Living here is great, issues get solved quickly by Cara the accommodation assistant at the front desk! She is always eager to help no matter the issue wouldn’t know what to do if she wasn't here definitely deserves praise 🫶🏻 …

Terrible. Do not rent from here. If you make a complaint it will not be dealt with for months.

No hot shower in 2 months; parcels never delivered due to poor system of collection; I once forgot my key in the apartment and it took them 11 hours for them to open for me (I asked at 11 a.m. on a Thursday); holes in the wall and one old radiator for a whole room that is constantly freezing; avoid at all cost!

Sadly lots to complain about: No hot water currently, heater has worked a total of one time in the past 5 months, constant fire alarms which has been detrimental to my anxiety, although thankfully this has calmed down, not relevant to Xenia lettings (to do with urban evolution) however they have me the wrong post key when I moved, and my keycard didn’t work after a month and they took around two weeks to actually get back to me on it- so if you choose here, go with Xenia and not urban evolution! The room I moved into was a state, with a grimey micro-oven that I have refused to use as it’s just a bit grim, a gap in one of the windows seal and dirt on all surfaces, this includes drawers, the extractor fan (which was covered in grease) . The shower I moved into was clogged with hair before I moved in and there was a dark stain on the mattress. There were also a lot of scratches, marks and stains on the walls and bathroom floor. Side note but the sink is quite small- but this is just due to the fact it’s a studio room. Also the bathroom has self closing taps which is a bit weird but understandable. Also.. silverfish!! On the positive side, the location is great despite the uphill climb to the centre and the current road closures due to construction, and is very close to the tram stop and bus stops which I find great. Lots of plug sockets and more or less soundproof windows. I wasn’t initially going to write a review on the issues with the building, but the lack of hot water is a big problem that I’m not sure why it hasn’t been dealt with yet. In summary, if you choose to go here, go with Xenia lettings and not any other landlord as I’m sure their tenants are happier than I am with urban evolution.

Since Sept 2023, I have moved into Xenia Students Sunderland now for a good few months and have had next to no issues with the company at all. If I was to be picky with them I would say before moving here communication could be difficult especially when getting in contact with the actual property and not head office. However, once moved in and settled we have had no issues at all. The staff are hard workers and do the best to help you out. On this profile I have reviewed my previous accomodation that I spent my previous 2 years at and can very strongly say this accommodation is far better in a lot of different ways from the experiences I have had.

100% would recommend staying here. The rooms are an amazing size for the price, kitchen and bathroom, lovely common area with a gym and bike lock outside in the patio area. The staff, especially Billy and Lisa, are amazing at what they do and go the extra mile especially if things go wrong in the flat etc they’re on top of it right away to help. There’s a big car park and the WiFi connection is good. There’s loads of shops and takeaway places right on the doorstep or just a few minutes away. There’s buses and metros to Newcastle and Sunderland etc so good travel connections as well. The accommodation is located next to St Peter’s not even a 10 minute walk to get to campus or the bus to the city campus using the university buses for free.

I've lived here for a couple months now and love the location and staff very much. The maintence team is one of the best and really get the job done as soon as you tell them. My complaints would be the lack of after hour services for this complex (but that has nothing to do with the day staff). There is no staff for emergencies & I was once locked out of my apartment for a whole night because there's only one key to your front door and the door immediatly locks the second you close it. I wish there was an alternative/updated locks on the door where you can access it by code or via phone. Also, I wish there was an easier way to pay rent. The only way to pay is direct deposit to the routing and accounting numbers of the complex. For someone like myself (who is an international student) - this was very irritating for the first 3 months I lived here because I hadn't gotten an approved bank account in scotland, and had to pay extra to make an "international" payment to ROH These issues in itself are with the corporate, the complex itself is lovely to be in, super secure, and I love having a washer/dryer room to do laundry.

When I lived there they left us without running water for a whole week, reimbursed us with the equivalent of 2 pints in mini Heineken beers. They overcharged me my last month's rent and it took them 13 weeks to return the money after saying it would take 2-3 business days. An emergency alarm went off in my room and it took them over 24hrs to get someone to fix it. Owners (particularly Gary Lovatt) are unhelpful and unresponsive, will fleece you for every penny they can. Repair men are rude, inappropriate and make you uncomfortable. Common rooms are filthy, projector in movie room didn't even work. They will charge you like £50 to unlock your door if your key doesn't work, even if it's because it expired on their system. Avoid this place, and any Xenia properties, like the plague.

Would have give zero star if it’s an option. Although this accommodation is located in the centre, everything is convenient, nothing is worth for paying to stay in a unfinished room, with old and broken furniture. The reception is always on holiday, problem never gets solved, maintenance request system is a mess, always ignoring your request. No water for a week. Broken and old mattress, furniture were old and never been repaired.

My past year at All Saints Has been great! It's a perfect area to stay in for a student! The local shops are a massive help, Lidl is only a 2 minute walk away from the accommodation entrance! Other shops are local too such as Tesco, B&M and Poundland. The metro line is also a 3 minute walk from the accommodation and from here you can go into Sunderland Centre as well as up to Newcastle! St peters campus is only a 10 minute walk away and City Campus is only a 10 minute metro away too. It really is a great location. The facilities at All Saints are great too. The gym and communal areas are all well maintained and it really does bring as sense of Home away from Home. The staff are also a big part of what makes the accommodation great. Sarah helped me a lot with my moving in last year as it was a last minute decision and made sure I had all the necessary information and helped make the move in process as smooth as possible. This year, Anna has been a huge help with providing information and keeping me up to date with the status of my tenancy from September. Billy always get's on top of every maintenance problem ASAP and keeps you up to date on the status of issues. They are all a huge help and i cannot thank them enough for the past year! The next year will be just as great I'm sure!

No working appliances when moved in. Waited 4 weeks for an oven new stove top (that the previous client broke and ordered in July still hadn’t been dealt with) and extraction fan. Several several break ins due to slow timing motion door - I know it is ideal for moving belongings in but coming home alone after a night out can be dangerous. Homeless people sit outside the building too asking for money and cigarettes. The windows have a double back tint to obviously not show a public view of yourself however it gives the room a dark and grey mood so depressing. Fire alarms go off at least once a week for 45 minutes.which leads to standing outside in the winter waiting for several fire trucks to turn up with there being no fire. Several tatty designs to the room. Carpet was 2 inches short under the radiator. Bathroom floor severely stained and old painting not even covered up in the edges of the walls and behind the radiator. The only thing to praise is the out of hours telephone line are great and come down straight away. But interior staff 9-5 are not the best attentive

Cheap studio uni accommodation. However constantly getting broken into because the front door is motion censored and doesn’t shut for 10 seconds after it opens. Homeless people sit in the door way which can make it scary when returning to your home late at night, between January- May approximately 5 break ins, sometimes they’d get into the cinema room and smash the place up, sometimes they would try to get in other doors by smashing them or cutting the wood. Even when you’re in your flat it doesn’t particularly feel safe, also no peep holes which would make students feel safer in their homes. Fire alarm goes off once a week which then means standing outside in ur dressing gown while it’s winter. Also empire nightclub across the road is very noisy until early hours of the morning. The road it’s self is extremely noisy up until 4/5am with boy racers with loud exhaust showing off.

When my daughter arrived the flat was not the specification she had booked. On top of that it was filthy. Not being the most confident person, my daughter was very tearful about all this. The staff were kind and looked after her while she waited for documents to be completed. They became more motivated to sort out issues when I, a very protective parent, arrived and firmly took control of the situation. While the rooms are big, the finish leaves much to be desired. Rooms are owned by different landlords, hers was uncooperative, refusing to replace a worn out and extremely uncomfortable mattress. The bathroom is old, shabby and falling to bits. The oven has one temperature - mega hot. The whole building is constantly ridiculously hot, even in winter. The common rooms are always messy and dirty. Security is rubbish, the cinema room was trashed multiple times during her 1 year residency. Not the worst place, but definitely not the best

Quite literally the worst place I’ve ever stayed in my life. And I was in care as a child :/ I never really make negative reviews as often I think they are over exaggerated. But genuinely, I would never stay here again. I felt like the staff never cared about any of the students staying here, despite being so kind and friendly before moving in. The wifi is terrible, the TV in my room was so outdated that I couldn’t use Netflix. The drawers were broken and pathetically ‘fixed’ back on so they didn’t even close properly. My heating didn’t work during winter and they took months to fix it despite my consistent emails and phone calls asking for help. They only fixed it when I eventually withheld my rent. They charge you £30+ to come let you back in your flat, even though it can take them over 12 hours to let you back in. The hot water didn’t work for weeks on end. They didn’t care enough to fix this or really sincerely apologise. The rent is insanely high for such terrible service and poor quality rooms. When I moved in, my shower didn’t work because they had taken the parts of my shower (on/off knob) and given it to someone else. They just put the metal casing back on thinking I wouldn’t notice lol. They also took the fuses out of some of my fuse boxes, including the extractor fan above the hobs. They kept ringing to tell me I was in arrears with my rent because I hadn’t paid enough/ on the correct date. However, I had paid £600 per month on the same date as told to by a member of their staff and in email, only to be told that this amount of money was incorrect and that I was supposed to be paying it at the end of the month instead of the start. They forced me to pay twice in the same month meaning I ended up paying £1350 altogether as I had also been told I was underpaying my rent. Finally, they refused to give me access to my mailbox for months and kept promising me a key. At this point I was paying council tax but was told to wait for the letter stating how to pay it (the letter had my tax number on which I needed to set up an account), however I never received the letter because it was in the letterbox that I was unable to access. The receptionist told me that she would hold on to any of my letters and give me them but obviously that never happened. I was fined almost £100 for not paying my tax on time. Honestly this place has made me incredibly stressed and I will never recommend, nor live in a Xenia students building again.

All Saints House is the perfect accommodation for Sunderland Uni Students (or any students in the North East)! The location means that transport is easily accessible (you can be in Newcastle within half an hour of leaving the front door). There are several shops on your doorstep which is so useful. The rooms are spacious, modern and well equipped with furniture. The communal area is fantastic, along with the gym! All communal spaces are always clean. For all holidays, such as Christmas or Chinese New Year, the communal room is transformed to fit the festivity which is lovely! The staff are absolutely quality and make living here feel like home. Sarah, Amy, Billy and Lisa are all incredibly helpful and kind, going above and beyond for the students. They are always there if you need a cuppa and a chat - which is so appreciated (especially for those living far away from home). I would 100% recommend All Saints House.
