GoogleI've lived in Xenia 2 consecutive years and throughout both lisa the building manager and Lisa the cleaner have been a pillar of support during my stay.Billy (Whomst handles room repairs) aswell has always been incredibly helpful and friendly .When I had problems in my room those problems were resolved. Lisa (manager) especislly was especially understanding and without her my stay would've been significantly different.
Im incredibly thankful to live in an accomodation ran by such lovely people.
No accomodation is without it's problems , but the staff at Xenia have always provided incredible support

GoogleLisa is a brilliant and very friendly accommodation manager, and so is Billy as the maintenance. Me and my partner have enjoyed our stay because of these two - the building itself is lovely however the bathroom does seem to get very damp and collects mould, gets very damp and cold in there. I would invest in a decent dehumidifier.
There are more positives than negatives though.
Otherwise, the living space in the studio is nice and cosy. The corridors and car park are always kept clean, and not needing to pay for utilities is a huge bonus which keeps us ticking. The company behind the accommodation has recently implemented a car park permit charge, but it isn’t a horrible price and still worth it.
Lisa always prioritises these sorts of issues for us and tries to fix what is in her control. Whether it is lending a piece of equipment, fixing things in your room or just having a canny chat - the both of them have not disappointed us one bit with that and they’re absolutely amazing.
I would fully recommend this accommodation for first/second year university students who may be looking at booking, especially as dual occupation.

GoogleI like staying here compared to my previous student accommodation as nearby amenities like Tesco and Lidl are within walking distance. The metro is also a walk away. The accommodation manager Lisa has also made my stay quite enjoyable and moving in here was easy. She is very kind and accommodating.

GoogleI'm finally writing this review, after a final straw.
Chronicle House has been one of the worst places I've stayed.
I was supposed to move in on the 21st August, but management didn't let the onsite team know, so the room wasn't ready, wasting myself and my family's limited time to find this out.
The room is nice now that my family deep cleaned it - something they shouldn't have had to do - but I moved in without a working microwave, which still hasn't been fixed and is apparently being "quoted by contractors". It's lucky I have an air fryer.
EDIT: This paragraph doesn't apply and was my fault. However, I'm still frustrated given that I needed to ask for the bike lock code. This should be provided to residents with bikes on arrival, not an early hours call.
~And the final straw, the reason I'm writing this review. I need a bike to get to the station for work as I commute. They have decided to lock up and change the bike store lock without any notification to residents.~
This might seem like a small thing, but it was a factor in me being late to a job I need to be at. This is a critical part of my commute.
The incompetence on display from Xenia students is astounding. If you can book anywhere else, I highly recommend you do until they fix these extremely basic problems of communication and maintenance.
EDIT: Now things have been fixed, I'm bumping this to a 3. Though the previous stuff shouldn't have happened, they have managed to fix it.

GoogleIm on my 2nd year at Uni, aswell as my 2nd year at staying at rede house, and honestly I really do love living here, The accommodation manager nicci is incredibly friendly to me all the time, always saying hi when we bump into eachother, or waving at me for across the street when we spot eachother, and all of this makes living here and having issues sorted so much easier. the maintenance man, neil, is absolutely amazing to talk to, incredibly friendly, and rather prompt at getting back to me and fixing any issues that I may have! Ive never been charged for any repairs, as they have only been small, but they usually get sorted within a couple of days.
I face the back of the building, towards the leonardo hotel, and I am often awoken by the sounds of drunks fighting outside of it, or by the sound of the bin men in the morning, but that cant be helped. The window doesn't open very far but thats never been a problem for me. My room is incredibly spacious (more space than I know what to do with) and while the wallpaint in my room is god awful to look at (Lime green) the room is genuinely very cozy and really feels like a 2nd home instead of an "accommodation".
The buildings Washing machines also use curve which is an absolutely God awful company, you have to use an app to use the machines, which is completely broken and barely works, they are HUGELY overpriced, and the dryer doesnt work...at all, you have to run it a couple of times which gets incredibly pricey..and it still ends up wet in the end. Buy a small heated drying rack, only way I can dry my clothes.
Also this year has started off pretty rough compared to last year, So far it feels like we've had more days without Hot water than we have had with, at one point with it lasting around 9 days without. At the one week mark we were offered showers at the leonardo hotel which i mentioned previously, but you have to take a token from reception, which i was not too interested in doing, so I stuck to the cold showers. Also i noticed that in other reviews people mentioned about all the floors having a unique "smell". This is absolutely true, and the smell isnt great either and is rather disgusting, but it wont ever make its way into your room. Thankfully.
Ive yet to use the cinema room unfortunately, but im absolutely dying too cos it looks like itll be great with friends, and Ive used the gym quite a bit, and its great! Some of the equipment is quite old and noisy, and it can be embarrassing when theres other people in there because of the loud noises it makes, but other than that, the facilities here are amazing!
All in all, my stay so far at rede house has been amazing, obviously things can always be improved, but at the moment, I genuinely have nothing of note other than the strange smell in the hallways and The curve washing machines.
nicci and neil are amazing, and ive not seen what people mean in the other negative reviews about them, but they do a great job, the location is more than ideal, my room is great and the facilities are awesome!

GoogleI have stayed in Rede House for 3 years now. Nicci and Neil have been incredibly supportive and welcoming throughout. My room is spacious and comfortable, giving me the opportunity to make it a home away from home. It’s been perfect whilst studying a healthcare course as Teesside by offering longer contracts for those who don’t have prolonged summer holidays. The facilities are great, more than your average student accommodation, including access to gym equipment and social spaces. Access to a shop right below the accommodation is perfect for grabbing your essentials and it is in a prime location.
Like everything, there have been issues along the way, which is to be expected. However, Nicci and Neil have always been speedy to reply and resolve the problems whilst providing appropriate alternatives where needed. I couldn’t ask for any more from the team with there incredible support.
I couldn’t recommend Rede House enough, it’s become my second home and the constant support from the team will be missed when I move on after graduation. Thank you to the team for providing such a great experience!

GoogleVery bad.
Since this year, the heating and hot water have been very unstable and have not been repaired for several months. There were originally two elevators, but one was broken but not repaired. The remaining one also had a problem. I was even trapped in the elevator, which was related to my life safety.
I learned that other residents also have all kinds of problems, such as room leakage and circuit problems, which have not been solved in time.
There are so many problems in this apartment that affect our lives, and we don't get any compensation. This year's accommodation fee has risen compared with last year. I don't know why there are still so many new problems.
I hope Google can add a zero-star option, and I don't even want to give one star. Because I almost died in the elevator.

GoogleI have been living in all saints house for a few years now and I have kept my opinion neutral due to my close relationship to the staff. However as this will be my last year staying at the accommodation I feel the need to keep my opinion honest and transparent.
The second I arrived to my room it was dirty, with mould in certain crevices that I could not clean, broken things, and a terrible bathroom. No matter how much a cleaned, broomed, vacuumed, mopped, and scrubbed the kitchen and bathroom floor it would NOT clean. Over the next two tenancies, the state of the bathroom was starting to affect my mental health. There was mould that took maintanence forever to fix despite it being there since the summer of 2024 when I had left for vacation. It took them summer of 2025 to get rid of it. The shower had mould underneath the plastic lining that I was told I could not move or clean yet they won’t clean themselves which continues to spread mould all over the shower. It got to a point where it began affecting my mental health and I didn’t want to be in the room. This is my last tenancy and I won’t be coming back next year. They told me they would freeze my rent as long as kept booking my room for the following academic year, however from 24/25 to 25/26 it has increased by almost £550 (£7200 to £7800 for a 51 week tenancy). They told us that Sunderland Xenia accommodation would not be affected by the paid parking lot permits that Newcastle Xenia accommodation got last year, but one day we wake up to a sign on the gates about parking lot permits with no heads up or information. Once we finally receive information on it, it turns out tenants need to pay for a parking permit, ON TOP of the insanely expensive accommodation fees. Not only that, circuit laundry is the laundry service in the accommodation and it is also a SCAM. Insanely high prices for washing and drying and it barely dries your clothes. Circuit laundry signed a contract with Xenia where it states they have a limit for washing and drying fees but in the accommodation the prices are past the limit and have increased significantly.
In the end, Xenia are a money hungry company that takes advantage of students, especially international students. They have given contracts late and then punished students for it. They do not clean their rooms, they neglect the rooms, and their students. The only reason I continued to stay was because of its location. The only good thing about the place is the location and I used to say the parking lot was also a great addition but they ruined that by making tenants pay money DESPITE ALREADY PAYING ALMOST £8000 for a small room with broken parts and uncleanable mould and muck.
No matter how I much I might love the staff (because they are amazing people who have helped me so much and been super friendly), I know I can’t continue to lie and keep my opinions to myself especially when Xenia is now increasing the fees so much for STUDENTS. Literal university STUDENTS. It is unfair, a scam, unethical, and disgusting to do this to students. And if you want to dig deeper into Xenia’s dark hole, they had another name and they changed it to Xenia after severe backlash they received from students. To the point there was a facebook group where students shared their horror stories with pictures.
I can only speak on my experience and my experience was enhanced by the staff but slowly worsened as prices significantly increased and the state of the room started to get to me. To the All Saints house staff, I’m sorry for this review but to the Xenia Students staff I hope you read this review and reflect on your behaviour towards students and the gross lack of empathy.

GoogleFirst, to be clear: the staff are great. I’m unsure what the other reviews calling Neil or Nicci rude are about; they’ve been nothing but friendly and helpful since I moved in.
However, this year, it seems that there’s been more days without hot water and heating than with.
Only one or two lifts work, and the lift that does regularly stops working.
When it’s particularly stormy, a number of the rooms leak. This problem is known about and hasn’t been fixed for a number of years.
During the summer, the rooms cook due to the inability to open the windows fully, and due to lack of ventilation through the hallways, opening the door does not help.
There seems to be an abnormally high number of fire alarms in the middle of the night, compared to other student accommodations.
The washing machines use Circuit, who have a notoriously bad app and increasingly expensive machines. Additionally, the dryers do not work well, meaning that drying a single set of clothes (necessary, due to lack of ventilation in the rooms) can often cost you multiple times over.
The internet can run a further cost if you need something approaching fast, or need to connect more than 5 devices. Additionally, connecting some smart home devices can be difficult, and connecting consoles can be a chore. You will need to turn off some privacy and security features to make the WiFi work on these devices, if you can at all.
The area itself isn’t great; you will regularly see drunk or high people fighting outside, aggressive beggars, people getting mugged, etc. To some extent, this is the town itself, and these people are unlikely to cause groups an issue, but the university accommodation has 24 hour security, and you would be safer there, especially if you’re alone (or female). The security in this building appears to consist of a set of painfully slow double doors, which are also occasionally broken. If you needed to get inside quickly, you couldn’t. The occasional dodgy (non-student) person will also try to follow you in.
If others showers clog up, as they often do, you can see water coming in from your roof, or leaking down the hallways. The showers seem very prone to clogging, and easily overflow. You need to be very vigilant while showering, to ensure that you don’t flood your neighbours (the water pressure is quite nice, though).
The cinema room is okay, However, the bulb is past its expiry date, causing both the brightness or resolution to not be great. It can be complicated to figure out, and due to the bulb issues, you probably won’t be wanting to use it for newer movies anyway.
The gym is good, however the running machine has a security flaw that doesn’t allow you to log out of connected accounts; If you connect your Netflix, Spotify or other accounts to this machine, expect this account to still be usable by others, even if you log out of it on your treadmill account.
Sound-wise, if you face the main road, you will notice a nightclub down that road. Surprisingly, you will get used to the nightclub quickly. You will not get used to this road being the centre of the Middlesbrough midnight car rally scene, with it sounding like a gunfight outside at any given nighttime, from the bangs and pops of car exhausts. You will find cars delight in racing down this road for hours, at any time from 9pm-4am.
This is but a short list of a few of the issues you can expect, and covers but a fraction of the day to day problems you may run into living at rede house. I really couldn’t recommend risking it, pick somewhere else.

GoogleHi there,
I am posting this because maybe, just maybe Xenia will start to take me seriously for once. I have been patience for over a year now and jobs have not been done. Rent has gone up get the standard has slipped. It may be a great location and convenient being near the shops and just a walk to the metro but when you are paying a substantial amount of money per week on £130-£180 with £10 to do your washing weekly (this is erroneous). To call this place student friendly is nothing but doltishness and in fact I becoming even less student friendly by the day. Recently residents have been told we will have to pay for parking from September! That’s on top of rents going up and washing prices sky high.
Thankfully we have had supportive staff in Lisa and Billy on site who have done everything they can to reiterate the importance of these jobs such as windows, bathroom mould and cleaning the flat on move in.
Please can those higher up in Xenia stop being so passive and nonchalant to my enquiries please. I have used the online app several times to get jobs done that aren’t only important because I pay good money to reside here but I need these amendments for my health too (mould does not bode well with my asthma).
Thank you

Google5 star for Lisa and Billy. Staff are impeccable and work tirelessly despite difficult working conditions and a lack of support from those high up in Xenia.
I would say 1 star for Xenia as a company and the lack of care it has for its staff and residents.
Billy works so hard to help each and everyone of us with limited time to do things. He tried his upmost best. But the bigger problems are not his or Lisa’s to fix. It is xenias responsibility as a business to ensure all residents are safe. Car park with no gates, my windows haven’t been fitted despite asking several times in the last year and I have asthma too. I have no fan in my bathroom too. They have been “ordered” but no one had come to do it. They put on system have these problems been dealt with. I said no. I spoke to Billy he keeps chasing things up bless him. Can’t ask for anything more from him and Lisa.
Also can Xenia pleasure consider changing the laundry service from circuit to a more student friendly service please? £10 a week to do a wash when the washers barely work is an utter disgrace.
Again, big thanks to Lisa and Billy for putting up with me and my complaints. They have been angels!

GoogleAll Saints House by Xenia Students in Sunderland truly feels like home. Moving here from Sri Lanka, this was my first time renting, and I couldn’t have asked for a better experience.
