleanliness. Throughout my tenancy, I reported numerous maintenance issues that were consistently ignored.
The most egregious issue was the complete breakdown of the building's boiler for two weeks in December, leaving us without heating or hot water during the coldest time of the year. To add insult to injury, despite multiple attempts to contact them about compensation, I was repeatedly told someone named Harrison would contact me within 1-5 days. Unsurprisingly, I never received a call back. It's now September, and I'm still waiting. Their communication is appalling; they are impossible to reach and consistently fail to follow up on critical issues.
To top it all off, I was charged a late key handoff fee, even though their offices were closed on the day the keys were due. I returned them the very next day, yet they still had the audacity to charge me!
While not directly their fault, the lack of daytime reception also meant packages were constantly not being delivered. This added even more frustration to an already unbearable living situation.
In summary, X1 Sales and Lettings is a poorly managed, dishonest, and utterly incompetent agency. Save yourself the stress and money, steer clear of them at all costs. You'll thank me later.

From our initial consultation to the final closing of the sale, Amy demonstrated the utmost professionalism, knowledge, and dedication to ensuring a smooth transaction. One of the things that stood out to me was the level of communication. Amy was always available to answer my questions, no matter how trivial they seemed. GoogleFirst of all the pictures of our flat didn't reflect the flat we moved in to. We moved in and it hadn't been cleaned, tobacco and cannabis down the sofa and huge dustballs everywhere.
We thought we were moving into a council tax band B because of what the ad said but instead when we received the first council tax letter we learnt it was a band C.
Our agent changed quite often. We had people coming to do 'repairs' for things we had never asked for, and the things we asked for were never acknowledged. For example, within a week of moving in they told us that they were going to change the blind as it didn't fit the window. We followed up on this with not response. 1 year later it was exactly the same. I took days off work to be there when checks were supposed to happen and nobody came.
We were without an elevator for months, when we contacted them about this they said they would contact us with updates. I don’t know how long later and no updates we decided to ask and the response was rude and unhelpful. They then told us we would have to call and notify the building management about the lift because it was separate to them. We never got this information at any point, they never mentioned any of this when we sign the contract or later on. The same way they never told us where to pick up parcels or dispose of rubbish bags.
Finally, when we ended our tenancy, they tried to charge £260 to repaint the whole flat despite it being cleaner than when we found it. We ended up fighting this through an independent auditor who recognised their charges were completely unfair. We paid nothing.
They also tried to charge us for a mattress that we didn't dirty. Conveniently they didn't take a photo of this on the first inventory check and tried to charge us when we left.
I would avoid this company at all costs, take photos of everything to cover yourself because they will try and charge you for anything.
