Because of the fact that they engage the disreputable FirstPort as managing agents and won't appoint an alternative then avoid buying a Linden home at all costs.

I really would think twice about getting a home from Linden, I have had an issue with my driveway flooding, to the extent that I have to refrain from parking on the driveway when there is heavy rain since it floods. It has been just under 4 years of getting them to fix it and they still have not sorted it out, what a joke.

If you prefer no follow up after completion, pls go for it! There house was completed more than 2 years ago and the concern of leaning fence was raised at the very beginning, more than 2 years ago. Still no action and nothing has been done. They simply just walk away !

TrustpilotIt could improve by being honest when…
It could improve by being honest when trying to sell houses on a toxic site in Glen Parva. Please ensure that you explain to potential clients that there are now 100s of piles driven into the site to stabilise it. Also tell customers that there is still gas leakage that is supposedly being mitigated. Also explain that the old tip was often unregulated.

Do not buy in Glen Parva. Building on toxic landfill. Bet they will gloss over that one! Planning permission refused repeatedly locally. Finally central government overturned decision. All very dodgy. Feel sorry for people who end up living there.

TrustpilotEstate plans change for the worse after purchase
After selecting a secluded plot close to the edge of the development, the estate plans around our plot have drastically changed from what we were told and shown at the point of sale and customer service are no where to be seen. Over the last few weeks, linden have built a footpath directly in front of our house connecting both ends of the estate, and the foot traffic is now much greater, despite vocal opposition from ourselves and neighbours in our street. They are building a footbridge metres from a neighbours kitchen window, and boldface lied to her when she questioned what they were building as it was not on the original plans. Be very wary of buying a house with this company unless you do not care what they built around you.

Absolutely terrible company. Do not buy from them. The sales team are lovely until you are locked into buying and they couldn’t care less. The mess of the property and amount of snags on handover was terrible. Over 2 years now and still snags outstanding. Customer service is non existent! Recently found out that they have never put insurance in place for the block of plates and never undertook a fire risk assessment, even though we pay a monthly service charge. Stay clear of this company.

We dealt with Beckie in sales and Wil, the site manager at Alderbury. They facilitated our move, couldn’t do enough for us and became part of the Pembroke Gardens community while they were here. 5 stars!!!As with any new build we had a few snagging points and these were dealt with honestly and swiftly while they were on site and once they had left we had communication from the Vistry Office who had a few personnel changes but eventually got things sorted out.

My review is solely based on the experience we had reserving our plot in Gloucester. According to the sales representatives at the estate,the Head Office changed our plot (which was £435 000) to 50% shared ownership without first communicating with the Sales team which was dealing with our case,as we had a already started the process of selling our old/current home with their Part exchange and could only reserve that plot once our house was sold. As compensation they offered us a bigger house ,at the top end of our budget which was (£450 000 incl the additionals we wanted) and agreed to give us the additionals plus the bigger house (which had been already reduced to £450 000 before we had our issue) for £450 000 which would have been enough to get the house plus additionals with the house we initially wanted.To cut the story short we are not getting any additionals or anything else anymore as we didn't mention it before signing for the reservation, which is our fault really as we didn't get the offer written down but rather as word of mouth over the phone. So please if they give you any offers have it in writing and also before signing the reservation, claim all of the offers they offer you for that house or plot. We were not well informed and were just under the impression that we are paying £99 to reserve the plot only.

The best part about buying a home at Pembroke Gardens was dealing with Beckie (sales) and Will (site Manager) who were both very friendly, helpful and efficient. We are finding dealing with Linden's customer service, now that Beckie and Will have left site, a very slow and frustrating process.

As a first-time buyer the team at Pembroke Gardens, Alderbury were absolutely amazing. They understood my ignorance regarding buying a property, and were always there to help me, always answered my calls and my silly questions.Both the sales rep and the site manager were brilliant - I always felt involved and attended to throughout the process, they were so friendly, understanding and engaging.Whilst it was only my first time buying a property, I do feel that the way the team looked after me made it SO much less stressful than it may otherwise have been.The team that looked after me? I can’t fault them at all, and they have my sincerest thanks.

From the beginning our journey was smooth with TW and their staff, clear communication ect. However, since completing and moving in the communication is extremely poor, having been ignored multiple times over email regarding problems I have raised and even when logging things on touch point no reply again or it takes 1-2 months to hear back. They will also try to give a whole BS story on it’s not their problem ect, do not take it! Fight your corner and even go into the office in person to make a point if need be. My front door safety chain broke after 8 months and I was told it’s nothing to do with them…considering we use our back door not our front.. if you have supplied something of poor quality then indeed it is your problem. I do regret buying a new build as parking is such an issue. Some houses are only allocated 1 space to a 2-3 bed house therefore people are parking in visitor spaces leaving no spaces for actual visitors. Believe me when I say once they have your money they do not care!!! It’s a shame really as I love my new community but I’m hearing more and more people are agreeing with my comments.

TrustpilotLeft with a bog for a garden… not been able to enjoy a garden for 2 years!
Ruined our experience of owning our new home… could not use garden for 2 years as it is more like a bog than garden. Grass was just placed over building materials and rubbish from start. Garden died from this and problem with flooding due to no drainage and impermeable clay. Tried to fix but refused to provide proper drainage with connection to mains water exit from property. They just dug a trench which immediately filled with water which didn’t empty because water couldn’t go anywhere and with the impermeable clay it can’t drain into ground. Water just sit there like in a bucket and that is what we have under our grass trenches flooded with water and always will as they wouldn’t connect it to the water mains and exit. So obviously lawn died again and became a bog flooded with water and mud. They then send new landscape company in middle of summer on hottest days and showed them soil is still wet and the slimy bog patches and they come to make immediate decision that the garden died because our dog urinated on it and nothing to do with flooding even though our dog didn’t go on new laid lawn for 5 months and we have photo proof of this and that lawn died from water flooding and no one touched the lawn for 5 months by photos show month by month how it deteriorated and died. What a joke as next door neighbours have dog that has always used the garden as toilet and their garden is absolutely fine. Great professionals they send that didn’t even look at evidence we sent or what the previous landscape company had said which was that the flooding and clay was the problem and cause of lawn dying. I have evidence of all work done and that solutions didn’t work so I got quotes for work to be done properly to fix problem which another home owner with exactly the same issues did. They accepted their quotes and paid them for the work to be done however they have refused to do same for us which is discrimination against us. They refuse to help us any further. I suffer from migraines daily, anxiety and depression which has been escalated by this terrible ordeal for 2 years. They do not care once they take your money!
