Nice sized rooms, very cozy and comfy. Lisa and Billy absolutely lovely, always up for a chat and to help when needed. Enjoy my time here and nice and close for uni :)

This is my first year staying here but I already have my second rebooked! The staff are so lovely and it's in such an ideal place with public transport into Sunderland and Newcastle nearby and lots of shops
Hi Sky, thank you for your lovely review! We will pass your feedback onto the team and we look forward to you staying with us another year! Kind regards, Xenia Students

Since we have moved in the staff have been so lovely, always happy to help when you need it. The room and facilities are good too. Best place to live as a student.

Lovely accommodation, even lovelier staff. In close proximity to city centre, as well as a 2-minute walk away from Puregym, McDonalds, Lidl and Tesco, the location is ideal for any university student. The rooms are spacious and nicely furnished, the security on site is great and the free car park is an amazing bonus. Not only is this the best (but also cheapest) accommodation I have stayed in, but the reception staff, Lisa and Billy, make the place what it is: welcoming, cheery and warm. Xenia Students really is a home!

Been living here since September ‘22 and haven’t had a problem the whole time, staff are brilliant and super helpful, even going out of their way to set up a holiday party for us before their break. Everything you need is close by and great transport links to both Sunderland and Newcastle city centres with the bus and metro stops being a few minutes away. Brilliant accommodation would 100% recommend

Studios are spacious. St. Peter’s campus is very accessible. Grocery stores, the Metro station and bus stops are all within proximity of All saints. The staff is super kind and they are very helpful.

I would love to recommend this accommodation as the rooms are pretty good sizes and the rent price is better then a lot of city centre accommodations however I can't, for the entire time I've lived here there hasn't been a week where the lift hasn't broken down, one time for 6 days, so if you're handicapped it is quite literally not possible to leave the building without help, there is also almost never anyone at reception even though when there is they are lovely, there are constant fire alarms where the tenants seem to have to call for fire service themselves rather than it being automatic. all in all I most likely would not reccomend.

The worst experience ever! Extremely poor management and very unsafe, took hours to respond when a pipe broke next to my apartment and flooded the entire floor including my room. Had to call the customer service a 100 times and no one came for help even after 6 7 hours of waiting still no body showed up. The management at the accommodation saw what was happening but still did not help at all. I will not be renewing my contract with them! Very disappointing! Do not come to this place! This experience was extremely stressful and as an international student I felt very unsafe and helpless.

EDIT: 21/12/2023 After three months of waiting and me requesting a help of a solicitor, who were ready to take the case to the court, they have aggreed to pay me compensation for late return of the deposit as a pre-court settlement (I am yet to receive it, so I will likely update the review with more info if I actually get it - I have grown to expect anything from this company). Do not hesitate to seek legal protection if you are wronged by this place, as complacency allows them to continue their unlawful practices. Go to Citizen Advice or Justice for Tenants for help. Ridiculous place I would suggest people to avoid at all costs. When I signed the contract, they gave me the wrong bank details, so I could not pay. I contacted them on the same day, but they replied to me only the day before I moved in, threatening me that they won't be able to move me in if the money did not reach their account. Floor was leaking from neighbour's bathroom. Fridge was fixed with something like chewing gum. No security on site at night time, we had a couple of break-ins this year. No notifications when a parcel arrives in your name, meaning that if you are unlucky enough to order something without tracking, you will never know it arrived. I had to press for a couple of my parcels to be looked up, as they are left somewhere and not picked up. There are also some weird agreements with courier services, when parcels, delivered during the weekends, are stored in a “safe place” in the toilets, behind a lock. Ironically, sometimes parcels are just left for the taking near reception, like what happened with my laptop (not the cheapest thing in the world as you can imagine). Anyone could have taken it instead of me. We got fire alarm drills without any prior notice, people were standing in the cold because management received an angry letter from fire department, as people did not evacuate properly. Second time we got a fire drill for management to show the procedure to someone, again, no warning issued. Smoke detectors in the rooms are emitting a clicking sound every hour. Yes, even at night. Imagine someone clapping or flicking their fingers in a small room. They will tell you to get used to it, and smile saying that “there is nothing they can do about it,” even when presented with evidence it can and is switched off by other places. If you are studying in Teesside, they have the same system installed, and, surprise, it does not click at all. Why is this the case? Because Xenia Students have hired a company which does not have software license to adjust the settings, of course they cannot do anything. And then they claim nobody complains about it. Well, you can refer to this review to say that at least one person complained! They are very slow to respond to e-mails, and many times they simply ignore them, not even sending an acknowledgement letter. They go so far as to ignore letters from local MPs. They neglect use of drugs on their property. Ventilation system is connected, so if your neighbour decided that they want to smoke, you will join them even if you do not want to! Lastly, it has been a month since I moved out and they still did not return me my deposit, and do not respond to my e-mails about it. Look up google reviews for Xenia Estates, one of the management companies of this building. They have a whopping 2 stars. Xenia Lettings wiped the slate clean by moving their office from Altrincham and removing all reviews on google. But you can also look up Fortis Student Living, previous name of the company. A lot of nightmare stories. You are not a human here, you are a tool, which is supposed to bring money to whoever invested into this place. I too thought “It can’t be that bad” when I booked a room here. It is bad. Do not repeat my mistake. Do not live here.

My experience at Rede House began with a warm welcome from Nicci Lee, the accommodation manager. She went above and beyond to assist me with the entire onboarding process, making as smooth and stress-free as possible. My studio unit needed a few little replacements and repairs throughout my stay because of typical wear and tear.Neil, the maintenance staff, proved to be incredibly helpful and reliable. He always responded to my demands in a timely and effective manner. Months later, I felt confidence in recommending Rede House to others who were looking for student housing because of my great experience. Once more, Nicci was kind and helpful, helping them through the procedure with ease. All in all, Nicci and Neil at Rede House, together with the entire staff, exceeded all expectations. My stay was unquestionably pleasant since they always gave me outstanding attention and help, swiftly attending to any problems I had. FIVE STARS

Two stars because the facility is okay-ish. Didn't use the building cinema as it was closed all the time, the gym is dirty and unhygiene. Two gentlemen staff are friendly and actually competent, unlike the incompetent manager Nicci. If it weren't for them I'd gladly leave this review at one star. When I moved out she threatened me that my deposit is being deducted because I took out my own mattress. Despite evidence in both video and text being repeatedly shown to her, she insisted that I "must return what wasn't mine". Whilst it's the job of the staff to take note of the inventory, I was willing to provide extra evidence to prove that the mattress is mine. However, whatever reason I tried to convey didn't seem to be acknowledged by her at all. She gave in only when I cited the original email (which again she should have record of) and quoted the tenancy agreement which clearly states that I am right and she was wrong. Still she did not acknowledge the final agreement, but I insisted having that as a mutual written consent as evidence so three emails later I finally got an "OK". Needless to say, absolutely no apologies from her throughout the entire process when she should have handled the situation better instead of blaming the tenant.

It's a place for students above the building, has 3 units below that is the ground floor, but we are occupying the unit 1 as a Charity Organisation Rccg Divine Throne, Middlesbrough. It's a beautiful place just adjacent Middlesbrough council.

AVOID! Avoid this rubbish place for any price. I have lived here for one year and I had the worst experience ever. Frequent fire alarms don’t allow you to sleep. They don’t have a cleaning routine and corridors are dirty. We had hot water issue more than one month causing us limited access to hot water and the manager just gives you “lip service”. It has an absolutely dishonest management and they offer you £250 discount, but they will claim all your £250 deposit for no reason once you check out!! The maintenance is awful, if something happens to your apartment, it will take ages for them to send someone to repair if they do!!! I had the same experience with other branches of Xenia Students Ltd and unfortunately I should say this is not an honest company. If you like your peace of mind, just avoid from here!!!

I had a fantastic stay at Rede House in Middlesbrough! The staff, Nicci, Neil and abby, were incredibly friendly, helpful, and supportive throughout my time there. The accommodation was comfortable, well-maintained, and the team offered prompt assistance and kind support whenever I needed it. The check-in and out process was smooth, and I appreciated the clear communication. I would highly recommend Rede House to anyone looking for a great place to stay in Middlesbrough. Thank you again for a wonderful experience!
