horrible company that only care about money not people's safety, major flooding and no hot water, many break ins and vandalism, front door broken, asking people to move back to damp mouldy rooms. do not come here for your student housing please try and find somewhere else. the management is sending the same response to all reviews about the issues and ignoring everything about constant break ins and police being called to deal with them. DO NOT COME HERE FOR YOUR STUDENT HOUSING!

We're sorry to hear about your experience. We can confirm that alternative solution was actioned while the lack of hot water persisted. We understand this is not ideal for long-term living, but it serves as a temporary solution while we work to restore standards across the building. The delay is not due to procrastination but the lengthy process of obtaining quotes and arranging tasks. The entire Xenia Estate team is working tirelessly to reinstate hot water as soon as possible. Thank you for your understanding.

This is the worst apartment I have ever lived in. The administrator of the apartment is not responsible at all. The apartment has not had hot water for a month, and they always say they are repairing it. I really find it hard to believe that a normal company can repair a boiler for a month without any results. And the front desk of the apartment has disappeared for several weeks. If you have a choice, please do not consider this apartment. I would like to add a few more words to the response regarding the central house below. Firstly, it has been almost two months since the boiler was damaged during maintenance. Boiler is a necessity for residents' survival, and you said you have been working hard to complete the quotation. I don't think it even takes two months to make a boiler out of thin air. Secondly, I simply do not accept your alternative plan. You let us take a shower in the gym, and my religious beliefs do not allow me to expose my naked body in front of others. How can I accept it? In the end.The most important thing is that you have not updated your repair progress in a timely manner. You have never disclosed the quotation contract, repair progress, or purchased parts. Of course, I have reason to believe that you have not taken any action at all. In addition, without any compensation, continuing to require all residents to pay the full renting fee for the two months without hot water has already violated the bottom line of all residents.

Location is exceptional and in the heart of the town centre. Includes all bills an on-site gym, bicycle store, pool table and PS4 in the common room, rooms are equipped with everything you need and has an onsite maintenance team. What more could you want for £200pw?

Begrudgingly leaving a star (because Google doesn't allow 0 star reviews) but also the reception staff deserve recognition for their attitude and approachability. They were patient and understanding, sympathetic of the issues of tenants this negative review is absolutely no slight against these hard working people, rather the shambolic, exploitative company they work for. It is a shame that such nice people work for a shockingly bad rental company who is demonstrably not concerned about anything aside from your money going into their bank. The first issue I experienced during my stay was a roof leak, water leaking through my light fitting, cutting off my lights for often months at a time. Months later at the end of my tenancy this still was unresolved. To compound this flagrant disregard for my living conditions the whole building was without hot water for a month during winter. Upon reviewing other reviews on Google, this has been an issue for years!!! And it STILL remains unresolved!? The sheer arrogance to expect you to live with out the basic necessity of hot running water whilst taking your money and not offering any recompense is absolutely diabolical. I cannot find words strong enough for my displeasure with Xenia as a company. I truly feel sympathy for its employees who are forced to bear responsibility for the immense shortcomings of those in charge of maintaining the living standards of students in Chronicle House. Crooks!

The staff and rooms are very nice but the lift has not worked for a total of more than a week in the 2 months I've lived here, the lift has currently been removed for repairs and even the staff at this location are not getting told the updated timeliness of the repair, we were originally told 7-10 business days but the management hasn't kept anyone updated until today, I complained and basically got a 'sorry there's not much we can do' I am disabled and live on the 4th floor, the way they're handling this doesn't seem very productive to me.

Very poor experience. Didn’t let me in on contract start date, meaning I had to pay £200 for bnb. False advertised rent amount. Now won’t let me have key to let post. Very disappointed. Do not recommend.

Within walking distance of Tescos, Lidl and McDonald’s, 10 minutes from St Peter’s campus and 5 minutes from the metro, it’s in the best location for accessing these places. The studios are spacious, I lived alone and it was enough for one person. Staff are lovely, Lisa made the move-in process so easy, I was slightly nervous but she made sure I had somewhere to go if I needed help and introduced me to other students. There are lots of social opportunities in the common room including game nights and Halloween parties. It’s a very nice place to live.

This accommodation is located in an ideal area next to many shops, the metro and a short walk to St Peters Campus. I had a not so good first year in university accommodation living with other students but this accommodation offers studio rooms at a very affordable price and the rooms themselves are high quality with plenty of space. The receptionist Lisa is very nice to talk to and everyone else that lives here agrees as far as I'm aware. The guy who does maintenance of the accommodation is great too (don't know his name sorry).

Great place to stay, there are loads of shops nearby so it’s really convenient as well as being just up the road from the metro. Staff here are also super helpful and Lisa and Billy are always happy to sort out any issues that they’re able to.

Staying here has been one of the the pleasant experiences I’ve had when it comes to accommodation as a student. The staff are quite dutiful, polite and responsive as well. I’d give an extra 10 ⭐️✨ rating. The environment is also very peaceful

I have lived here for 2 years now and have never had a problem, staff are lovely and always help when I have an issue. I’d like to thank Nicci and Neil for always helping me and just being there if a problem arises. The fire alarm does go off sometimes but it’s student accommodation so it’s to be expected and there are fire wardens in place to ensure residents safety. I have seen the poor reviews and have to disagree with the comments about the staff, personally I have had no issues with my flat so I can’t comment on the issues within other reviews however I have never had an issue. Any faults that I report are always fixed within a day of reporting. I think other tenants have to acknowledge that kindness goes both ways and perhaps the staff have simply had enough of rude tenants.

I’ve lived at Rede House for two years and have had no issues during my stay. The rooms offer great value for the price, especially when compared to other accommodations in Middlesbrough, you get much more space for your money here! Plus, all your bills (water, electricity, etc.) are included, which is a fantastic bargain. The staff are warm and friendly, and they take the time to genuinely engage in conversation with you, rather than just going through the motions of their job. The cleaning staff regularly vacuum the corridors, and parcels can be collected from behind the reception desk. I’ve seen some concerns about parcels being left outside the secure reception door, but this only happens on weekends when staff aren’t available to receive them, and it’s entirely due to the courier, not the accommodation. Otherwise, parcels are securely stored in locked postboxes marked with your room number. If there’s an issue with your room, like a light not working, the staff are quick to respond and assess the problem. In most cases, things are fixed right away unless a part needs to be ordered. Overall, I’ve thoroughly enjoyed my time at Rede House and would highly recommend it to any students looking for a comfortable and affordable place to live
