I can't praise enough the service I receive, and always have received, from Samuel Estates. On this occasion, my Tenancy Agreement was due for renewal. Luke Pegg has been absolutely brilliant. He dealt with the administration from start to finish. He suggested it was the right time to increase the rent and negotiated an increase that was mutually agreeable to my tenants and myself. He kept me informed throughout the process and I haven't had to do a thing but answer a few emails. You might say, that's his job. Yes! But what a difference it makes when dealing with an enthusiastic, polite, thoughtful agent who you don't have to chase, who answers emails promptly and is working conscientiously. It's a pleasure having Luke 'sort me out'.

My heart can't really express how I feel, they say you can only value what you have a great deal when you get it. I have traded with a few other managers desperately and I lost. I have received excellent service from those I have dealt with at Samuel Estates in Streatham. Ryan, and Luke, have been very helpful in mediating any minor issues between me and my tenant, in implementing repairs, and in keeping the accounts in order during my first year as a landlord. Their advice on property-letting matters has also been invaluable.

This is the worst agency I have ever dealt with in my life. They are a scam avoid this agency at all costs. 15 QUICK ROAD : I always paid the rent on time in full, for a mouldy flat ! Beware of them they are still ignoring this issue. , they served me with a section notice 21 telling me I need to vacate the property… they then trick me and try to take all my deposit for rent… when the notice says on or before this date. They served me with a notice and told me I need to leave. This does not make sense at all to me , the landlord already had a tenant but they want to serve notice without permission and without informing the landlord I believe. Landlords beware of them they will leave your property empty how can you trust them? They constantly threatened and harassed me , abuse of position . They are seriously unprofessional and corrupt. When it is time for inventory / check out , this agency has really bad reputation for this really dodgy and like to scam you out of your money. They are trying to charge me over £200 for a small chip in the bathroom basin that was already there before I moved in! Also £150 for cutting the grass which was not long at all ,the day I moved in the grass and weeds were overgrown In the garden . The inventory company and the agency I believe work together and submit a false report. LANDLORD’S DON’T trust this agency they won’t care about your property really unprofessional avoid them tenants and landlords. Sw19 1ez ,15 quicks road is mouldy flat and in the garden there is a big sewage manhole which always gets blocked in the summer, do not be too excited to enjoy the garden as always smells of sewage. Firstly, regarding the mould in the flat you occupied, we have no record of this being reported to us until after you vacated the property. If it had been brought to our attention, it would have been addressed in a timely manner, as outlined in our Tenancy Agreements. As soon as the issue was brought to our attention, we immediately addressed it. Unfortunately, we have no control over Thames Water sewage lines. Our internal records indicate we promptly arranged the necessary inspections and remedial measures. We 100% understand how impactful this would have been on your tenancy and enjoyment of the garden. We assure you that we did everything in our means to help. Regarding the Section 21 notices. We are regulated and thus take the legal compliance requirements very seriously. We always act on behalf of our client landlords when serving Section 21 notices. As for your concerns about the agency's communication with the landlord, we assure you that we maintain open and transparent lines of communication with all parties involved. We always aim to ensure a smooth and mutually beneficial relationship between landlords and tenants. We engage independent and reputable inventory companies to conduct thorough property inspections regarding the inventory and check-out process. These companies follow strict guidelines and protocols to ensure fairness and accuracy. Your deposit (as with all Samuel Estates’ tenants) is registered with the Tenancy Dispute Service (TDS), and we have advised you that you can lodge a dispute with them directly. The TDS are committed to resolving such disputes fairly and transparently. Please note that there is no financial benefit to the agent when there is a dispute regarding deductions from a tenant’s deposit, so we can assure you there was no ‘trickery’ involved; however, you might feel about this. The negative review appears to be a fabricated account that stems from dissatisfaction with the decision not to allow additional persons to move into the flat. While I am not obligated to justify my judgment, the tenant has taken it personally and resorted to public slander. Nevertheless, such behaviour is quite disappointing. They have proven to be efficient, honest, and trustworthy and came highly recommended by long-standing friends who have had a smooth experience with them for over a decade. Illegal Gas Supply, Sewage Issues, Unauthorized Entry, Leaking Ceiling and Rude Staff If you are thinking of renting a property through Samuel Estates - I can only encourage you to look elsewhere. I have been in my property for less than 5 months and since that time: - The gas supply was shut off leaving me without heating and hot water as the supply to the property was found to be illegal and unsafe. - The property was entered without permission from the landlord's team. - Raw sewage issues leaving the driveway covered for days. - A leaking ceiling, leading water to enter the property. - Months to find out and set up utilities. - Asked to take out insurance on the landlord's behalf. - Broken fridge. - 2 Months to fix entry system issues. And the list goes on. I rented a “newly” refurbished property from Samuel Estates back in December and since then issues have not ended. The most shocking being when chasing Samuel Estates to let me know who my utility providers are months after moving in, my gas supply and next doors being shut off without notice by the gas network - as it was an illegal and unsafe supply. Leaving the property without heating and hot water. Where Samuel Estates only solution was to find short term accommodation at our own cost or ending the tenancy. They did the bare minimum they could in the situation. I approached Samuel Estates with solutions to get hot water back into the property which was when my property manager Luisa continued to raise her voice down the phone yelling “oh my god” and demonstrating a clear lack of professionalism and inadequacy in dealing with the situation - or having to support further than the absolute minimum they could do. Samuel Estates conveyed they saw a kettle and a bath as a suitable source of hot water and when talking to another property manager Steve my complaint was minimized when being told “well i grew up in a house without hot water”. Only when Lewsisham council stepped in informing Samuel Estates and the landlord that this issue would warrant likely legal action did the approach change. I have had to continually chase Samuel Estates for responses to emails and issues. Even when raising a formal complaint about the conduct of their staff and the property being entered without my knowledge, my email went unanswered for two weeks. I again had to chase to even get a response to this. I am informed that each property manager deals with over 150 properties each. Which goes some way to explaining the below then satisfactory service. But it is clear to me Samuel Estates have an incredibly poor systemic attitude towards tenants and have little ability in taking issues seriously and handling them professionally and maturely when they arise . When raising an issue on the phone, Luisa, my property manager laughed down the phone. Leading me to ask for the matter and her conduct to remain professional. If you are thinking of dealing with Samuel Estates I would recommend setting your expectations very low to avoid disappointment. The above is only a very small account into the enormity of failings I have experienced and continue to experience.

Samuel Estates, Amber Shelley and Jade Moeller in particular, were fantastic in making the move-in process super smooth and stress-free. In the current housing crisis, the level service and humanity was refreshing. Further, at every step they were systematic and transparent.

We rented our first property through Samuel Estates. Stefano was amazingly helpful through the whole process and really went above and beyond to ensure we had an easy experience. He answered all our questions and provided an excellent service for us!

Samuel Estates were very communicative, professional and accommodating throughout our move back to London. Stefano, Louisa and all the team were and continue to be a pleasure to deal with. 1 month update. I wrote the above in good faith (because they asked me to), not knowing the agency very well. I’m sorry to say that I no longer feel the same. We have had numerous issues with our accommodation which Samuel Estates have been very slow to respond to. The paint job done on the flat was the laziest and worst I’ve seen leaving horribly strong fumes that are still lingering. The windows are sealed so we can’t even ventilate. This is particularly unpleasant in the kitchen where there is not even an extractor fan. The flat is unsafe because there are not proper locks on the front and garden entrances which we were promised would be replaced or fixed. Samuel Estates needs to up it’s game if they want to receive positive reviews here.

Can’t recommend this local agent highly enough given its exceptional and personal service. Over the 15 years of owning a property in Colliers Wood with a number of lettings & managing agents, Samuel Estates have provided the gold standard in service. Their property management division has impressed me with (but not limited to) detailed assessments of works required, sensible consideration of cost, regular updates and on-site checks, and a clear mission to provide the best outcome for landlords. Here I’d mention Jade Moeller in particular. The Lettings department has also been extremely thorough and effective in ensuring that quality tenants are found, providing sound advice and market insights. It feels like a genuine partnership rather than a rush to get tenants in, in order to start earning commission fees. Nothing beats a local agent with a local focus - moving my property to their care has been the best decision I’ve made as a landlord.
