Worst people I have ever encountered.

Absolutely the worst, most unprofessional people i have ever had the displeasure of working with. I am a FTB and was trying to purchase a house through Bairstoweves Tamworth. After putting in my offer, I received a phone call the next day to be told to 'get some prosecco!' because my offer had been accepted.I later emailed the estate agent to let her know my broker details and asked for the memorandum of sale, to which I had the manager call me up to say that the vendor had only accepted my offer if I were to go with Bairstoweves in-house mortgage broker. I am aware that I do not legally have to use their broker and stood my ground because they wanted to charge me nearly £700 to use theirs!! I also stated that I had not offered under that basis and was confused as to why that had been put across to the seller in the first place. The agent called me again telling me they had another "higher" offer who was going in for a meeting with their in-house broker that evening and she would call me the next morning to let me know what happens.She did not call me so I emailed again and asked for confirmation that my offer is still accepted. No response at all. I called up to be told by a different agent that my offer had "never been accepted in the first place" and he basically tried to gaslight me into thinking that I was making it up and my offer was only ever received and not accepted. I am so so angry that they have wasted my time, gaslighting me and trying to force me to use their in house broker. There was even a sold sign in front of the house!! So someone is telling huge lies and it's been nothing but stressful- all because they wanted their commission on the broker. Stay away from these unprofessional immoral people at all costs.

I would highly recommend Abbott’s to sell your house. Our property was agreed before the lockdown, but was obviously delayed due to solicitors not working. After, Jade at Abbott’s Basildon branch was fantastic! I live in Spain now so at times it was difficult for me to arrange things from here. To all landlords leave them as soon as you can. These people don't listen to landlords. They done investigate. They only work to pass on cost to landlord. They dont care if the property is damaged or not been looked after. They even done care if tenant is in breach of tenancy agreement.

From the moment an appointment was booked for the viewing of a property Amy Rendell was brilliant even though my first visit was not successful but she managed to find me something else and from that point onwards she continued to give me excellent customer care service during the process of the sale she ensured that my needs were met and much more well done Amy keep the excellent professionalism up . A tenacious bunch that will guide, assist, and drive the processes forward. They had a difficult sell with the property we had, and a few issues with the chain of purchasers too. Me and my partner were moving out together and found the place for us with Abbott's. From day one Peter was a huge help, very friendly and had our best interests at heart. It seemed as though we may had hit a snag regarding our moving in date due to us not having anywhere to go but Peter assured us our preferred moving date would be absolutely fine. Peter delivered on this as we were able to pick up our keys on the date we wished and were very happy to be moving in, I would recommend using Abbott's to friends and family.

I have very positive experience in my dealings with Abbotts Basildon. Thanks to Amy Rendall for her great customer service and always going the extra mile. She does not mind staying late to make sure bookings for viewings are scheduled especially when it is difficult to get through to the vendor. She understands her client's needs an is always willing to work with the customer in achieving this. Very reliable. Mrs Dionne Smith--Best mortgage advicer me and my husband ever meet and believe us we did meet a few. We started to get a mortgage trough an independent one, and guess what? He didn't do anything except a lot of credit score checks, and when he could not do anymore, he advised us to go to his friend which done another few credit checks but still no mortgage, all because my husband is self employed and had a low credit score. By the way, we also lost two houses that we put offers on based on them saying to go ahead with. Then we went to Mrs Dionne Smith. Of course at this point we had lost all confidence. At the first meeting she told us straight that because of the low credit score for my husband she will not be able to do anything. We were disappointed but still appreciate the honesty. She adviced and gave guidance what to do next and asked us to return after 3 months. Both of us were really sad now, but we done as she advice us. Three moths later we returned to her. She explained to us everything that we need to do, what paperwork is required and what is going to happen next, and of course that she will try to get us a mortgage. After everything, we were still great disbelievers but she gave us a lot of confidence and her approach was amazing. We followed her advice and guidance in everything, and now we are living in a beautiful house which we actually got it 10.000 cheaper, also thanks to Mrs Dionne Smith. We will always be very grateful to her and will recomend her to anyone we know. Mrs Dionne Smith is exceptionally good at her job, and an amazing person. Way to go Dionne!!!! 🤗🤩😍.

My family and I cannot thank Dionne enough for making our dream of buying our first house a reality. She has been nothing but a great financial advisor turned friend and supporter. Although our journey has not been straightforward due to circumstances beyond our control, Dionne was always there for us until we got our keys to our new house. My husband and I met Dionne in April this year as we were finding our way into the house property ladder. We had no clue what to do back then as well as no idea wether we were ready to do it. Dionne made us feel welcomed. She spent a lot of time with us discussing our circumstances, the different products out there in the market and which options she believes best fit us. She has so much knowledge and experience as well as passion for helping first-time buyers that we felt so assured even on our first appointment with her. I would like to introduce Amy as me and my wife’s estate agent and we are both so impressed with the service that we received! We were searching for the right estate agent for a couple of years. As a first time buyer, the whole process was daunting, however, Amy could not have made simpler. From the first viewing to the completion, Amy made sure to keep this process very simple and easy. There is one trait I really admire about Amy, she has a tremendous work ethic. Amy had taken the pressure of the process by providing regular, prompt updates and provided good explanations to any queries I had. Amy managed to successfully extract information from a number of parties, as well as inform me of what my next steps were during the whole process. Despite this, she still had to manage expectations with other clients. Another trait I admire about Amy is her creative approach to reaching out to her clients. There were a number of times I had missed Amy’s calls due to work. As an alternative, Amy made a whatsapp group. She wanted to deliver a prompt and efficient service by going above and beyond my normal expectation, even if that meant receiving messages on the whatsapp group on her days off! Moreover, I had a number of silly questions I wanted to ask the vendor, for example, the height of the living room door in metres? However, this did not put Amy off, rather she responded with a very positive attitude. I would without doubt recommend Amy to anyone who is looking to buy or sell their home, or for any queries regarding properties for that matter. I would like to conclude by saying that there is a reason why Amy has won a number of estate agent awards, she is good at what she does and has a very bright future ahead. Poor agency and system

Renting is overall issue in the UK and agencies misuse tenants but this agency is very poor. They never returned my deposit. I lived only for 6 months in apartment and i had to leave because of pandemic stress and this agency not charged me for a month rent but also made me pay council tax for a period i did not live in. I paid council tax twice. Deposit protection also did not help as perhaps it is all business deal. Same agency has treated my friend poorly. Please do not use this agency in Coventry.

Outstanding work by Dionne Smith... Dionne was our broker for our first property. She has dealt with everything for us and helped make things run as smoothly as she could. We've sorted our Mortgage, Home Insurance, Contents Insurance and Income Protection Through Dionne and everything has been faultless. On the whole, Abbotts were good. They valued the property. Marketed the property really well including listening to advice to make changes. The property went under offer within first week or so of being on the market. After that, the agent worked with me in conjunction with the solicitors. Helped to chase them up if ever they were behind. This was useful as there were stages in the process when this was occurring. There were tines when they maybe put too much pressure on legal team without giving them time to act. The property belonged to my late mother; it was my responsibility as the executor to obtain probate in order this sale to complete. As the probate application was taking a long time, I was asked if I would be happy to rent out the property to the buyer until the sale completed. This is actually illegal and I'd encourage agents to know the law. There were also points in the process (,including towards the end) where the agent was suggesting that the buyer was threatening to drop out. This helps no one and seems to be a tactic that agents used to speed up a process. However, in reality, it only affects people's mental health. Especially as I was not the person delaying the process. I'd encourage the agent to think about this when working with other sellers. Unless it is a reality,, its not a hood idea to use this. However, as I said at the beginning, overall, I am happy with the service they provided and I would use them again in the future.

Visited Abbotts few months ago around mid second quarter and came across the Dean Starkey who took the time and actually listened to what we were looking for. Didn't judge, honest from the beginning. Every property he showed us ticked the basic requirements we had asked for. Even though we went for a property not in the location we began our search in, Dean was nothing but an absolute gem. He is honest, patient and remarkable customer service skills. Be honest with him and he will find you properties you are looking for. Of all the agencies I've used, Dean from Abbotts stand out. From the beginning till date, he has been professional, no BS, no sugar coating, time wasting. That's what I asked for and he did not disappoint one bit. Even though we ended up making an offer elsewhere (mainly to do with location) we decided to use Dean's recommended surveyor. We know who we will go to when it's time to sell. It's the people who work there make the brand and Dean upholds those values.

Letting agents from hell - Walsall branch - Joshua Hodgetts

They failed to provide me, the client (and landlord), with a duty of care, they acted in a manner that was deceitful, underhanded and dishonest when finding me tenants, for misleading, omission and lying when providing me information about the prospective tenants because the tenants failed to meet the referencing criteria that I had stated and they failed to divulge this information to me. They just wanted to get their greedy hands on their commission to my detriment. Their actions are in breach of The Property Ombudsman’s Code of Practice for Residential Letting Agents and also the Misrepresentation Act 1967. I have made a formal complaint and plan to take my complaint to the property ombudsman.
