Students charged £50 just to put smoke alarm back up even though they provided a new battery!
Students expected to leave wheelie bins EMPTY! They are expected to take the last fortnights rubbish to the tip themselves or be charged £75 per household for a contractor to do this. If they leave wheelie bins on the street they are also charged. Can't win!

Good Morning,
A property should be returned in the condition that it was taken on. It is not the job of an agent or Inventory Clerk to reinstate smoke alarms. An NICEIC qualified electrician was required to put this mains powered interlinked smoke alarm back up and ensure the system was in full working order.
With regards to waste, our "Your House Needs You" guidance is extremely clear with respect to waste removal. It is the tenants waste and therefore their responsibility to remove.
It's not a matter of reading any small print, handing a property back in a satisfactory condition (which the majority of our tenants achieve) is what is required.

GoogleLighthouse property agents are a mistchevous bunch of people operating on seemingly sound and reassuring contracts. However, they seemingly lack management and organisation. Although quick to solve major problems which may cost them vast amounts if not treated, upon first moving in the house was found in a mess comparative to how we left it. Mould growing in ceiling corners, leaks apparent from the start which left untreated resulted in catastrophe in a couple rooms. Overall, perfectly nice but, sheer lazyness leads me to not recommend this provider.
Almost forgot, prone to using misleading comments reassuring you work will be completed or is on various contractors lists but, none such work was ever carried out.

We are referring to the same property as the “Luke Stokes” review so I can only reiterate that every one of our Student Properties features a Gas Safe Certificate, Electrical/Fixed Wiring Certificate and undergoes a Fire Risk Assessment. We are also part of the Lincoln University Accreditation Scheme.
Maintenance is dealt with both under as required under the Housing Act and with the consent of the landlord.
I wouldn’t consider there to be any laziness involved in waiting for a leak to fully dry out following a roof repair before completing the necessary aesthetic redecoration works.

GoogleDo not use at all costs!!!
Lighthouse have an absolute terrible reputation amongst the student community in Lincoln. It is well worth walking an extra 5 steps along the road and visiting cloud lettings.
They are utterly incompetent at sorting any issue in a timely matter. During my previous time with them they had ignored a serious damp issue in the room that eventually left the majority of a wall and my mattress covered in mould. They tried to unfairly keep my deposit from me (A trick they use on most student tenants) which had only been returned to me once I had threatened to take them to a small claims court.
Some years later, I had tried to rent a shared house with them again and they have refused to grant me a tenancy, days after charging me a signing up fee and making me fill in paperwork, on the grounds of me claiming my deposit back years ago. Not only have they left me in a dire situation but are forcing the other tenants I was going to live with pay my share of the rent, which perfectly sums up their regard for customer service towards students.

Ironically your main disappointment is that we have declined your recent application to rent through our company for a second time.
You were also informed the day after you paid your reservation fee that it had been refunded.
During your initial stay with us as a tenant there were no “damp” problems in your bedroom. The bedroom you occupied was situated on the first floor (thus ruling out damp) of a dwelling that had recently undergone a £45,000 refurbishment. Condensation is a tenant management issue, the room in question has been continually let since you vacated with no other tenants experincing any problems.
Regrettably I cannot repeat the profanity that Richard, a tenant that doesn’t meet our criteria, used against me on this platform.

GoogleThis was my first rented accommodation on my own and they made the process as easy as possible for me. I found their replies by email quick and efficient. During the tenancy if I had any problems they were solved within the first couple of days of contact. They felt very friendly and approachable no matter the issue I had. At the end of the tenancy they were super helpful giving plenty of notice for viewings and super understanding with my situation.
Overall after my experience with lighthouse I would fully recommend. I couldn’t have asked for a better letting agent.

GoogleThe staff at lighthouse are very friendly and welcoming, they facilitate ease with the processes that renting concerns when moving in or out. Although as a company I could not recommend them from my experience. Their poor management leaves properties in dire conditions that are unsafe and barely habitable. I must commend them on their façade but after renting from lighthouse it is clear, like many other student rental agencies, they are purely functioning for the benefit of the landlord and not the tenant.

Naturally we would refute your bold claim of the houses under our management as being unsafe and barely habitable.
You seem to have a dim view of lettings agents as a whole. It’s probably worth noting that there is a contractual relationship between the agent and the landlord. There is then a contractual relationship between the landlord and the tenants by way of the tenancy agreement. Although there is no contractual relationship between the tenants and a letting agent, any reputable agent will treat tenants fairly whilst operating within the parameters of The Housing Act. Sometimes a tenants expectations are over and above what is within the remit of an agent or even either physically possible.
We have manged the property you rented from us since 2006, your landlord is one of the most accommodating landlords out there. Your deposits have just been refunded in full. I can’t really put my finger on the reason for such a poor review.

GoogleReally wonderful staff from the onset, been renting with them for nearly 2 years in student housing, in that time the staff have been really helpful and prompt with getting our issues passed on to the landlady/maintanance team. Whilst people often associate student letting agency poorly, I have had a wonderful experience with lighthouse, but it is always important to remember that everything in terms of repairs and maintenance needs landlady/lord approval, which in some cases can be timely, and our house needed a lot of love. Despite our sometimes excessively slow landlady, on approving quite important issues for example our leaking shower and loud boiler. I found the staff at lighthouse were really good at constantly chasing her up to try and move the process along as soon as possible for us, and constantly keep us in the loop in the progress of aproval. Once work was under way, I also found the contractors used by lighthouse to be extremely friendly and efficient in their trades, getting the job done with little disruption and to a standard, which has stood the test of time. Overall the staff at lighthouse are wonderful and happy to help, and defiantly should not be judged by the failings of landlady and Lord’s. I didn’t give 5* simply because I feel their despoits are too high went compared to other student letting agency, but I understand that they are set by the landlords and lady’s, and because when we moved in to our house the fire detectors hadn’t been checked in the kitchen, and I had to request my room be deep cleaned again, again this aspect is often done by the landlady and lord and lighthouse have a lot of properties to assess in this small window between tenants.

GoogleDisappointed after spending a year in a lighthouse student property, during that time we experienced a broken shower on move in day which was replaced the next day, 6month wait for replacement chairs, broken oven, rooms priced all the same even though 2 out of the 6 were half the size of the others, bad communication, single glazing, and to finish it off charged for a repaint on a room that bad blue tack on the walls when I moved in, and charged for a carpet clean for a carpet that was stained before we moved in, and since have left have recently visited the property to see the same stains we were charged to be cleaned still on the carpet! Getting told people were coming over for no one to arrive or people to come leave and not here anything from lighthouse for some time after as who was in the property. Wouldn't stay with them again.

GoogleWent with them 1st year of Uni. Appeared friendly and helpful in sales, but were terrible whilst living there. No problems were fixed, apart from 1 potentially massive safety issue that came up.
Tried to go with them again recently after reluctantly trying to give them a 2nd chance. Polite and friendly with sales, but not even got to signing the paper work and had issues with them.
Trying to rent us a house which has an obvious DAMP problem, and would only sort the kitchen and bathroom out (that needs redoing and that they said the kitchen was being redone anyway) if they increase the rent by £50 each/month. Never even mentioned about sorting the damp problem.
AVOID Lighthouse Student Accommodation at all costs.

GoogleStaff were friendly but that was about it, house was falling apart. Leaky dangerous shower with electrical issues, garden full of rubbish, asked for chimney cap to be fitted as had to rescue trapped pigeon and remove 2ft+ of debris including 2 dead pigeons from chimney, the cap was never fitted. Structural crack on bathroom floor and crumbling ceiling in dining room which caused damage to personal property which was never payed back and was given a bad patch job instead of actual structural repair which needed doing. Property had missing fire alarms and blatant lies on the house so inventory.
We also had numerous problems with the TV licensing company with threats to visit the property despite the license being included in the bill, in the end lighthouse apologised on behalf of the TV license company avoiding all blame. Had 3 leaks on in the building that were never fixed and numerous mould problems.
Absolutely disgusted and despite the property being left in an immaculate state with pictures to proof we were still charged for "cleaning" AVOID AT ALL COSTS
To add to the response, while pets aren't allowed I explained my situation with the company. The pets either came with me or we're rehomed so seeing with what we put up with a little empathy would be nice. The pets were also on the property for a total of 2 days before I managed to find them a more suitable place to stay. Old house or not if one bit of ceiling is gunna fall chances are it'll happen again so it'd be worth investing in your properties to make them the highest standard instead of doing what seems to be the case with a lot of the properties you let as a device to fatten landlords pockets. There's been petitions to get this company removed from the university's letting list, they're renowned with students for being a bad company and there's a reason other letting agents run out of properties in January while lighthouse have propeties free year round.
I've had my deposit returned in full for every student house I've rented because I always leave them clean and neat and I know I did the same in this case, the 50% toward cleaning could be seen as generuous but then with the amount of issues with the property it's probably a mix of guilt and greed.
I'll also add CHECK YOUR INVENTORY as I know a few people in lighthouse properties being charged for chairs and other things that never existed, our inventory said the dining room came with 4 chairs when in fact only 3 were in the property.

Hi Jacob,
This review coincides with you vacating the property and as such seems somewhat retaliatory to the fact that you lost 12% or your deposit. It is a great shame you chose to breach your contract with us by keeping a cat and a hamster at the property during your stay.
The property has a valid electrical safety certificate and meets all legal requirements within the industry.
The property in question is a one hundred year old cottage, so yes it has seen historic movement over the years and the character of the house means the walls aren’t straight but the property does not have any serious structural defects as you imply.
We purchase our TV Licences on a “multi-policy”, which means that the TV License Agency sometimes only sees the “lead” house displayed on their records which results in the TV License Agency mistakenly believing that some houses don’t have a license when in actual fact they do. I have personally complained to the TV License Agency regarding this subject and their approach.
Needless to say the property was far from immaculate and the landlord has only requested a 50% contribution towards the cleaning which was required as a direct reason of you breaching your tenancy agreement, some would consider that generous on the landlords part.

We have had most of our dealings with either Bradley or Nathan, both of which are lovely and a brilliant addition to the business. Bradley in particular has taken interest to check up on us and personally address the few problems we have had, getting them dealt with quickly and efficiently - it's great to have a genuinely nice relationship with your letting agency for a change!

GoogleDreadful year with them last year! We were without hot water for 3 months, the fire alarm would go off on a weekly basis, it took 3 weeks for them to replace a kettle, it was unclean upon moving in and, to top it all off, I was not compensated for my inconveniences.
A friend of mine and her 3 housemates were charged £30 each for one plastic freezer drawer. When they asked for receipts to prove that the cost of the single drawer was indeed £120, my friend and her 3 housemates were aptly refunded £20 as Lighthouse could not provide a receipt.
These people are money-grabbing charlatans. Avoid like the plague!

Good Morning,
I can sympathise with your distress in connection to boiler breakdowns and absolutely assure you that Gas Safety is treated with in utmost level of importance. A landlord Gas Safety Certificate is completed annually as required by law and with a view to help maintain appliances and gas installations in turn helping to avoid possible breakdowns.
Lighthouse Property Services work alongside four fully qualified and competent Gas Safe registered engineers. I know first-hand what it can be like to be without these amenities, I will note though that you were not entirely without hot water for three months as stated that is an exaggeration. Our landlord authorised Lighthouse to send engineers in each instance of a report being received and our engineers were able to re-instate services on each occasion before the boiler was eventually replaced.
I hope you can understand the need to employ logic and process of elimination being used when repairing mechanical devices and before replacing installations with new, this kind of fault diagnosis does take time. Heating and Hot Water is a priority one for us and we try our utmost to solve any issues as soon as humanly possible.
You also go on to state that you were not compensated for your inconveniences that is also a false statement. The landlord awarded you £60.00.

GoogleWhere do I start. So I was moving to Lincoln and I had to move in for Freshers week. The 17th september, on the 6th September I viewed the property with my partner. In which the guide, lied to us and misled us about the cost and pricing of the property.
We were told that it would cost £425 for me including bills with £45 more for my partner. So not to much and it was a great deal. Unfornately, this was not the case, we were told that we could move in from the 2nd September (on the 6th) I asked twice to make sure that was correct.
So after filling the forms in and promptly doing everything asked of us, I called the week before moving everyday asking for an information update with being told repeatedly they'd call me back that day. No response. So it's gets to Saturday, and we drive to the office to be told that everything they told us about the price was a lie. But the guy seemed helpful and tried to sort somethings out for us. We made sure that it was still furnished and included a bed. Additionally, they tell us it's not ready till the 2nd October.
What do I? They offer me some share houses which are no good. So I'm forced into a position where I live my first 2 weeks of uni in a BnB. (Because I'd pay my non refundable application deposit).
So it comes to moving in Day. I'm there on the 2nd which they managed "to just fit us in." Upon arrival, I am dropped a bombshell that everything they told us last time was a lie. It was furnished with no bed. It didn't include bills or internet. So I was forced into signing the lease as I had no other option to stay anywhere.
"So it's going to be more expensive that we can really afford, without bills but you said bills were included" - me
"we marketed it as bills or separate, with bills for you both it would be £800 per month."
Upon moving in we have several problems, We have a boiler that has no pressure, we have a dodgy cooker and oh yeah the place wasn't cleaned from the last tenant. It had mould and grime allover. So they agreed to provide a bed, which was nice of them. However, within 2 days of it being put up (cheap wooden one). It collapsed underneath.
Edit: They actually some how managed to get the original post removed.

Good Morning Scott,
Lighthouse Property Services do not operate exclusively within the student market. The accommodation you choose was a standard private residential let and not designed specifically for students.
It is for this reason that the availability of the property did not fall in line with your academic studies. The property was “part furnished”. The property did not include utility bills.
You undertook the full referencing process applicable to a residential let.
The price was cleared stated as £425.00pcm exclusive of utility bills within all of our marketing and advertising.
The suggestion of “£45 more for my partner” was actually a suggestion and estimate of what it would cost each of you per month in utility costs.
You were in no way “forced” to sign the lease. The owner of the property was flexible enough to offer you the option of including bills within the agreement at the market rates.
Once we were aware that you required a bed, a bed and mattress was provided the same day and within three hours.
The boiler was reported to have low pressure 24th October 2012. A plumber attended and resolved the issue 25th October 2012. The plumber resolved the cooker ignition issue at the same time.
We have not received a maintenance report of a broken bed from you, this issue was noted by our representative during a recent (March 13) routine inspection. The bed is constructed of pine and is fit was fit for purpose when supplied to you.

GoogleFrom a tenants point of view.
Lighthouse Property Services is a branch that i can safely say that i will not be using again.
We were constantly met with empty promises of returned calls, and e-mails, from both the branch manager and those beneath him. The branch manager was arrogant, and cocky with his approach to both my wife and i, and conveniently never available in the office, when we chased after his unreturned calls. The time keeping of the staff was shocking, to the point where we were left waiting for an hour after our allotted appointment time, for the representative to take over the property on our departure.
Advise for ALL tenants when using this company, when taking over the property, make sure you yourselves take photos of the property and make sure that anything you bring to the representatives attention within the house, is noted down on the tenancy takeover sheet, and not at their convenience, as this as we found out is not done. On checking out of the property, again take your own photographs of the property to use as evidence against securing your deposits back.
In the end I had to use the Tenancy Dispute Scheme to reclaim part of my deposit that was left in question. The dispute in question was pathetic childish and un called for, and I ended up reclaiming all but £60 for carpet cleaning. If you are told that 'Lighthouse' have provided a 'Professional Cleaner' to clean the property you take over, then ask for a 'Professional' invoice, as i'm pretty sure as was in our case, they will not be able to provide one for a property which was in an un clean state at the start of our tenancy.
I could go on all day with many more numerous problems accounted, but i may be here a while, so i will leave it as it is above.
Lighthouse might be all singing and all dancing for the Landlords, but for tenants this company gets 1 star, and that is only because i am unable to rate it any lower.

Yes i 100% agree that they came to the correct decision, as we (the tenants) were correct in our argument over the charges, (minus the carpet as we overlooked the animal part of the contract), however this would have all been avoided if the work done by Lighthouse Property services had been adequate and on the ball in the first place! It also does not explain the poor customer services which both my wife and myself met with through your agency on numerous occasions.

GoogleThe house is lovely and the price is reasonable but we were told that we only had to pay a £50 deposit for the house until we move in and then pay our rent. Just received a letter to be informed that we have to pay yet another deposit of £410 (a months worth of rent each) and then a further £410 for our first months rent in August before we even receive our student finance. I struggle to understand how they can see this as acceptable especially as they did not inform my house mate and I of what would happen. Think its disgusting that they can take £410 per person as a deposit.

I’m sorry to read of your disappointment. The £50.00 is an application fee which was payable in order to reserve the property and have it removed from the market. We make this very clear at the point of application. There are also leaflets displayed in our office explaining this along with the application process itself.
It is common practice for a security deposit to be taken against a residential property on an Assured Shorthold Tenancy. The deposit sum is also discussed in advance and then displayed in bold on the front page of the tenancy agreement that you signed in January. The correspondence sent in May is a courtesy reminder of the terms that you have agreed to in advance of your contract commencing in August.

GoogleRecently just ended my tenancy with Lighthouse, I will say that while several of the staff are nice their company practices are not.
Just before we moved into the property key repairs they guaranteed would be finished were not, in many cases they simply put a new bed in the room and didn't clean it.
We spent 6 months with the showers either not draining properly or leaking through the basin causing damp and water damage in the walls. They failed to provide internet yet made us pay for it before we arranged our own provider, they did pay us partially pay us back on this but still not enough to cover the cost. Due to damp conditions we had issues with black mould which exasperated health problems in the flat, this was later confirmed by health inspection but measures demanded by the inspectors were never taken.
Finally the flat above had a failure in the roof which lead to a massive water leak during which water flooded from the light fixtures and wall switches into several rooms making them unliveable for about a week and also result in me receiving an electric shock.
We received no aid, advice or reduced rent and due to arguments between lighthouse, the landlord and their insurance company this went unrepaired for over a month.
Finally in spite of cleaning the place top to bottom except for the water damage which we could do nothing about several of our deposits have been charged beyond reason to the point where I may be taking legal action against lighthouse depending on if they return the significant amount they have taken from me.

It took me 3 months to resolve an issue I was having with my room, after calling 5-6 times they finally responded to me. At the end of my contract over £200 worth of deductions were unfairly taken from my deposit and after emailing three times disputing the deductions, there was no response. Lighthouse are simply exploiting students, consistently ignoring your attempts at contact. Awful, awful company.

A deposit listing with (if any) proposed deductions is produced and was then posted to you, there is an outline on the reverse detailing the rationale behind why the charges have been proposed.
Charges are only proposed by our landlords if there has been a direct breach of your tenancy agreement.
