Crossgates Emsleys We listed our house with Emsleys due to the benefit of receiving a discount from Emsleys solicitors when selling with Emsleys. We have now been with the crossgates branch for 12 weeks and have received a total of 3 viewings on our house during this time. When we listed our house in December we weren’t expecting many viewings due to the time of year (even though 2 of the 3 were in December). And as we got to January, Emsleys ensured us things were picking up. Through the whole of January, we received 1 viewing (a couple who couldn’t afford anywhere near asking), and we we’re assured the office was picking up in February. We have yet to have a viewing in Feb. There seems to be no real explanation as to why our property is receiving lots of RightMove views yet no viewings. We reduced our price in January as per their advice, but this doesn’t seem to have made a difference.We have handed in our notice (bare in mind, they require 14 days notice in which they have assured us they will do their best to sell our property) and we will be using another agent.

We look to guide and advise our customers on marketing at the right price in order to give the property the best chance of selling. Given the media storm surrounding interest rates and the housing market in December low viewing numbers was not unexpected, as discussed with you at the time of appraisal. The property market has been unusually turbulent, properties prices have fluctuated even over the last couple of months and we have recommended accordingly. We acknowledge that chains put pressure on house buying journeys and this makes things stressful, but we can only advise based on the market conditions at the time and we do believe that we can sell the property given the opportunity.

Ouch, not a single clue of how to resolve problems on the behalf of the vendor. In my experience every time a problem occurred they just wanted to do what the buyer wanted. Clearly an estate agent should work for the vendor but not in this case, they would do anything to get paid for selling it at the worst price for the vendor.If I had it over again I would avoid completely, I would use the word incompetent to sum it up. You might get lucky but try any other before this company.
Thank you for your review. We are sorry about the circumstances surrounding your property sale. Unfortunately, the challenges you have faced can happen to any vendor and they are completely unavoidable. Firstly, a buyer from another estate agent in the chain wanting to gazunder at the point of exchange is something we see as appalling and therefore we remarketed your home, not giving into their demands. We then successfully found a new buyer, however, this led to their surveyor down-valuing the property. This is something we cannot control, especially with the turbulent market at this time and prices readjusting regularly. We always act in the interests of our vendors, and understand your frustration, however, the issues are out of our control and not defined by luck. We look forward to continuing to progress your sale to a successful conclusion.

Always got back to us when we called. On occasions there was no one to answer the call eg if they were busy or minimum staff available. Really good at passing on information to & from our sellers and coming up with support & suggestions when we needed them. A great company to work & communicate with

GoogleWorst company, rude stuff, wasted my time and money, they decided to sell their broken property to someone else because I wanted a structural survey, they made it out as if I was being paranoid about the cracks, the homebuyers report flagged up a few 15mm cracks with day light coming into the property, the house is falling apart, they don’t care about your concerns they just want to get paid, Don’t use them you will regret it just like me, I wasted 6 months with this firm for nothing, stick to the real estate GIANTS not this firm,

GoogleRecently used Emsleys lettings team to find our new rental home. From start to finish, they've been incredibly professional, knowledgeable and friendly. Mark, who did our viewing was great and Wendy who completed our check-in on the day we moved was incredibly thorough, friendly and made sure we were completely comfortable with everything prior to move in. The team has continued to be great with questions after we moved in too. Highly recommended for when you're looking for your next rental property.

GoogleHorrendously difficult to get hold of. It does not matter which number you use, for the last week I have called dozens of times and they have answered twice. No exaggeration. What are these people doing? I want to view a property and twice they have gone away to find convenient times from the vendor and twice they have not bothered to even call me back. I contacted other offices and was literally told in a matter of fact, couldn't care less way that if the property is managed by one office they would not engage. Not even a quick internal call or email to the office in question. Seriously if you are a vendor look elsewhere, these cowboys will cost people sales.NegativeResponsiveness, Professionalism
