TrustpilotNew home - sold with hole in roof- Harrington Park, Exeter
Don't do it. I am disgusted at the customer service and finish quality. My colleague bought his first home at Harrington Park, Exeter. There is a hole in the roof, fibre hanging off the property, a dent in the door and paint on the handle. Someone called Lauren at Linden is not taking him seriously with the biggest purchase he will ever make in his life. Disgusted. Linden just want his money, not his happiness. A job badly done And you cut down all the mature trees on the edge of the quarry site♻️

TrustpilotExcellent - New Linden Home at Minerva Heights, Chichester
We purchased a new Linden Home at the MINERVA HEIGHTS site near Chichester. We received excellent service from the whole Linden team. The Sales team, Molly and Niall were second to none. They helped and guided us through all the steps in the process with follow up conversations and visits during and after our move, ensuring we were happy and everything was as we wished. They both were on hand and gave helpful advice all along the way. We moved a great distance to be nearer our family and they made it as stress free as possible, we cannot speak highly enough about the journey we experienced with them. Both are friendly and professional and we felt very comfortable and confident in dealing with them. They are a great asset to Linden. In addition, Levi, (Sales Progression Team) was superb at helping us to complete our purchase process, and went above and beyond to ensure we could move in on the date we had all planned, despite the challenges created by a very poor solicitor we used. Site visits during construction were also good and the amount of questions we fired at Paul and Iain during our visits were answered to our satisfaction and if not immediately, were fed back to us from the sales team. Once we moved in, the customer support team, were on hand immediately and were very pro-active in resolving any issues we had on our small snag list. Lewis in particular provided an excellent service, and was really helpful, professional and efficient in ensuring things were completed in a timely manner. He was great at getting the various teams in very quickly, and followed up to ensure all work was carried out as we wanted, and that we were happy with the standard of work and the progress. In addition his colleague, Chris, was also great, and regularly followed up on things, to ensure we knew what items were coming up and when. I would also mention that the various trades provided to do the jobs, were also very friendly and courteous. We were very delighted with the way the whole customer service process was carried out, quickly timely and efficiently. We have bought new-build properties before so we have some idea to compare against and can say that the Linden process was second to none and made the whole experience one of a first class standard. We are very happy in our new Linden home. It’s a beautiful, quality constructed home in keeping with the style of West Sussex houses and in a great location.Thank you to everyone.

TrustpilotWhere is my garden gate TW
Had to chase for a garden gate to be built as it was paid for already when the house was built. The cowboys that TW used was incredible. After the gate was put up, sorry chucked up they left nails, wood clippings, cigarette ends and the best part a hammer. I have a child who is 18 months old. The gate still does not lock correctly so I had to pay extra. This is the sort of crap you have to deal with TW. Aftercare is a shambles and all they say is sorry. Unbelievable.

TrustpilotWorst house builder ever
Worst house builder ever! Take your money and run, they are rude to you take advantage of you. They made a major error with one of our internal walls. It was out by over 100mm, they took no responsibility, told us if we wanted it sorting we better sort it ourself, or if they were to do it then we had to make our own arrangements to move out whilst they did it. We bought a £230000 which should of been an amazing experience they ruined it from start to finish. Why should we have to move out of a perfect home as they say for them to fix their mistake. They can't keep to deadlines and as for sorting snagging in a house it's none existing.

TrustpilotAftercare is a shambles
Been in house since July 21. The house is lovely and TW do build nice houses but the aftercare is a shambles and a disaster. Once they get your money god help you. We have had issues with garden sloping and not been advised of this. Garden gate taking ages to get fitted. Mixer tap we paid for which is still not fitted. Paint on door still not removed. No updates, no refunds back or no compensating all they ever say is sorry. I`ve been in contact with the customer service director and that was a waste of time. Even the builders and contractors are saying its a shambles as no one has a clue what is going on. One guy been building houses for 30 years and he says its the worst site he has ever been on.

TrustpilotConsistently mislead, ignored and dismissed
My husband and I reserved a house last February with a completion date of December or January. It was obvious in late summer the completion date wasn’t going to be met but we kept being told it was realistic and we would be in the house on time. Early October we were told almost overnight of a 3 month delay. This simply doesn’t happen overnight so they could have been honest with us some considerable time beforehand. Since then every build stage we have been told of has been missed and the sales staff seem to struggle to remember the excuses they gave us the last time we spoke to them and continually change their story. If you don’t lie you don’t need a good memory !!! Our site is getting towards the end of the build and other sites clearly have many more people working on them We’re sick of being lied too, ignored and fobbed off - nobody in the NE Division we have dealt with so far has proven to be trustworthy and they have all shown absolutely no consideration for us. We aren’t interested in the usual response that the local team are aware of our unhappiness - they’re already fully aware but simply couldn’t care less as the email my husband received today proved, it didn’t address any of our issues and his calls to the manager were ignored today

TrustpilotAvoid at all costs
Avoid at all costs! Agreed a price on a new build and accepted a part ex offer on my home(under market value). To then be told house we were reserving was now no longer being marketed. Then received a phone call 48hrs later to say house was re available but at a price increase of £10,000 more than agreed. Totally untrustworthy and underhanded.

TrustpilotAwful company - avoid at all costs
Awful company. AVOID AT ALL COSTS!Gave us 6 weeks to exchange via 'smooth move'. We sorted our side, the buyer (arranged via their broker Movewithus and via their appointed agents) lagged a little with the admin so they pulled our sale, and sold immediately to someone else. All without any communication at all before it was too late for us. We are now £1000's out of pocket. Their management is faceless, no communication. Utter money grabbing morons.

TrustpilotWont give money back!
I woudnt ever by a home from them! We reserved a plot back in November, but pulled out as we found out there was a quarry proposed in the next field . They forgot to mention that, and we found out for ourselves. We have been waiting over a month for our refund on the reservation, and had so many delaying tactics from all the sales people. We were meant to have it back in 14 days.Would not recommend! Awful customer service!

TrustpilotKirkletham green site
We purchased our home on the kirkletham green site in Redcar, the sales team (Ben and jack) have been absolutely fab and have tried their hardest to get everything we've asked for. Throughout the building stage we had constant updates and communication, as well as meetings and we were able to have a look around the house before it was full finished (with a hard hat and boots on of course) Once moved we've had a few little snags which is to be expected with a new house, however the sales team and building staff (especially Carl and Liam) have bent over backwards to try and make sure we were both left happy and comfortable. We would definitely recommend this site to friends and family, not only because of the fabulous working team they have on site but because it has such a nice and welcoming feel. Thanks guys

TrustpilotAvoid If Possible!
First time buyer here! Bought my house in June 2019 . . . Sales team were great and really friendly. Super helpful, chatty and built a good relationship with them . . . that's where the positives stop.Linden's quality of workmanship is poor (putting it politely) . . . My house 'feels' like it was a training exercise for a work experience project. I raised over 100 snags of which some are STILL outstanding. As soon as they've got your NHBC survey they essentially wash their hands of you, unless you keep up enough of a fuss. I felt like I had to really fight and work for my snags to be reviewed and rectified. It was knackering. The qualified contractor / site manager should have had higher standards . . . they are the experts after all . . . not me! I feel like there is a lot of responsibility for the new owner to know what is and isn't acceptable without a construction background. So many details around the house were poorly finished! Paint on switches, missing screws, chips and dents in door frames, grout and mortar ALL over the place . . . It really has tarnished my first home buying experience.I don't expect to buy a brand new car with it's wing mirror hanging off, so why is it acceptable to buy a brand new house with all these defects . . . Its now been 2 years with other snags that i've found which are really unacceptable and they've washed their hands of me. I'm now left to fix these issues at my own expense.New homes are always marketed to people as 'Cheaper than buying used' . . . I think not considering the amount of time, energy, stress and own money to try and fix their incompetence.Avoid if possible! But I know with help to buy schemes, people are really restricted to new builds and stock.

TrustpilotTerrible customer service.
Lovely house, but circa 250 snags including 5+ serious leaks that took more than 2 years to resolve. Same story from all of the neighbours. Linden were slow, an inefficient in resolving the issues. They handed the house over basically unfinished, some walls not painted, some plumbing not working - for example they didn't connect the dishwasher so it leaked on first use and ruined multiple kitchen cupboards.

TrustpilotPLEASE READ THIS BEFORE BUYING
PLEASE READ THISLinden Homes are a terrible organisation. I really, really, really wish I had read the reviews before going through part-exchange with them. I am going to go into more detail in the future but I am sorting legal action first and I have been advised not to give details. But basically they kept asking for money from us, we sold our house to them, they sold it to a buyer and then they delayed our new house build. The buyer then pulled out as she needed a house quicker but with the delay from Linden they couldn't wait.Linden continued to ask for money, including getting daily house views whilst we dealt with a new born baby. After the market went quiet they started to withdraw without telling us and our solicitors nothing. They said they needed new paperwork (We and the solicitors provided everything they asked in the first 3 months). After our solicitors proved legally we didn't need the paperwork that was over 20 years old and sorted generations before us, they pulled out without telling us a thing. Our estate agency told us and apologised for how terrible Linden had been, and said that we had been pulled from the market. One month later and they still have not acknowledged us or paid us a penny back to which they said they owe. ABSOLUTE JOKE. Please on your life, don't use LINDEN. Read the reviews here, believe the stories of the people. There are many good alternatives, don't be drawn in.

The customer service is non existent. If you lodge a complaint then they will not speak to you - just send you emails . They ‘forgot’ to put a radiator in 2 of our bedrooms - making the rooms really cold . 18 months in and still waiting - now we’ve been given a date for mid January. Not good enough Linden and your ‘Customer service ‘ team want sacking .

TrustpilotNot honest
Tell you that your house is delayed (a 4 month delay) because of a shortage of materials and labour but start a new site in same region. Mislead you about completion dates and clearly don’t care about customer service once you’ve exchanged. I feel sorry for the frontline staff who can only tell customers what they’re allowed to and have to deal with disappointed customers. All the positive reviews recently seem to be about reserving and the service from the sales team - of course that’s going to be good, that’s how the company gets you to sign on the dotted line.

TrustpilotAVOID freeholders trapped with managements fees
Do not buy a new linden home property or anyThey trap you and sign you up to first port the worst company imaginable to manage cutting the grass They said it was no charge until they completed the whole estate. They then changed that and split the estate in to phases. First port and linden then made up fees one example is the £15000 management fees then another £7000 for the actual cutting of the grass. Totalling £24000 for phase 1 for cutting the grass They do not finish works the estate is a tip, so much mix matched tarmac from shoddy workmanship having to be done then redone Lights don’t work and haven’t since instal Lies lies lies when chasing them blaming anyone they can but not doing the work AVOID at all costs were selling and will never use linden vistry or whatever their name currently is
