TrustpilotTerrible Agency
I had an appalling experience with Truepenny’s Property Consultants. Their severe mismanagement has caused me significant financial and emotional distress.
I gave proper notice under my tenancy’s break clause, found a replacement tenant who passed references, paid fees, and even signed the contract. But Truepenny’s lost the signed paperwork, apologised for it, and then later denied ever receiving it. Because of their incompetence, the replacement tenant withdrew, leaving me unfairly exposed to rent liability for a property I had lawfully vacated.
Despite repeated communication, evidence, and even their own admissions of error, they have refused to take responsibility. Instead, they shifted all the burden onto me, forcing me into legal proceedings.
This agency cannot be trusted with important tenancy matters. If you value professionalism, accountability, and proper handling of your documents, avoid Truepenny’s at all costs. Their negligence has not only cost me thousands of pounds but also months of unnecessary stress.

Alex from Truepennys Dulwich is every cliche of an estate agent, condescending, dismissive, rude, with a superiority about himself, words cannot describe how awful this man is & this is from a phone conversation. If this is how he is on the phone, from an initial phone call, be grateful he didn’t do business with you.

GoogleMariem took over the management of my flat after my property manager left the company. Mariem quickly resolved some of the issues that had been ongoing when she took over. Some significant repair work was needed - Mariem was proactive in dealing with the freeholder, responsive to my calls and always pleasant to deal with. Definitely one of the best property managers I've dealt with!

GoogleA wonderfully personable team, always recognising me on the phone and offering a very friendly service. Special mention to Sophie who was an absolute dream, constantly keeping us updated and helping wherever she could, going the extra mile to make sure things were done in time - we could not have done it without her!!

GoogleTruepenny's have been a solid, reliable lettings agent, finding us a tenant within 36 hours. I recommend them as a very professional, consistent and thorough agent, a great addition to Brockley. Thank you, Sophie Payne and team!

GoogleI can't speak highly enough of the team at Truepenny's for their outstanding service in selling my property. From the very first meeting, they demonstrated professionalism, deep market knowledge, and genuine care. Their communication was consistent and clear throughout the entire process, and they were always on hand to answer questions or offer advice. Having tried many other estate agents in Dulwich over the years, I can confidently say Truepenny's surpasses them all.
They marketed the property brilliantly, attracting strong interest right away, and negotiated an excellent sale price. What impressed me most was how smoothly they managed everything, I felt supported and confident at every stage.
If you're looking for a dedicated, proactive, and trustworthy estate agent, I wholeheartedly recommend Truepenny's. They truly go above and beyond. Huge thanks to Kyley, Connor, and Wallace for getting me to completion.

GoogleHad the most horrendous treatment from Senior Consultant David Caruth. All interactions were blunt and borderline rude, and initially of no consequence to me as it’s the property I was interested in. I came in from Amsterdam especially to view this property, he first asked me “can’t you come earlier” - I offered him several dates and times, and he confirmed 3pm on Monday, today. I arrive at the property, try David on the phone twice - it was off. I phoned the office, his colleague complained that his calendar is not viewable and confirmed he was out. He phoned me back a few minutes later - no apology, no acknowledgement of the error, but full of disrespect and attitude. claiming he never confirmed the appointment and doesn’t have access to the unit. He kept repeating it as if I was hard of hearing or something, argumentatively, claiming it was my fault somehow. If you’re trying to sell your house, you’ll never be able to with David and if you’re trying view a house, don’t bother - you’ll receive abusive treatment from David who will waste your valuable time without consequence! Please avoid Truepennys for your own piece of mind!

GoogleFocus of the organization is heavily on their bottom line and profit. Staff are not responsive and very unprofessional. The tenants are not their priority as long as you can cover your rent at the end of the month. Do very good research before signing a contract with True Penny or you will regret it. I know I did.

GoogleReview for Flat 55, Cavatina Point:
The landlord of this property is the biggest scammer. He sent us fake invoices from a company called “Your London Maintenance.” The company doesn’t even exist. It’s funny how he thinks that the invoices are believable. There’s no way a company can decorate the whole place, remove dumps and furniture, supply a new chair, bed, and all of that at once. If you search for the company, it doesn’t even exist. I’ve attached the invoices so that everyone can see what he did. Moreover, he told the company to write on the invoice that the window cracks are due to the tenant’s fault. I anonymously called the number on the invoice, and they told me that the crack is due to the window being poor quality and has nothing to do with me, as it is an internal crack. Do you truly think we’re four years old?
I was asked to remove my previous review in exchange for support, but I faced even more issues. This has been the most unprofessional company and landlord I've encountered. The landlord and Mariem was a nightmare. I understand that the cost of living crisis is hitting the landlord hard but trying to withhold more than my entire deposit (£3,393) and falsely accused me of damages is not right. Thankfully, the DPS helped me recover my money. It's disheartening to see a landlord in his 50s abuse his position toward someone less than half his age. I’m grateful that my new landlord and my new estate agent is absolutely amazing and is the exact opposite of Truepenny’s.

TrustpilotPlease take your business elsewhere
Was keen to engage them to help to sell my property in SE London. They spent 15 minutes on the phone telling me how superior their service levels are, then failed to send me the one line email they'd promised to send immediately after the call. I waited a day or two, nothing ... sent them an email, ignored ... called and left messages ... nothing. Their customer service is in fact far inferior to the competition, not superior.

GoogleI would like to say a massive thank you to Sophie and everyone else I had to deal with at Truepennys throughout my tenancy .They’ve always been very professional and helpful, every time we had an issue it has been reported and dealt with in no time ,also as we are in a process of buying our first home we’ve been given all the time we need to complete it before we have to move out which makes things so much easier considering how stressful this process is and I very much appreciate that .I would highly recommend them .

TrustpilotUnreasonable deductions and unprofessional behavior
The landlord initially agreed to let us rent the property for £2,300/month, but at the last moment, after we had already prepared to sign, he refused to proceed unless we agreed to pay £2,500/month, leaving us no choice as we were students about to be without a home. We paid a £2,884 deposit to the agency and hired professional cleaners (£200) when moving out. The landlord then brought someone along and claimed it wasn’t clean enough, charging us another £160, even though the issues he pointed out had already existed when we moved in. He assured us at that time that no more deductions would be made and the deposit would be fully returned. Afterward, he blocked me and ignored all contact. Months later, when I pursued the matter legally, he suddenly claimed additional damages for a mirror that was already broken before we moved in, and the agency failed to provide proper check-in photos to protect us.

GoogleWe used Truepenny's Charlton to list our property for sale and chose them after meeting with their branch manager Hayden Ellis.
The team were professional and courteous and provided a good and timely service. They gave us an honest appraisal of our property and a valuation we felt we could trust.
We were pleased to use a local estate agent and felt their knowledge of the local area was a real benefit when receiving enquiries. We would certainly use them again in future!

GoogleI cannot sing the praises of Sophie Payne at Truepenny’s enough. From her attention to detail to her exceptional customer service. Every ask or query was met with promptness and gentle assurance. Sophie took the time out of her own hours on a Friday evening, to carefully guide me through the moving in process. She liaised with the landlord and facilitated the inventory process with great aplomb. What would normally be a rather stressful period was cushioned by Sophie, she kept me abreast of each stage of the lettings process. I am forever grateful.

GoogleValencia is one of the worst consultants I have run into. She is currently the property manager in our flat; she is unresponsive to our emails about repairs, blames us for bringing these issues to light, and will take no accountability for her own actions (or inactions). Our dishwasher and washing machine were not working which we noticed immediately upon entering the flat. We logged these issues on the platform Truepenny’s requested. These issues were then ignored along with our repeated emails. We had no choice but to contact their contractor directly. We were then reprimanded for doing so. Valencia was on holiday so didn’t respond for weeks and then was unapologetic about the fact that nobody helped us in the mean time and proceeded to be super rude and condescending on the phone (shocker!!!). Would not recommend.
