GoogleMy late father had a valuation (and some great advice) from Andrew Cadwallader at Samuel Woods in Ludlow - and when my dad died we chose Andrew from a short list of local agents - not because his recommended marketing price was the highest (it wasn't) but because of all the really useful suggestions and contacts he came up with before we chose an agent, and because he clearly knew the market (and the prices) best. Andrew sold the house successfully, at the price he told us to expect, and his fees were totally transparent and - in my view - good value just in terms of his suggestions on marketing the property, even before the successful outcome. It's only since that I've seen the Google reviews for Andrew and his team - and I can only endorse what others have said: they are honest, prompt and reliable, and I would definitely use them again. They are proof of the value that a well-informed local agent can provide: my advice would be to use them, and to take on board what they say: they are the experts, proven in our case by the result.

GoogleI'm so pleased that I chose Samuel Wood to sell my mother's house. Everything was professionally handled with courtesy from the property valuation until the completion of the house being sold. I was kept fully informed about what was happening with viewings and offers and I got more than the original asking price! What more could you ask for in an Estate Agent, well done!

I rented from them for around 3 years, all pretty standard stuff but when it came to repairs & maintenance they were very slow at getting stuff done and always opted for the cheap/bodge job option wherever possible. I constantly had to chase things up with several emails & calls each time. I reported issues with damp several times and in the end had to just put up with it as no action was being taken. It took 4 weeks & endless calls to get my deposit back and even then it had a large chunk deducted for 'cleaning & garden maintenance' costs despite regular inspections & me having picture evidence of me leaving the property in better condition than when i moved in. I have a feeling this was the landlord pulling a fast one but even so, the estate agent should not allow it. They made it clear to me that any appeal against that would take around 3 months so i didnt bother & was happy when i no longer had to deal with them.

GoogleSamuel Wood were brilliant from the very beginning. They gave us a clear understanding of what our house was worth and the best route to market. When we placed the property with them, they jumped into action and we had interest straight away. The house sold quickly for a good price. Everyone has been a delight to work with, and Lily was extremely helpful and understanding when guiding us through the process of finding our tenant. The lady Lilly with the rental department was probably the worst person to try and get any sort of information from, 2 weeks ago I was apparently accepted for a property for then a few days later telling me I wasn’t, trying to have a normal conversation on the phone is next to impossible as it sounds like the woman is always half asleep, Samuel wood as a company is probably really good but the experience I’ve had with the rental side of it was just terrible, with this situation I was almost left homeless terrible person should not be in that kind of work atall…

From our records I can see that there was a lot of interest in the property you applied for, and I confirm that submitting an application does not imply you are accepted for the property. The notes show that you were reluctant to provide all the details required, which might have allowed the Landlord to consider you, and so the tenancy was not offered to you.
