David Coughlin at national residential were terrific agents in selling my property. There were some sticking points but they were professional in helping us get through the issues. Great service all round and would recommend.

National Residential handled everything…

National Residential handled everything from start to finish to help me sell my tenanted house. Arranging viewings with the tenant, negotiating with the buyer and recommending a good solicitor and paying a large contribution towards the legal fees. They made the whole process very straight forward and took all of the stress out of the process for me. I would highly recommend their service to anyone looking to sell a property quickly and effortlessly.

I am in the process of trying to buy a property through national residential. From the outset, I have been told story after story after story. The property was sold to me without vacant possession guaranteed. I paid same deposit day, instructed conveyancer. It has been a slow several month long process which we are hopefully nearing the end off. Never again will I buy a property with vacant possession not already on the timeline with notice already served. Hopefully hopefully hopefully fingers crossed completion will be done soon. It has been a hard, hard, hard process trying to sort this out and I have been as quick as I can on my side. If national could respond as to why it has taken soooooooo long to close a "within 28 days sale" in over four months, I would be grateful. Anyway, tip for everyone else, if considering buying a property that's tenanted via national, buckle up and give yourself 6-9 months to get it sorted, also I would not advise paying the deposit till vacant possession is guaranteed (unless you wish to retain the tenants) *** REVISED MY REVIEW to 4 STARS *** Got there in the end, Closed on the property, I still stand by my previous experience, but changed the stars as there can be a light at the end of the tunnel, they are not total sheisters! (Like some companies)

A · 12 June 2020

Agent replied · 11 June 2024

Hi Arun, thanks for your review. Yes, selling tenanted properties is more complicated as some tenants we have to evict, others we pay incentive for them to leave early and some investors are happy to keep tenants. We don't know who at the start of the auction whether we will sell or what type of buyer we will have. When we sell we then manage the situation best we can depending on what the buyer wants. In your case we paid the tenants to leave. It took us 71 days to complete - less than 3 months - far quicker than any eviction process. We are glad it worked out for you in the end. All the best. Two days ago we went to see the property in East London and it was my worst viewing appointment so far. First of all, we thought that the appointment slot is just for us, but turned out that everyone was invited at the same time and people came with their families, so around 10 people were just standing outside and waiting and we all were invited to come in at the same time, which we didn't do and just decided to go one by one ourselves. Once it was our turn and we entered we were so disappointed: there was lots of water on the kitchen floor and mould around the windows, once I opened the door to the back garden there were two big rubbish bins just in front of the exit, upstairs it was smelling so badly and it was so dirty, just looked like abounded property to me. We just didn't know what to say to the agent after he asked "how did you like the property?" Afterwards, I received the text that this property went up for £10.000 more and if I'm happy to bid for even more... I don't know if it just depended on the agent who is running the property like that and can't even tidy up or if this whole agency thinks that it's okay to sell rubbish like that for such money.

Ksenija · 12 June 2020

Agent replied · 11 June 2024

Hi Ksenija, thanks for your review. We sell properties via auction and almost ALL of our viewings are block viewings like with every other auction. We make all this clear in our terms and buyers usually know this. The condition of a property 'is what it is' and all photos and details are online. The reason auction properties are sold cheap is they need a refurbishment. Like with any auction, the bids come in and the price goes up and we sell (hopefully) to the highest bidder. I would advise auctions are not for you - stick with local agents and pay top prices. ALL of our properties are generally sold cheaper than estate agents - it is a different market. Thanks and good luck, David (Director)

I worked with my son to buy a little terraced house in Lancaster that was initially up for auction. We asked about and agreed a buy-it-now price. When it came to the legal part our solicitor realised there was an issue with the freehold that required action by the Land Registry. That took a very long time, though we got there in the end. At every stage National Residential did all they could to try and speed the process up for everyone’s benefit, and negotiated one or two additional concessions along the way, given the long wait. So although it was quite frustrating at times, we felt National Residential did a good job.

We really appreciate you sticking this out and glad we could compensate you and get you a better deal in return. We hope it proves to be a great buy for you. Thanks again, Nat Res team

Did not do their due diligence on a student property they were selling at the back end of 2019. One of the management companies associated with the sale gone into administration and the existing one RMG Living had the worst reviews on trustpilot. The cashflow for the student property was also overinflated and the management costs, and quality understated. I paid 2,500 deposit to National Research after which previously unrevealed information began to reveal itself. It took Herculean effort to get my £2,500 deposit back, with many members of staff questioning my portfolio and experience in property after I revealed the problems with the sale. I opened up a chargeback case against the company because I paid via Visa Debit as the company refused initially to refund my 2,500. in the end Tom the sales retracked and sent me my deposit, due to my arduous resilience, the Director David informed he would intervene but ending up running with his tail in-between his legs as time went on. All in All Tom dropped his resistance and took accountability and at that point I gained respect for him. We left on a good note and I believe National Residential has learnt from this experience and is now doing better moving forward. So I will do business again with the company but every investor carry out extensive due diligence from scratch yourself.

Abraham · 12 June 2020

Agent replied · 11 June 2024

Hi, thanks for your review. Unfortunately we not do the due dilligence that you refer to pre-sale. This type of information is found out by solicitors usually when they order the management pack and do their conveyancing enquiries. Management companies come and go all the time. This is the nature of leasehold sales and the legal status and the wellbeing of management companies is not something estate agents are not required to assess this presale. However, you were proactive and once the issue was identified by yourself your deposit was refunded and you immediately and you therefore incurred no loss. I wish you good luck at purchasing your next deal. Thanks, David (Director)

I had a very pleasant experience with National Residential Estate Agency. They were very quick to respond to my queries via email and they kept me up to date throughout the process of sale of my property. They managed an effective and timely completion despite of the fact that i was living abroad throughout the sale process but they kept in touch with me via emails or on phone which was very useful in successful completion. I would recommend that people should use National Residential to see their properties.

Was promised that I would receive…

Was promised that I would receive offers extremely close to the asking price however this wasn't the case. Best offer received was just under 90% of the asking price and by the time they take off their extortionate fees then it was even lower. After one viewing I came home after a weekend away to find every light had been left on in the property. I came home after another weekend away to find that the front door had been left unlocked! They were very apologetic and I was promised that I would receive compensation however this was never forthcoming

Tom provided absolutely abysmal and…

Tom provided absolutely abysmal and disrespectful service from this company. From KevinLee. In response to my poor review National Residential (NR) eventually recognised that they had erred. Briefly, a lack of communication within NR together with their automated marketing systems, resulted in them persistently contacting me after we had already agreed that NR would NOT market my property. NR then offered me £300 compensation (without obligation) and I accepted. So in conclusion NR have been honest enough to own up to their errors and overall I therefore wish to rate NR's performance as satisfactory.

Kevin · 23 January 2020

Agent replied · 11 June 2024

Hi Kevin, this review is totally unjustified and without merit. We only spoke to you briefly back in June 2019 and were unable to assist you at that time as the sale price you wanted was higher than the Reserve Price, we recommended for an auction sale. So, we did not go any further. All was fine. We then contacted you last weekend on 10th November with a follow up text message asking you if you still needed help selling (we send the same message to 1000's of clients every so often in line with our GDPR policy as their circumstances change and the market also changes) asking if you wanted to discuss us helping you sell again. However, rather than speaking with someone in our team, you simply put this unwarranted review on Trustpilot. Whatever your reasons for doing so you should reconsider this, and it is totally without cause or merit. We pride ourselves on delivering excellence in our service to buyers and sellers and go the extra mile and you should reconsider your review based on your actual substantiated experience. It is not fair you put this on in response to a simple text message and I would ask you to please remove it. I am also very happy to speak to you to see if we can help you in any way. Please call me [personally (David Coughlin - Director), and I will be only too happy to help you anytime.

Happy Customer

There is obviously a risk element when using a modern auction site as there is a chance that you could lose your deposit, if for some reason your circumstances change and your unable to complete. However we had all the confidence in National Residential and the whole process was quick and relatively stress free. We would happily use this company again.

Quick sale... It'll cost you.

Yes they sold the house in the timescale but when using this company there is always a cost. This was initially £9k over 6.5% of the sale price reduced to £7k after arguing. It was initially hinted at £5k so either way it was a lot. Also you are in an auction and you have to see it through otherwise more cost. TIP: read the small print carefully and be sure what you are signing up to. Also national coverage is not there.

Sharon · 26 November 2019

Agent replied · 11 June 2024

Hi Sharon, Alan and DarrenWe received a 1* review from Sharon which in our opinion is totally unreasonable and unwarranted.. I have asked you to review it based on the information below but you have chosen not to.We pride ourselves about delivering the best service possible and being totally transparent. We sold your property at a price agreed at auction and you could have rejected it at the time. Then throughout the completions process we never received a single message from Sharon all the way through to say that with Sharon nor anyone was unhappy with the service we were providing or our fees? Indeed only Darren her brother and co-owner was in contact with us and he was very happy with everything we did. Indeed we busted a gut to deliver on the fastest completion we could. We not only sold in the 28 day timescale but we completed in just 49 days. The original price we signed up for wat £135,000 and as we did not achieve the price we aimed for at auction we sold for £137,000 and you agreed to £130,000. From this fee of £7,000 we paid your legal fees. All the way throughout you were fully informed and agreed. In return for our fee and your agreement we then go above and beyond to deliver the fast completion timescales. Most auctions, such as I-am-Sold charge similar fees so what we are charging is not excessive. It is more expensive than the high street but the high street agents don’t deliver anywhere near the same results. If you want to pay estate agency fees you get estate agency results; ie 30-40% of estate agents sales fall through and their buyers are in chains and don't pay deposits and their completions take 6 months and you could still be on the market this time next year. Whereas with us the buyer paid a deposit and was chain free and completed in 49 days and your dad was moved well before Christmas which is what he wanted . You can't have a Rolls-Royce service for Robin Reliant prices. Not only this but you could have rejected this price and decided to sell with a local estate agent. Instead you agreed to the price and in return we 'delivered what it says on the tin'. I would ask you to consider your review as 1* review as you agreed the price (and you did not have to) and as a result we worked very hard at completing as quickly as possible and we had not complaints at all along the way. Indeed, even on the last day we worked into the evening going the extra mile to get the money in your account on the day, I think the 1* is a bit harsh and I would appreciate it if you would consider amending it to reflect more of the overall service we provided.

Very good and supportive. They kept working with me to find the right buyer. Once the sale was agreed there was continued support through the process to completion. Very good experience with National Residential, never imagined buying our first property on an online auction however the process was straight forward and felt very secure. Any issues that arose mainly due to previous owners/tenants, the team were quick to provide us with an update and possible solutions. We felt the entire process was generally swift and went well.
