GoogleWouldn't use them again . Asked about mold in a property and was promised there was none and previous clients didn't have any . Then found out this is the first time they have had this property on the market . Turns out is had mold and sent pictures through and have told them about this issue and they havnt even had the decency to reply . Staff are very rude and would advise anyone not to use this branch .

GoogleDespite multiple requests after having our bid accepted, this agency refused to take the property's advert down and continued to solicit further bids. Ten weeks after having our bid was accepted and near the end of the buying process, an unidentified person suddenly appeared and offered £40,000 above our accepted offer. When we matched it, they suddenly disappeared without offering any more.
In summary, continue to look for other properties until contracts are signed and exchanged.
(Has anyone else experienced anything like this with Sinclair Hammelton? Did the other bidder even exist?)

Hi Steve, thanks for your feedback, we did respond at the time this review was made however did not get a response. As stated at the time we would be more than happy to have you attend the office, where we can provide you proof of the other offer that was recieved, and its timing. It is at our clients discretion whether or not a property is taken off the market or not, in this instance the later offer we recieved was from a buyer that had viewed the property at the same time as you, but had only just managed to secure a chain later down the line. Unfortunately situations like this are unpleasant and distressing, but we are legally bound to put forward any offer recieved to our clients, it is then, ultimately, their decision on which buyer to proceed with. GoogleHad an offer accepted on a property they were selling, was told by the agent that we were the highest bidder and it would be taken off the market. Two weeks later after we were already committed into the sales process another employee calls me up to tell me that a higher bidder (which I had never been told about) had got an offer accepted on their place and now their offer was being accepted. If we’d had known about the higher bid being in place at the start we would have never proceeded, the whole experience was highly unprofessional. Wasted our time and money.

I appreciate that the situation is very disappointing, I have been on the receiving end of a 'gazumping/similar' situation personally so I do understand how frustrating it can be. I completely understand your approach, successive governments have tried and failed to modernise the house buying process, I was duty bound to submit any offer to a client, and ultimately it is their choice as to whom they sell to, I can understand your anger and frustration indeed, from my part I am in the distasteful position of informing people they have lost their purchase - and inevitably people's anger and frustration is passed on, understandably.
By way of an explanation;
We had received a number of offers on the property at the same time as yourself, at the instruction of our client we spoke to all parties and asked for a 'best and final' offer, we explained the process and existance of other offers at this stage, to all involved. We then presented all offers and our client made the decision to accept yours. The 'higher' offer you mention was not at that time in a possition to proceed so it was rejected. We do not as a rule disclose the nature/figure of offers to other parties in the interest of keeping the process as fair as we possibly can.
As you may be aware however, we are legally obliged to put forward any offer we receive to our clients, in this instance the potential buyers that had made the higher offer had subsequently achieved a sale on their property and wanted to re submit their previous offer. We presented this to the client where she made the unfortunate decision to accept it.
Again, I am sorry you feel aggrieved, we do not relish situations like this and do try to discourage instances of 'gazumping' wherever possible. I am however sure that in this instance, we have acted within the ombudsman guidelines and in fairness of all parties, to the best of our ability.

GoogleWe have put an offer on a house in BR2. I have explained the agent that we want to deal with a serious seller only as we have two young children and will have to move our from our flat in couple of months. We wanted to avoid the situation where the seller is pulling out last minute and we will not have time to find somewhere else. The agent words were: '' I got to know my client, he is serious about selling his house, he wont mess you about''. Guess what, after we have done the searches, surveys and had the mortgage approved, the seller has pulled out. We had to find out through our solicitor as Sinclair Hammelton did not even bother to respond to my email. The worst part is that the agent knew already for a while that the seller has changed his mind. I started to be suspicious when I was told to wait for further damp & roof survey results, then he was too busy to take my calls. We will not use Sinclair Hammelton again for buying or selling in the future.

We put in an offer which was accepted on a house that was for sale through Sinclair Hammelton in July 2016. The agents we dealt with were very helpful and in fact we viewed a few houses listed with them.
After our offer was accepted we spent the next two months trying to arrange for a follow-up viewing as we progressed with the sale of our property. We kept being told "there's no rush, just get on with selling yours." Fair enough. Then on the 12th of September, the agent informed us another buyer had come forward and was willing and able to mov quicker. This was without any invitation to us to make a better offer or move quicker. My suspicions of the agent withholding the truth from us was confirmed when I recently discovered the sale was completed on the 3rd of October for a price that was £5k less that was my wife and I had offered. The sale must have already been in progress before the agent told us the truth as three weeks is too little time to complete the sale. Sinclair Hammelton may come across well but as a buyer I simply wouldn't trust them.

Thanks for your feedback Jeff. For the record your offer was accepted subject to you selling your property, and the property was removed from the market . A buyer that had seen the property on the Open Day previously, lost the house they were buying and came back to us with an offer, the offer was £5,000 less than your offer . We are, as agents legally bound to submit all offers to our client, In this instance as you were in a chain and were dependent on selling your property, our clients chose to accept the other offer as the other party were chain free, lived locally and had just lost another property, the buyers were in rented accommodation and had a tight deadline to work towards, hence the transaction was completed quickly. The sale to this party was not in progress until then, furthermore, there was little point in you viewing the property again until such time as your property was very advanced in the sale progress. You were not invited to increase your offer or given the chance to move quicker, as our client wanted the chain free buyer to proceed as there was less chance the sale could go wrong, they were prepared to accept £5,000 less as they wanted to move quickly. I hope this explains the situation fully

After signing the contract, contact from SH was non-existent, constantly let down and messed around, no viewings arranged, and were told our property is worth 50-75K lower than valuations we’ve had from 3 other agents. Now on with another agent and we’ve already had 3 viewings, just 24 hours after first meeting with them for our valuation. Steer clear of SH. Embarrassingly poor excuse for an estate agent.
