I've let my flat with Urban Bubble for 2 years Working directly with Adeeb has been fantastic! He consistently replies on time with clear/factual responses and is always able to give the correct information required whether that be necessary payments/repairs/correspondence with tenants or invoices I cannot recommended him highly enough. Since the beginning of our tenancy, we have been provided with an inaccurate inventory listing, describing the property as having a back garden, despite it being a one-bedroom flat with only a balcony. This discrepancy misrepresented the actual features of the property. Our tenancy was initially scheduled to begin on August 1st, and we were assured we would be able to move in by that date. However, due to an unavailability of a couch, the move-in was delayed until August 8th, leaving us without accommodation during that period, an inconvenience that was not considered. Upon arrival, the flat was not adequately cleaned. The carpet had visible stains, which we raised during the initial viewing, yet no action was taken. The windows were extremely dirty, and a broken mirror was left in the property without removal. During our tenancy, the washing machine broke, and it took several months for the landlord to replace it. As a result, we incurred nearly £400 in laundry expenses, costs we would not have had to bear if the washing machine, included with the property, had been repaired promptly. Given the circumstances, we believe it is fair to request reimbursement for these additional expenses under Loss of Amenity. Although we provided receipts for all laundry expenses, our request for reimbursement was ultimately refused. After vacating the property, the letting agent attempted to charge us for screws in the wall that were present upon our move-in. Additionally, they are seeking to charge us for a broken blind, despite the inspection representative confirming that this would fall under routine maintenance and that we would not be responsible. Overall, the experience highlighted poor management practices and a tendency towards unjustified charges. While the staff were helpful at times, they often appeared unaware of proper procedures and unclear in their responses. I would strongly advise against working with this letting agent.

Never ask these gold diggers to manage anything, they need 3 year of training minimum to realise how to do their job. If you hear the name urban bubble just run. I would be embarrassed to work there… actually feel bad for the staff as their cv will be ruined now after their recent transgressions and manipulation tactics. Never hire anyone who works here as they don’t abide by honesty and ethical principles.

Fraudsters, pressuring directors to sign off on accounts where they've been incompetent and/or moving around money. Hugely mismanage their properties, currently failing to run a spa, leaving parcel rooms open to thieves, no concierge service, all amenities broken, intentionally shutting off bin chutes to increase pressure. Do not use.

Blackmailing the directors of our building by denying us basic services, just so that they'll sign off on accounts that an auditor has said could be fraudulent. Incredibly shitty business practise and illegal in more than a few ways.

Not sure how this company are still allowed to operate, would not be surprised if they end up on a panorama documentary soon. I would avoid any property/building where they are managing it at all costs. They have taken ours into the gutter over the past few years, leading to us giving them notice to terminate their contract. Must be sharing a single braincell between them, no other explanation as to how they can be this incompetent. The 500+ residents here are planning a party as soon as the notice period is up and we have a new, competent management company in place…that’s how bad things have become.

Scammers. We moved into our apartment building as all the fantastic amenities attracted us. Fast forward a few months and these have all been taken away from us due to 'Directors not approving the budget.' We are currently without a pool, steam room, sauna, jacuzzi, cinema room and post room. Currently, the post room door is left open with everyone's packages sat in there. We pay a substantial amount of money for our rent and are getting nothing which we were promised. Also the concierge's have had their hours cut so there is no one on reception, the front door has broken (again) so the building is left unprotected, with the parcel room door wide open which is very safe! Thanks Urban Bubble!

I am a Director of a Management Company in St.Helens. Urbanbubble have been responsible for my development for a number of years. Over the past 12 to 18 months, the standard of service has gone from mediocre to shockingly poor, particularly the performance of the management / senior management team. If you are considering urbanbubble and you want a reference site, you want to see the facts, the evidence that backs up what I’m saying , then ask them to point you in my direction.

In September 2023, my roommate and I rented a 2-bedroom apartment at Axis Tower, with Urbanbubble as the managing company. We vacated the property and completed a cleaning on August 14, 2024. A few days later, we received an inspection report, stating that any deductions would be communicated to us. Our contract clearly stipulates that any deductions will be notified within ten days after moving out, and once an agreement is reached between the landlord and tenants, the refund should be processed within another ten days. However, we received no updates. On October 7, we visited the Urbanbubble office in person. A staff member informed us of a deduction of over £300, leaving us with a refund of £1,511. We agreed to the amount, and she told us that they would process the refund immediately. It seemed they would not have processed the refund had we not visited in person. After returning home, there was no further communication. I sent emails without a response and called, only to be told that they would send a contract to confirm the refund amount. After signing, they assured us the funds would arrive by October 22. However, the money never came. On October 25, I visited the office again. A staff member told me that the account team had miscalculated by £10, meaning we would only receive £1,501. I asked how they planned to address this, and she suggested signing a new contract. I requested that she send the contract in my presence. After a while, she informed me that she had spoken with the account team, and they would proceed with the original contract, so no new contract was necessary. When I asked when I could expect the refund, she mentioned it would be processed last Friday or this Monday. It is now Tuesday, and there has been no update. Upon checking Urbanbubble’s reviews on Google Maps, I found that many others have also experienced delays in receiving their deposit refunds.

AVOID. If you've already made the mistake of renting with Urban Bubble and dealt with their piss-poor 'management' which is well documented in the reviews here, be prepared to appeal through the Tenancy Deposit Scheme or consider other options available to you on departure. It's hard to believe that they're acting in good faith, so don't bother giving them the benefit of the doubt.

Thieves, is that easy, the only reason they have a star from me is because the concierge staff is amazing. Their service charges are beyond belief, 3,7£ per square feet considering we have a cycle area, comunal area, lifts and the concierge staff, I advise everyone staying away from them, even they admit we as residents in the building are not empowered to do anything or have a say into our Annual SC budget. Total BS, avoid at all cost.

Nick is a lovely guy, always has the place clean and fresh in the morning, helps with the parcels and rubbish anytime he sees me. Appreciate the work he puts in to keep the place clean and tidy.

I live in William Sutton Building and it is so well maintained. The hallways and communal areas are kept so clean and smell lovely (i must find out the brand of the cherry disinfectant they use). When something needs fixing it’s sorted very quickly. We have a parcel locker system which is really great for days when we aren’t working from home. Honestly though much of the credit for my review has to go to Nick who does all the handy stuff and maintenance for the building. Nick has helped find my lost parcels , is always around for random questions and goes well above and beyond to make living here pleasant. He often sorts the parcels when delivery companies don’t use the lockers which we really appreciate. Whenever I see him he is cleaning, organising or helping someone! Thanks Nick, we really appreciate you and the work you do for us.

Zero star if it’s possible You either get blocked by the management email or will have a series of different ‘account admins’ to tell you that there’s nothing they can do. At one point they told me one case was fine and there’s no need for me to do any further procedure as in it is resolved then a couple days later I was sent to another firm for this issue yet again and the other firm charges me too????
