GoogleWorks with lettings hub for referencing which didn't bother checking my references with employer being a new company and rejected my application within minutes - agency didn't advise on this practice and won't even refund their part of the agency fee. Wouldn't recommend unless you have the most straightforward application. Unreasonable agency.

Dear Ms Hoey, it is always disappointing when an application for tenancy does not succeed: we share this disappointment as well as we recommend the application to the landlord. Unfortunately for your application the referencing process flagged difficulties for Landlord to proceed including existing tenancy not ending until next February. As tenancies are subject to referencing in our agency and subject to contract under UK Law the application could not proceed
