TrustpilotI take my previous review back
I take my previous review back. Unless you can afford to lose 45k on the price of your house. DON'T Waste your time with these people. They get your hopes up and then drop you on your bum from a great height. Now I was willing to lose 20k to get out of my very difficult situation, it would have been worth it. But this isn't a deal it's a mugging.

Hi Lesley, thanks for your review but we did not sell your house and only made you two offers based on what you requested. You contacted us about 26 Cleveland, Bradville, MILTON KEYNES, MK13 7BA and informed us this is a tenanted property, and you wanted a quick sale and you also enquired about our company advancing you £150,000. We advised you that your property would sell for £230K if it was vacant and in good condition but that through our auction, investors would pay less - likely £210,000 due to the condition and the fact that it was tenanted (homeowner occupiers pay on average 10% more than investor being required to buy with tenants in situ). Therefore, after fees, you would be receiving around £200,000 from an investor sale with tenants in situ. You also requested a cash advance of £150,000 to buy another property as you told us you could not wait for the funds from the auction sale. We provide a service to offer a cash advance (unlike all other agents) and our fees are 10-20% of the amount advanced depending on the timescale funds are required. You were therefore offered two options £170,000-185,000 with the cash advance and £210,000 without the cash advance. We are completely transparent with our offers, and we advised you could sell more through an agent if vacant versus our offers through our auction sales - you turned them down which is obviously your choice but the 1* review is completely unfair just because you did not find them high enough?

Hi Claire, thanks for your kind review. We do our best to sell tenanted properties with the tenant remaining in-situ but it is not always possible. We foremost have to get the price the vendor needs and when we do this, but the buyer needs vacant possession we will always help tenants financially and with our contacts to find another property to move into. We appreciate these times can be stressful and do what we can to help. Thanks for working with us and good luck. David (Director) and the NatRes team

National residential were my associates and friend during my flat purchase when seller's solicitors and Freeholder made the transaction sticky. They were always as involved as me in getting the purchase completed. They are polite and professional and mediated effectively when negotiation was needed. David, the director, was directly involved and I appreciated his and the teams hard work.

TrustpilotExcellent Service
Since our first contact with National Residential, we have been given excellent advice and help with the process of selling our house. We were able to speak to a member of staff at all times and received emails and calls throughout the process. We were looked after and it felt as though they cared about us and that we wanted to sell our property and so worked with us. I would highly recommend them.

TrustpilotSelling my house
It took nearly a year to sell the property. But I’ve no complaints to make because it’s not national residential’s fault for the delay. The present Covid situation has delayed everything. I would be happier if I could get a price, but the houses around there are not selling for a good price.I’m happy that the estate agent did whatever was within their means and got the property sold.
Mousumi · 9 October 2020
Agent replied · 11 June 2024
Hi Mousumi, thanks for your kind review. It was a lengthy process started in February before the lockdown. We first sold to a buyer who wanted the tenant to leave (Section 21) but Covid stopped all evictions so we then subsequently sold to a Hong Kong cash buyer who agreed to keep the tenant. There were a few matters to sort with it being a leasehold house and maybe it could have gone through a little sooner. Thanks for working with us and I wish you all the very best. GoogleVery disappointed. Had booked a viewing for the property. Was driving 50 miles there and 50 miles back only to find out that the property is being sold with the tenant and can't be seen.. Does the agency know what do it sell? Would not waste my time again!!!
Alina · 12 June 2023
Agent replied · 11 June 2024
Hi Alina, thanks for your review and we take on your feedback. We specialise in helping landlords sell tenanted properties and as such over 90% of our property listings are tenanted. All our property sales can be viewed (we even pay tenanted to allow viewings unlike any other local agent) and all of them can be purchased with the tenant in situ or they can be purchased vacant. We always strive to find a w-in-win deal with tenant-landlord-purchaser and so long as we get an offer at the price the vendor can accept a deal can always be done.
Notwithstanding this, if you had a wasted trip for any reason which was our responsibility, we would also offer to pay you £25 towards your petrol and travel costs, again unlike any other agent, so please contact us to discuss. Thanks, David (Director)

BTW that comment below with 1star is just an emotional comment and not someone who has experience with auction. Auction properties are always risky.

TrustpilotTHIS IS A SCAM
I WOULD AVOID SELLING YOUR HOUSE WITH NATIONAL RESIDENTIAL , !!!!! CON MEN THEY SELL THE SAME HOUSE 3 TIMES TO MAKE EXTRA COMISSIION . Took £2500 as a deposit for the house I was buying and sold it to someone else. ie prob director buying it . The seller looses out and the buyer (me) has to pay solicitors fees plus £2500) . THIS IS A SCAM AVIOD!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!
G · 1 June 2020
Agent replied · 11 June 2024
Dear Gary, you know that this review is simply incorrect. You agreed to buy a property for £110K and paid a £2500 auction deposit then reduced it to £100K. The seller reluctantly agreed to this. However, on the day completion 27th March you did not pay your funds to your solicitor and when I called you you said "you know what mate I'm pulling out". We had a 24 min conversation and you made it clear that you thought prices would drop 50% with the lockdown and although I said lets see how things go for 3 weeks in case the lockdown eases we also agreed that my responsibility is to resell it for the seller and you agreed for me to do this. We resold it on 6th April to a cash buyer paying £90K and then 6 weeks later when we were about to complete with this new buyer (8 weeks after you pulled out) you suddenly came back to us saying you wanted to complete. We discussed this and your belief that we had agreed to give it 3 weeks (not borne out by the facts plus you called back after 8 weeks) but I still gave you the chance to complete at the original £100K price (we would have had to compensate the new buyer and get agreement from the seller) but then when you learned that we had sold it for £90K you dropped your price to £95K. I said this is not acceptable but agreed to put it to the seller as our existing buyer had not yet exchanged contracts but our seller refused to sell it to you and insisted we proceed with the new buyer. Our terms are clear; if you withdraw or reduce the price you lose your deposit and you did both. Not only that but you delayed 8 weeks coming back to us (our terms to complete are 56 days - you were way beyond that). We have recorded phone calls where you accepted you would lose your deposit but that I said that was your preference. We will deal with your complaint fairly with our complaints manager Rachel but it is clear that you pulled out and then reduced your price and you also delayed way beyond the 56 days. All of these are clear breaches of our auction terms and would risk forfeiting your deposit. Thanks, ,David Director
