GoogleNIGHTMARE. House was dirty when we moved in, toilet was gross, rubbish left outside and garden overgrown. Constant maintenance issues which were never fully.
There was damp and mould in multiple rooms that was reported in September. After months of keeping on about it multiple different people came to look, eventually we got the SU involved as the damp was getting worse.
Every time we asked what was happening we were told the landlord wanted more quotes, in February roofers came to fix the guttering and a leak that we had, we were then told our kitchen ceiling was unsafe and that it could collapse at any time. This was in the middle of a lockdown, we were asked by Simon if it was possible for us to go ‘home’ for a few days or stay with friends (me and my housemate both live three hours away, and were worried about the pandemic). They offered us rooms in college mews, we declined as we didn’t want to share a kitchen during a pandemic and didn’t see why we should have to move into shared accommodation that we’d both heard terrible things about, they then said we could get a room in a hotel.They were only offering us a twin room, we were paying for separate rooms in our house and both had uni lectures to attend online, also shouldn’t have to.
Eventually they said we could have a room each in the hotel after we had to explain a lot of personal issues. During the three days we had to stay there no one from lighthouse checked to see if we were okay and we never got an apology. Not only was this stressful but also cost us a lot of money that neither of us had, we had to buy every meal from a takeaway as our rooms didn’t have a fridge/microwave, we asked about the money and we were told that the landlord had already been kind enough to pay for both rooms and that he only HAD to give us the money for our rent of those three days (which was less than it cost for one room).
We then had to keep asking when the damp wall would be sorted, it was getting much worse. At one point we noticed damp around a light switch and a plug socket, we were worried, an electrician came out and it turns out there was water in the plug socket! We were finally given a date for damp specialists to come and sort the walls this was the end of march. We were told it would take a few days but the contractor was unable to finish it as he had another job to go to, we were left with bare brick walls for nearly a week. When this was plastered we were told it needed to be decorated, as we still had a while until we moved out we assumed it would be done before then. It was not.
We had many other issues one being with the drain for the toilet, it constantly got blocked so we were unable to use our only toilet, we had many drain specialists out, multiple told us they needed to put a camera down to see why it was blocking and it would happen again if nothing was done, this was passed on but nothing was done until we kept on. Once, it got blocked on a Friday night, I emailed them straight away hoping for a reply in the morning, I then phoned the office at 11am on Saturday but there was no answer, so i phoned the emergency number. This was then passed on to lighthouse who messaged me to tell me someone would be out to fix it Sunday morning, when I replied saying that we could not use the toilet, there was no reply so I tried phoning but the phone was off. We were left until Sunday without a toilet, so over 24 hours.
I also did not appreciate the condescending tone of many emails and phone calls, one example is the email attached from Peter Hill explaining to me what a plumber does, what an electrician does. They made us feel as though we had no right to report these issues and we felt as though they didn’t believe us.
The only good thing about being with lighthouse was Dan the maintenance man. He is lovely and nothing was ever too much trouble, he would always help us out where he could even if he only came round to sort something else out. Such a lovely guy he deserves the five stars but sadly the company he works for definitely do not.

Firstly thank you for your time in sending this email, I am also really sorry you have felt in the position to put something in writing to myself.
Our properties are professionally cleaned before tenants take occupancy. The properties are then checked to ensure they are satisfactory before tenants take occupancy. If we receive a complaint in relation to cleanliness immediately upon arrival we make no hesitation in sending the cleaners back. I note that you were the first tenant to collect your keys, had you brought this to our attention at the time we would have instructed cleaners to return.
In relation to the damp, we work very closely with the Student Union, their involvement had no impact on our dealing with the damp issue as the matter was as you point out already in progress. It is standard practice to seek the opinion of a professional contractor and not unreasonable for a landlord to seek more than one quotation or opinion on the matter.
On the subject of the roof, Simon Sewell attended the property within 30 minutes of having been informed that there may be an issue with the chimney and as such the roofer was recommending taking the chimney down. In instruction to remedy the matter was given to the contractor immediately. You note that Lighthouse advised you temporarily move out of the property and you were subsequently placed in a hotel with the landlord covering the cost. It is worth noting both that this re-housing was not essential, instead we felt it would be best practice and in your interests and the interests of safety. It should also be noted that there is no legal obligation on a landlord to re-house their tenants under such circumstances yet despite this you were re-housed the very same day. Many companies being either unwilling or unable to respond this quickly.
With regards to the damp around the light switch, again an electrician attended the same day that it was reported to ensure it was safe.
Agents and landlords employ sub-contractors, the contractors do not work directly for the agent/landlord. It is therefore normal practice to work with a contractors pre-existing schedule, it is routine for larger building firms to work on more than one job at once.
In connection with the toilet, I note you contacted the office during a period in which it was closed. As you indicate we operate an emergency call out service to cover periods when the office is closed, the vast majority of agents offer no such service. For context, it is not uncommon for tenants to be left to their own devices outside of “normal” working hours sometimes remedying issue themselves. As you point out the issue was resolved the following day, it is more than reasonable for an issue to be resolved the next working day however we were able to resolve the issue on a Sunday. I would also like to state that the issue was resolved within 24 hours.
With regards to Peter Hill’s alleged condescension I believe that you had requested for Dan, a general handyman, to attend to fix a leaking tap when Peter had already instructed a registered plumber to attend and resolve the leak. I feel that Peter’s comments were taken out of context, he was trying to explain that we always look to send appropriately skilled tradesman specific to their field of expertise, i.e a plumber to a leak, an electrician to wiring to ensure the best attention is given to the fault.
In conclusion, there are several aspects of our service (namely the re-housing and the emergency out of hours cover) that are not neither required by law nor provided as standard service. Whilst you have undoubted been extremely unfortunate with the maintenance issue that you endured during your stay and indeed incurred inconvenience and frustrations, the landlord met all of their repairing obligations with our staff going above and beyond and I feel the review itself is without foundation.

There was a leak which caused damp in the bathroom. The wall was ripped up and exposed for 5 months before it was finally replastered. Mould in the upstairs bedroom was told we had to sort ourselves despite being caused by the leak which was never fixed. Would not use their services again.

GoogleRented with lighthouse for 6 months very regrettably.
House had very previlant damp problems in 3 of the bedrooms and the kitchen which they were notified about multiple times, and treated once in only one of the rooms a week after we moved in. One of the mattresses was very stained and we were told it was 'in good condition' - the girl in that room even went out and bought a new matress because she refused to sleep on it! Had an outside building that we couldn't use because we never had the key for despite me asking every month when calling to pay the rent.
When we moved they tried to charge us for rubbish removal because the wheelie bins weren't empty! Absolute joke they were full when we moved in! Also charged £200 for cleaning. Firstly it was cleaner than when we moved in that's for sure the fridge was disgusting and smelly when we arrived and under the furniture in the living room was coated in thick, black, sticky stuff (which I cleaned up during out tenancy...) also, £200 is very pricey for an end of tenancy cleaning. I may as well bin off my job and work as a cleaner, if that's the going rate!!
Kamilla was very lovely, only good thing about this company, she was the only one that actually recorded the issues we had when she came to do the inspection 3 months in (even if none were rectified she was at least sympathetic)
The manager on the other hand (I think Simon can't fully remember his name) was rude and patronising pretty much every time we had any contact with him.
So glad we found a private landlord for our house that we have now.

GoogleThis is my review copied from a different letting agency reviewing website (and shortened), I have posted it here too to make it clear to the public how abysmal my experience with Lighthouse was and to warn others of their poor services.
The first day we arrived, the house was filthy. This was beyond a bit of dirt/wear and tear; there was dirt/dust everywhere, the bins were full, any my room didn't even have a wardrobe or a functioning light fixture. After complaining about the filth and lack of essential items I was paying for I was greeted with a level of sass by one of the agents that was downright unprofessional. When picking up my keys, all I was told was that in my room there was a problem with the light. Then, when I went to ask when I would have any light in my room or a wardrobe for a suitcase full of clothes that I had brought the agents response was "I don't have a crystal ball". You'd expect at least a level of professionalism to follow after a clear case of incompetence. Not at Lighthouse.
Here is an excerpt from an email I sent to Lighthouse with just some of the problems we faced:
Reported issues that have yet to be resolved):
Room 2 - blinds too short to fit window,
Room 2 - damp spots on wall, have been seen dripping (a technician has observed these and made note of them, but nothing heard since)
Room 3 - bed slats broken/improperly fixed making bed unstable (2 different technicians have come in and both told me that that needs to be fixed and that the landlord will be contacted regarding it, but nothing heard since)
Room 3 - loose drain pipe by window
Room 4 - blind broken, several slats in the blind have been broken since arrival (a technician has come round and looked at this, measured the area for a new blind to be fitted and told us that the landlord will be given a quote, but we have heard nothing since)
Garden - concrete slab holding fence up closest to garden gate on left hand side of the garden has broken and fallen off
Upstairs landing - damp spots and bulging of ceiling, as stated above
Kitchen - damp spots on walls
Living room - lack of sealing agent around corner, causing an alarming amount of slugs to come in every day (been reported multiple times in person to the office and shown to an employee upon inspection and to a technician, was told that the landlord will receive a quote and fix it, but have heard nothing since)
Shortly after this email, we encountered mice excrement in our house repeatedly, popping up in places ranging from my room, the cutlery drawer, under the stairs, and - most shockingly - my bed. As far as I am aware the very clear hole under the stairs where the mice were very clearly getting in from was only fixed a month before we moved out, 4 months after the problem first arose.
Not permitted any contact with the landlord after asking several times
Emergency 24 hour contact number not functioning, going straight to voicemail indicating to leave a text but then I never got a response to my text telling me if my problem was or wasn't urgent and worthy of a call-out
Rusty nails poking out of bathtub base
One of the room's mattresses was very badly stained, another had pubes on it on the day of arrival
It took 2 days for an electrician to be called and come round to fix a socket that was *sparking* when switched on or off
It took a week and a half for my room's light fixture to be fixed,
It took two weeks for a wardrobe to arrive in my room
DON'T LET WITH LIGHTHOUSE. The landlord was cheap, uncaring, and unwilling to communicate with us, the house was falling apart, filthy, and lacking necessities upon arrival. Lighthouse staff members are at their best helpless when dealing with a bad landlord who is unwilling to fix anything and, at worst, rude, uncaring, and, quite frankly, useless.
I've never been happier to move house and change letting agents.

GoogleCurrently waiting outside for 4 hours and it's 2 degrees at 6am, for the really loud fire alarm to be turned off. 24hr Emergency number is disconnected. Can't turn alarm off as lighthouse didn't supply us with a key when we moved in and they haven't given us one when we complained 2 weeks ago.
Lived here last year and got charged a hefty cleaning bill despite no cleaning been done. Stains in carpet, kitchen disgusting.
Microwave is poor condition
3 months ago we reported a hole in the bathroom ceiling and nothing has been done.
Staff are nice and friendly, however after constant requests they continuously fail to take action after repeated promises.
All this for £395 a month, not worth it at all. Don't recommend at all to anyone.

We take our Google Reviews extremely seriously and pride ourselves on providing high levels of customer service. As such, I have undertaken an investigation into your comments, regrettably large parts of which lack foundation. You were supplied with a key when you first moved into Brayford Court 2015, during the meeting with our Student Manager your household admitted losing the key.
With regards to the condition of the property, you transferred from one bedroom in the apartment to another bedroom within the same apartment for the 2016 academic year. It was made clear to you that the tenancy would therefore be continuous and as such cleaning of the communal areas would not be undertaken, the responsibility to keep the property clean is on yourselves as renewing tenants within the same apartment.
You are also aware that a contractor has been instructed to address the bathroom ceiling. All in all we feel that you have unfairly chosen to voice your frustration over the recent alarm issue through Google.
