I would not advise this company to anyone! For starters they charge you a leg and a foot for a tiny apartment in Aberdeen city!! I was living in Aberdeen city as a student and they were awful. From day one it was doomed. They told us a move in date, and then realized on the second day we were there that they hadn't taken any pictures of the flat and asked if we could move all of our stuff out again so they could take photos. They came into the flat whenever they wanted to for "meetings". They had problems with their accounting team, and on one occasion they just didn't take the rent out of our account (their fault) and then they threatened US with Bailiffs.We had rats. We had issues with staff being incredibly rude. Sometimes they would give us a days notice about viewings, and would were still doing viewing when we were moving out. Still having problems with them now and I moved out a month ago. Taking money from our deposit for items that are still in the flat, and not taking into consideration wear and tear. They sent us an email with a very aggressive video of everything in the flat that was "dirty" when we left (it was spotless), and expecting us to clean the outside of the window (on a 4th floor flat)! This is a letting agency to avoid!

We have had a terrible experience with Grant Property; if I could give it zero stars I would! We put a deposit down on one flat and were in entitled to and were ensured a refund if the offer fell through. This £300 deposit was promised to be returned to us by the end of last week and has still not been refunded one week after withdrawing our offer. On phoning Grant to chase the refund, we were told there was never a request for it to be refunded sent to the finance department and therefore hasn't been actioned to be refunded to us. I would not recommend Grant Property to anyone, especially students such as ourselves as this seems to be a recurring issue of deposits not being returned.

Would advise against going with Grant Property, especially if you are a student. They work only in the interest of themselves and the landlord, not for you. The only thing that they are good at is ripping off their tenants. While our property manager Andrew, was friendly and helpful, the company seemed to suffer from chronic communication difficulties. Even small/inexpensive problems took ages to be addressed, and after many phone calls. Once their maintenance man came to check a problem with our hob, broke it, and then it was left broken for over a month. Large problems took even longer to resolved, or weren't resolved at all. When we arrived, a lot of the furniture (especially the chairs) were broken, yet we were charged for them at the end of our tenancy. Watch out when you get part of your deposit back, as they will take any opportunity to swindle you. Regardless of how well the flat is cleaned when leaving, they will still charge you for cleaning. They will charge you to replace items, but won't actually replace them. General wear and tear, or damage that is totally beyond your control, will be blamed on you and you will be charged. When we signed the lease, we were told to ignore the negative online comments, as they just represented a minority of disgruntled tenants, and that the company had been "rebranded" so we had no need to worry. This was total bollocks! They might have changed their logo, but they have done nothing to address the causes of the negative feedback: not treating their tenants with fairness or respect.

I have had an excellent experience with Grant Property!! If you need them to enquire about something or are having problems with your flat. Just send them an email or phone them and they will answer you promptly and in a friendly manner. Additionally they will send a contractor or any other expert to fix any problems in your flat, such as broken appliances etc. They even send out a reminder when rent is due, which is great as it ensures tenants make sure they have sufficient money in their account. Also the location of the office is amazing, as it is very close to the city centre, thus easy to reach from all corners of the town. If you find a property and it is managed by Grant Property you are going to have a lovely stay in your home!!!

Extremely disappointed. Would never go back. The first impression was really nice and professional, the lady who came with us to show the place was very lovely and things went smoothly with signing the contract. After money started moving and the contract was signed, everything went downhill. Grant Property is incredibly unresponsive to any messages about the rented properties. We reported issues like windows that wouldnt close properly and had to call multiple times with nobody still arriving to fix the issues. Certain employees in the Glasgow office were really rude to us over the phone and not helpful at all. When the contract ended and it came to giving the deposit back, i had to call 15 times before they would send me the information about deposit deductions. They would always say "ill send it now" and this went on for weeks. In the end they asked £80 for some "table wiping" and not emptying the vacuum cleaner (which had not been cleaned before us NOR was cleaning it stated anywhere in the check-out report/cleaning list etc). An absolute joke. Overall Grant Property just seems nice until they get your money. Im still waiting to get my deposit back, it is ridiculous as i moved out three months ago. Such a joke. Would not recommend to anyone ever.

My flat mates and I are coming to the end of our lease with Grant Property and have found our experience overall to be very good. We had some minor issues at the beginning of our tenancy but Grant were very quick at responding to our emails and having the problems fixed. All in all, we are pleased with the service and support provided to us by Grant Property :)

Having dealt with student letting agents all my university life, I was pleasantly surprised by my time at Grant Property. They aren’t perfect, but they do the job. The people that work there are friendly they are easy to contact. If we had a problem, someone would be out to sort it by the next day. They did take a week to fix the dishwasher once, but generally, it was all sorted promptly.My flatmates and I were very happy with our Newington flat and safe to say we’re all pretty sad to leave.

The worst company I have ever dealt with, these people left me to fend for myself when I was a student, when my roof collapsed due to flooding, they left it for months, not doing anything about it, stole thousands of pounds from us, because the 'inside' of the microwave wasn't clean enough. I am still to this day having issues because of this company, I have no idea how they are still going, or how they sleep at night. Notice they have had a name change, it is quite apparent why.

Staff are friendly enough. However, they are unbelievably disorganised! It took them over a month to replace our oven, and I reported that our bathroom light was broken in April, and after countless phone calls for them to fix it a man turned up 3 weeks ago, couldn't fix it and left the cover off with wires exposed in a bathroom where condensation forms on the wires and still they won't get their act together and sort it out. And they've increased the price of this small flat for 3 people from £3180 per person per year to £3492 per person per year. Shocking service, do not get a property with Grant! The best moment though, was when we had a fire safety talk. The women who arrived for the talk said "If the fire extinguisher meter goes in the red, phone us immediately". I glanced at the fire extinguisher after she said this. It was in the red. "Ahhh that'll be fine it's just not up right" It was up right, she obviously just couldn't be bothered with the hassle of replacing it for us. Couldn't make this up.

Do not hire from Grant Properties. Three times in one week, we've had workmen show up unannounced with the keys to the property. A month and a half after moving in they've decided to lay carpet in the property. So after just having settled, we've had to lift all our furniture and equipment. The staff were great until we got the keys, now they're less than useless and have no time to sort issues and are incredibly rude when contacted. Unless you're desperate, do not hire from Grant Properties.

Only wish I could give no stars. They were awful. Charged illegal fees, walked in when they wanted. They advertised a property to be rented out on a room by room basis and just threw people together. This is fine generally but they added people into the flat without any consultation and then when one fled the bloody country, we were told we had to pay that person's rent even though we only paid for our room up until then. They then put the flat up for rent without saying anything and walked in when they wanted and left lights on all over the place. Of COURSE it took forever to even get the deposit back. I have avoided them at all costs this year and I advise people against using them if you can help it.

This is an awful, deceitful company. Me and my girlfriend came from abroad to stay with them when I was studying at the University of Edinburgh, but they totally did everything wrong. Double-charged us for the rent three or four times (lost count to be honest), despite complaints from us every time they did it and promises that they would stop. The boiler was broken when we moved in and temporarily fixed with gaffer tape, but in six months, a new boiler was never installed. The place was dirty when we moved in, but still they wanted money from us when we moved out because they claimed we had not cleaned properly. We had to get extra insurance for the awful furniture they had in the flat - the deposit was not enough for them. When we made phone calls, they were first being nice in a very fake kind of way, but then turned into patronizing twats when we said we were unhappy with something. Save time and money, stay away from Grant Property.

If I could give a 0 on this then I would. Had the worst experience with a letting agency possible around a year ago. They changed what they told us at the beginning of our tenancy about changing leases etc. which we later found out to be completely untrue from their terms and conditions. When this issue was brought up to our property manager, she was down right rude and patronising. The customer service we received was absolutely awful, sometimes you had to call 5 times before anything can be done. My flatmate manually paid for her rent and received an e-mail telling her she forgot to pay every month. They also took money off our deposit for inexplicable reasons. The list goes on...They tend to have properties located at good places for a reasonable price: DO NOT BE DECEIVED BY THIS. It's not worth it - we had a beautiful flat and would still never ever rent from them again.

This is one company that i would not recommend any student to go with, they are rude and unprofessional, they take you for a ride. They let themselves into your flat as they please, the staff are rude abrupt and unhelpful to say the least. They tell and agree to one agreement then alter it to suit them, but forget to tell you about the changes so it costs you more money, had I known about them I would never have gone with them. Its too late for me and my flatmates now but not for you. Poor service at its worst.
