Site team and home demo was excellent, couldn't fault it. Some frustration before completion with emails by sales team not being signed with the name so not sure who was replying. Also the process of only having a 10 day notice before the house was ready made the process extremely stressful.

Hi,Until sales process things went smooth. The built quality is not up to the mark. Below are few immediate problem I face in the 2 weeks since I took handover. Overall property finish is very bad. 1. Leak in the on-suite shower unit2. 2 doors not closing3. Property was dirty with mud foot prints in the shed, dust from the drill work on the toilet slabs, floor. Door were full of dust4. Shower was not working5. On-suite sink tap with literally zero water pressure6. Hole in the stairs carpet7. Tile cracked8. House number not installed

TrustpilotGreedy builders,using lazy tradesmen.
I have been in my newbuild for almost 3years and still trying get defects resolved .The problem seems to be that the housing association is trying to get the issues sorted but neither one wants to pay. So I am left with mix matched flooring,and damage to my walls and base boards.

I went to view the Heath Farm properties in Partington. Firstly about 6/7 of the houses all had scaffolding on the fake chimneys on the roofs, when querying this as it doesn’t look good the sales rep said ‘I don’t know I’m here on my own, probably the wind’ - so houses are falling down and you have nothing to say about it. Secondly I wasn’t told any positives at all just that the house will be more expensive than the last phase and you don’t get flooring, white goods or turf, just mud in your back garden and apparently this is normal 🤣 I been to hundreds of new build sites and not one of them didn’t include grass - very bizzare. Show home was freezing and had poor work finishing. The whole thing was strange; no price list at all and no idea what it could be but ready to reserve Feb and asked if I had a deposit? A deposit based off what figure? Also advised people were on a ‘waiting list’ but they did not have to do anything to be on this. All negative and no positive, seems like you can’t give your money away these day. Poor poor experience. Perhaps get sales reps that actually want to sell property.

Poor quality new builds! TW left a brick missing from the back of house, left with live wires underneath a sink with blank face plate covers as not finished the plugs off even though house had been signed off. Sockets in kitchen wired up wrong, would turn on washing machine and it would turn the fridge on. Fan in the kitchen wasn’t connected to switch socket. Loft isn’t vented properly and has loads of condensation with tiny leaks. Bathroom shower has leaked 3 times and 2nd time said was fixed, they left it leaking underneath which caused mold, only noticed after months of leaking, it started coming through the walls. Windows are stiff and do not open properly, had to have a replacement on one of the windows. Smallest bedroom in my house is like an ice box, TW said to check they had done the installation properly would have to smash through the wall. Kitchen tap had to be replaced as washer kept going and tap wouldn’t turn off. Big cracks through the property and chunks of plaster drops off. Would not recommend!

Fantastic customer service from first appointment at show home to move in and after. We were kept up to date about build progress and any questions we had were answered quickly and still are. Our house is lovely - no problems! Oaklands is great too - really feels like part of the village and a good amount or green space around.

We reserved our house in June and were given a completion date of October/November. We expected a lot of delays due to weather and close to Christmas. We were pushed back to November/December but then received our keys on the 24th of November. Super pleased. They’ve always kept us in the loop. Came round straight away to view and put things in motion to correct the minor defects. It was such an easy and smooth journey and made buying our first home so fun and exciting.
