** The NEGATIVE REVIEWS are correct** My experience with this rental was extremely disappointing. Communication after sending the deposit was appalling, leaving us in the dark about important details until the last minute. Upon arrival, the house was in poor condition, dirty, and with several things that needed fixing. When we moved out, we left the property cleaner than we found it, yet we were charged an unreasonable £150 cleaning fee. Be aware that they will likely take over £100 from your deposit for cleaning, regardless of the state you leave it in. They also made unfair deductions from our deposit, claiming items were broken when they were already in that condition before we moved in. Fortunately, we took photos upon arrival HOWEVER they will still find a way to dispute, so I highly recommend you do the same to protect yourself. Overall, I would strongly advise avoiding this property and rental company as you will 100% have issues getting your deposit back.

I don't think very much of them sending a handwritten letter to our landlord asking if they could offer their services for property management to our address. Unfortunately for them the landlord asked us to open the letter to send her a copy. I think this was very poor managed on their part and caused unnecessary anxiety to us as tennants.

AVOID THIS SO CALLED COMPANY AT ALL COSTS. Run by children with no thought to the safety of the houses/flats to be rented out. They rent out unsafe houses to families...or try to, and think nothing of it. I have many pictures of a very unsafe and abandoned house that they thought was appropriate to rent out to someone. I will upload these to my review when I get on my laptop on Monday. Crumbling walls, blown windows, roof edges lifted and exposed, plants growing from the gutters, rotted windows with smashed window sills. Unsafe, not sealed and unfit for human habitation !! The house was so bad we have had to send photos to Colchester Council so they can take the appropriate action against this sham of a company. An utter disgrace that this company is allowed to, at the moment, trade and put people in unsafe situations. Read their reviews and make your own mind up...they are not fit for purpose.

My experience of Jackson & Co was amazing. From the young man who viewed and valued (whose name escapes me), who’s professional attitude sold me the service, to the confident and vibrant young lady Ruby who came to see me before viewing to ask questions about the property and then single handedly managed 16 viewings within a small time slot that secured a sale. Lastly, we were introduced to Debbie, the Sales Progressor who tirelessly kept nudging the solicitors on both sides and kept us updated on the sale. Debbie’s organisational skills, her conscientious attitude and her approachable manner was the driving force needed to make the sale successful. Our case was particularly frustrating with numerous hurdles. At each turn she sought out information, found solutions, never gave up and most importantly kept us updated. A house move is stressful enough but if you have these type of people on your side, it makes it so much easier. Thank you very much to you all - you were amazing!

They are fraud. I warn everyone don't get trapped with these agency. They name sake are rental agency. They kept 1800 GBP as deposit and say not going to refund single penny after we vacated. People like me struggle to make rents, bills every month and trusted these people to return my deposit. All the damages before we entered the property ,they claimed as ours. We do have emails and pics as proofs but they say, they don't want to see and check anything. Just forget about deposit. Beware of this agency !!!! Replies to reviews by giving contact number to solve the issue. But they never respond to what we say. They will say please wait for 20 min our executive will call you on this.that 20 min never comes. You have to give up by chasing them..this is my concern to all the tenants. There are very good other agencies my friends used with good service, response and full deposit given back. Don't fall into Jackson trap.NegativeProfessionalism

One of the worst customer service that I have ever seen. They don't respond to emails regarding the problems (which should've been fixed before I moved in), responses to the calls were even worse where they would just take whatever you say as a joke. The house that I rent had many minor and major issues (mattresses has a hole, the dining table and chairs are broken, blinds don't work, etc) and I've been trying to get them to fix it for over a month now, still no proper response from them and I'm not even talking about the state of the house when we first move in where the house was literally dirty enough to say its unhygienic. It was, and still is a total nightmare... If you are a student avoid this money grabbing company at all cost. As I mentioned earlier this was one of the worst experiences that I have ever witnessed...

Having dealt first with Emma who helped us view and purchase a property, she was able to get us a viewing last minute and was in contact with us the entire time after the offer was put in and accepted. We then dealt with Debbie, and I cannot be more thankful to have had a sales progressor like her! Without her we would have been left entirely in the dark, the information she relayed to us and kept us in the loop at all times was so appreciated by myself and my boyfriend. We originally used another estate agent but quickly switched to Jackson & Co when they sold 2 other properties in our road! We had finally found an agent that actually does what they say they are going to do!! From meeting with Danny at our initial listing we knew we were in good hands. The team were professional and responsive at all times which is so important when dealing with what can potentially be a stressful situation. Our main point of contact was Kitty, who is wonderful, kind and efficient. I will genuinely miss not talking to her every week. Emma was always there for us when Kitty was out of the office or busy helping others - trouble shooting is her speciality! Then once our sale was agreed (YAY!) our dedicated sales progressor was Debbie (and her cat!) who took all the stress away from us. We are now in our new home and couldn't be happier! Jackson & Co have managed to astound me over the past year with the amount of mistakes they make on a constant basis when it comes to letting flats. These aren't small mistakes either but quite severe and stress inducing such as writing down the wrong moving in date so there are people still living in your flat which you paid over £12,000 for. I was going to write a long review to explain everything wrong with this company but I'll just list their mistakes as there were plenty. - The agent we first met gave bad information when it came to guarantors and about the payments process. It took a few visits to J&C to resolve this. - They told us it would be a 12 month tenancy and produced a tenancy agreement for that length. It was abruptly changed one day as it turned out it was only an 11 month letting. - They made several errors in the tenancy agreement from dates to costs and agreements ETC. We had to spot every one of these and notify them as they never proof read the document. So we had to go over 4 different tenancy agreements before it was right. - Even though the move in date was in the tenancy agreement and was changed twice. They never put that in the system and so on the 28th of September. We tried to move in but found out the previous tenants were still living there. They had to kick them out abruptly then move us into an uncleaned apartment several hours later while the old tenants came back to find things they left behind. All they offered was an apology. - The mattresses were disgusting and the suite bed had rotting food underneath the mattress which attracted bugs. These bugs were also in the bathroom too but they died during the winter. Jackson said they would give us new mattresses but they never did. -It took them over 2 months to return our deposit. The only info they gave us was, they were assessing the cost of repairing the toilet water pressure and the heating. Both were covered in the tenancy agreement anyway. - After 2 months, they returned our deposit of £1269.23. They claimed £496.20 of it. £105.60 of this was added on as a mistake somehow.? They somehow listed out the costs that added to £390.60 but still added an extra 100 by mistake. They can't even do basic math. - They claimed we underpaid them when we paid all our money in August 2019. When asked for evidence on how much they received, they couldn't provide any as it was missing but, there was a sticky note and an invoice (printed on the date we asked about it) stating the missing amount on our file saying we owed money that had been there for months. They hadn't bothered to tell us at any point there was an issue until it came to the deposit. - To add onto this, we paid the exact amount we agreed to on our receipt and tenancy agreement that was signed by us and produced by Jacksons & Co. So we are still confused about this claim and where this missing money has come from but incompetence is their speciality. The only good things about our time with J&C was the cleaning and maintenance services they offered. The people were nice and friendly and did a superb job cleaning the flat. Otherwise, the letting agents range from tolerable to absolutely useless. They will provide false information when you view properties, are unresponsive unless you force the issue repeatedly. The higher up's are uncaring and unfriendly. Tom was at least genuine in his apology for the moving in mistake though, he did try to suggest it wasn't entirely Jackson & Co's fault as the guy managing our tenancy had left the company a few months prior. Do not rent from J&C unless you're desperate. They might be the lesser evil of agencies in Colchester as Saxons is even worse but they're still awful and will require you to have a hands on approach with almost every step in the letting process because they can't do anything themselves. It amazes me how stupid a company can be and still somehow operate as long as Jacksons have.NegativeResponsiveness, Professionalism
